SORRY, THIS PROPERTY HAS BEEN SOLD!
Large 10.76 acre tract loaded with deer and turkey near Chalk Bluff and the Jack’s Fork River in Shannon County, Missouri.
This “Off-Grid” tract is located just down the road from the famous Chalk Bluff which overlooks the very popular Jack’s Fork River. The Jack’s Fork River is surrounded by thousands of acres of land within the Ozark National Scenic Riverways. The land within the National Scenic Riverways can be used by the public for access to the Jack’s Fork River. Also within the immediate area you will find the Rocky Creek Conservation Area which gives you over 3,000 acres of additional land for hunting, camping, recreation and trail riding (about a mile east of the property).
In the aerial photo above we are looking northwesterly over the property. On the right side of the photo you can see the gravel road which borders the east side of the property (land is on the left side of the road). In the distance you can see the Jack’s Fork River and the actual “Chalk Bluff”. The property is level on its north side and slopes down (steeply) as you move to the south (which you can see toward the bottom of the photo). The west side of the property joins the “Ozarks National Scenic Riverways” which surrounds the Jack’s Fork River (see the maps in this listing for more information on that).
The map above shows how the property is situated (the 10.76 acres is outlined in red toward the lower left side of the map). About 1/4 mile to the west you will find Chalk Bluff and Jack’s Fork River. About a mile to the east you will find the Rocky Creek Conservation Area (the shaded blue area on the lower section of the map).
The sales price on this 10.76 acres is $54,500. With your $1,500 down payment you will automatically get our reduced annual interest rate of 7 3/4% and the monthly payment will be $508.88.
With a $2,500 down payment the annual interest rate drops to 6 3/4% and the payment drops to $470.16 a month. With a $5,000 down payment the annual interest rate drops to 5 3/4% and the payment drops to $421.06 a month. These payments are all based on about a 15 year payment schedule. Property taxes will only be about $120 a year and are already included in the payment amount. There are NO prepayment penalties and NO hidden fees.
PLEASE NOTE that you have a full 12 months to ADD to your down payment in order to reduce your interest rate and payment amount! We want ALL of our buyers to have the opportunity to achieve the LOWEST POSSIBLE interest rate and payment amount!
ALSO, if you decide to pay off your property (your loan to us) at any time within the next 5 years you will get a 10% DISCOUNT off of the purchase price of the property. On this tract, that would save you $5,450 for an early payoff!
The Tracts at Chalk Bluff are Off-Grid so plan on “unplugging” and “unwinding” while you use your acreage. The recreational opportunities are amazing with large deer and turkey and also many types of fish in the river.
In the aerial photo above we are looking southerly from over the north side of the property. There appears to be a fairly large level area on the north side of the property. The property slopes down as you go south and southwest and there is a tiny creek bordering the southwest side of the property. In the photo above the tiny creek would be at the very bottom of the valley in the middle of the photo. Off to the right you can see the Jack’s Fork River which is near the property.
You will find numerous types of trees including pine, red oak, white oak and hickory (just to name a few).
Access into the Tracts at Chalk Bluff is via several miles of gravel roads. You will want to drive a four wheel drive truck or SUV to these private tracts.
This property has several locations that might be suitable for creating a site for camping or potentially building an off-grid cabin. This tract (and all the tracts at Chalk Bluff) were logged a few years ago. This particular tract appears to have been logged on the north side (but not clear cut) but we found a large amount of mature timber on the middle and south side of the property.
This area is VERY well known for hunting, especially for deer and turkey. You will almost certainly see deer and turkey on your private tract, and for additional hunting you can check out the Rocky Creek Conservation Area which is just a mile to the east and gives you over 3,000 acres of additional land for hunting and recreation!

The topo map below shows how the property is situated:
As the map above shows, the property is basically level on its north end. This would likely be the area where you would want to put your campsite or cabin if you wanted a large level yard. As you head southerly from there, the property slopes down steeply (probably with a bluff toward the southwest side). There is a tiny creek which borders the southwest side of the property. Our guys have gone down to the creek bed at least twice and they said it had water in it both times (but is probably still not a “year around” creek). You can expect to have some very nice views to the south from this property. The “purple shaded area” which borders the west side of the property is the “Ozark National Scenic Riverways” which gives access to the Jack’s Fork River.

In the photo above we are facing south on the gravel road with the land on the right.
Feel free to check out the property and explore the area. If you are coming from the west (through Springfield, Missouri) just go east on Highway 60 to the town of Birch Tree. Go about 5 miles to the east, past Birch Tree, and then go north onto Highway E. Now go about 10 miles on Highway E and then go west on County Road 412, which is a gravel road. If you get to Highway 106 then you went a little too far on Highway E. Once you are on County Road 412 you will go about 6-7 miles until you get to the Tracts at Chalk Bluff. The last 3-4 miles of gravel roads are Forest Service roads and you will need to drive fairly slowly.
This property is surveyed with the corners marked and is 10.76 acres in size.
Nice tract for hunting, camping, recreation and possibly building an “off-grid” cabin.
All of the Tracts at Chalk Bluff are subject to the 6 basic Property Covenants as shown on our website (no mobile homes, etc.). Homes or cabins built on the property must have a minimum concrete foundation size of 600 square feet (a simple 20 X 30 cabin would meet this requirement).
Also please note that timber with a stump diameter larger than 8 inches may not be cut, sold or removed until the property has been paid for in full (we can often give written exceptions for creating building sites and driveways).
In the photo above we are checking out one of the potential areas for a camping site or a building site on the north side of the property.
