SORRY, THIS PROPERTY HAS BEEN SOLD!
The Tracts at Chalk Bluff represent possibly the best recreational acreage that you will ever find (plus they are buildable). These “Off-Grid” tracts are located just down the road from the famous Chalk Bluff which overlooks the very popular Jack’s Fork River. The Jack’s Fork River is surrounded by thousands of acres of land within the Ozark National Scenic Riverways. This particular tract also DIRECTLY BORDERS the Rocky Creek Conservation Area which gives you immediate access into THOUSANDS of acres of public land for additional hunting and recreation!
In aerial photo above we are looking north and the truck is parked at the start of the private driveway which takes you back to the large cleared area on the property. Behind the property (and to the right) you can see part of the Rocky Creek COnservation Area which directly borders this property.
In addition to being close to the Ozark National Scenic Riverways (and the Jack’s Fork River), the east side of this small, private development directly borders the Rocky Creek Conservation Area which gives you several thousand MORE acres of available land for hunting, camping, trail riding and recreation! This tract (Tract 12) is one of the few tracts with DIRECT frontage on the Conservation Area. The white line on the map above shows the approximate location of the private driveway and cleared site on the property.
The map above is an aerial map showing how the property is situated. Just to the west you will find Chalk Bluff, the Jack’s Fork River and the Ozark National Scenic Riverways. Just to the east you will find the Rocky Creek Conservation Area (which directly borders the tract). Tract 12 at Chalk Bluff is 10.35 acres in size. It borders the gravel easement road along its south side and the Rocky Creek Conservation Area along its east side.
The sales price on this special 10.35 acre tract is $49,500. With a $1,500 down payment the monthly payments will be $461.82.
With your $1,500 down payment you will automatically get our reduced annual interest rate of 7 3/4% and the payment will be 461.82 a month. With a $2,500 down payment the annual interest rate drops to 6 3/4% and the payment drops to $425.91 a month. With a $5,000 down payment the annual interest rate drops to 5 3/4% and the payment drops to $379.54 a month. These payments are all based on about a 15 year payment schedule. Property taxes will only be about $120 a year and are already included in the payment amount. There are NO prepayment penalties and NO hidden fees.
PLEASE NOTE that you have a full 12 months to ADD to your down payment in order to reduce your interest rate and payment amount! We want ALL of our buyers to have the opportunity to achieve the LOWEST POSSIBLE interest rate and payment amount!
ALSO, if you decide to pay off your property (your loan to us) at any time within the next 5 years you will get a 10% DISCOUNT off of the purchase price of the property. On this tract, that would save you $4,950 for an early payoff!
The Tracts at Chalk Bluff are Off-Grid so plan on “unplugging” and “unwinding” while you use your acreage. Cell phone service seems fairly in most areas here (we have Verizon, although others probably work) and we do have good wi-fi signal in our vehicles. Get “off-grid” while still staying in touch with the rest of the world!
In the aerial photo above you can see part of the cleared site on Tract 12. The site is totally out of view of the gravel road which makes for a very private setting.
Access into the Tracts at Chalk Bluff is via several miles of gravel roads (bring your truck or suv). The gravel road runs through the tracts and then runs past the actual “Chalk Bluff” on its way toward the Jacks Fork River.
This property has multiple locations that might be excellent for building and camping sites. This tract (and all the tracts at Chalk Bluff) were logged several years ago but there are thousands or trees still on the property (as you can see in the recent videos in this listing).
This area is VERY well known for hunting, especially for deer and turkey. You will almost certainly see deer and turkey on your private tract, and for additional hunting you can check out the Rocky Creek Conservation Area which is just to the east (you drive right through it on your way to the property).
The Interactive Map (below) is a great way to get familiar with the area and with the property:

The topo map above shows how Tract 12 at Chalk Bluff is situated. The property is accessed via the gravel road (shown in purple) which borders the entire southwest side of the property. The property is basically level along its entire southwest side and it slopes down on its northeast side toward the creek bed. The creek bed is seasonal so it would only have water in it at certain times throughout the year or after it has been raining BUT it provides you with an excellent source of gravel and rock for building and landscaping projects!
In the video below we explore the property from the air, with our drone:
In the next video, we explore the property on foot:
In this last video, we use the MapRight interactive map to explore the property and the area:
In the photo above you can see some of the pine trees in the clearing on the property.
Feel free to check out the property and explore the area. If you are coming from the west (through Springfield, MO) just go east on Highway 60 to the town of Birch Tree. Go about 5 miles to the east, past Birch Tree, and then go north onto Highway E. Now go about 10 miles on Highway E and then go west on County Road 412, which is a gravel road. If you get to Highway 106 then you went a little too far on Highway E. Once you are on County Road 412 you will go about 6-7 miles until you get to the Tracts at Chalk Bluff. The last 3-4 miles of gravel roads are Forest Service roads and you will need to drive fairly slowly.
MapRight will be very helpful when you come to view the property but please do watch the short video on our F.A.Q. page that explains how to use MapRight with the interactive map within this listing page.
The map above will be helpful when you drive out to the property (although it would be best to have all of the maps/directions as well as the MapRight app).
In the photo above we are looking at the gate which is on the private driveway into the property. The gate is actually set back quite a ways from the gravel road giving you more than enough room to pull off of the road with a truck and trailer before opening your gate. The gate is not locked but since it is on your private driveway you could certainly lock it if you choose to do so.
All of the Tracts at Chalk Bluff are subject to the 6 basic restrictions as shown on our website (no mobile homes, etc.). Homes or cabins built on the property must have a minimum concrete foundation size of 600 square feet (a simple 20 X 30 cabin would meet this requirement).
Also please note that timber with a stump diameter larger than 8 inches may not be cut, sold or removed until the property has been paid for in full (we can give written exceptions for creating building sites and driveways).
The map above shows the tracts at Chalk Bluff and the Jack’s Fork River, as well as the Ozark National Scenic Riverways which is shown outlined in green (it’s a cool map but it is probably not too helpful as a road map, since it only shows paved roads). The Jack’s Fork River runs northeast through the town of Eminence and then connects with the Current River. People drive from all over the country to visit this amazing area!
