This large acreage has been leased out for several years and is now available for sale! 10.73 surveyed acres at “The Tracts at Chalk Bluff” in Shannon County, Missouri.
Not only is this rare tract about 1/4 mile from the famous Jack’s Fork River, it is even closer to the National Scenic Riverways (which gives access to the river). This special tract borders a small creek along its southern boundary and we recently discovered that directly across the small creek is a large tract of Public Land! That means you can go directly from your private acreage into the Public Land for additional hunting, hiking and recreation.
The aerial photo above shows the little creek that borders the south end of the property for about 700 feet. Although it is most likely a “wet-weather creek” it seems to have water in it every time we get the drone close enough to snap a photo.
The aerial map above shows how this special property is situated. It borders the gravel easement road for about 410 feet along its entire north side and it borders the creek for about 705 feet along its entire south side. On the other side of the creek is a huge tract of Public Land which can generally be used for additional hunting and recreation.
The property is the highest on its north side (by the easement road). As you move southerly it starts to slope down quickly toward the creek and then appears to level out once you get close to the creek.
The Tracts at Chalk Bluff represent possibly the best recreational acreage that you will ever find (plus they are buildable). These “Off-Grid” tracts are located just down the road from the famous Chalk Bluff which overlooks the very popular Jack’s Fork River. The creek the borders the property flows westerly for about 1/4 of a mile and then meets up with the Jack’s Fork River. The purple shaded area is the Ozark National Scenic Riverway which is available for the Public to use in order to explore the river and the area around the river. The brown shaded area on the right side of the map (about a mile east of the property) is the Rocky Creek Conservation Area which gives you a huge amount of additional hunting land. Also, the land adjoining this 10.73 acres (on the other side of the creek) is shown on the maps as Public Land which gives you even MORE land that you can generally use for hunting, hiking and exploring!

About a mile to the west you will find Chalk Bluff, the Jack’s Fork River and the Ozark National Scenic Riverways (shows as the purple area on the map). As you probably already know, it is getting harder and harder to find a rural property on which you can hunt, camp and build. In fact, we have been selling owner financed real estate for over 20 years and we have never had such a hard time finding new tracts!

Access into “The Tracts at Chalk Bluff” is via several miles of gravel roads (bring your truck or suv). The main gravel road runs through the tracts and then runs past the actual “Chalk Bluff” on its way toward the Jacks Fork River.
This area is VERY well known for hunting, especially for deer and turkey. You will almost certainly see deer and turkey on your private tract, and for additional hunting you can check out the Rocky Creek Conservation Area which is just to the east (you drive right through it on your way to the property), or you can cross over the creek at the south end of the 10.73 acres and you will be on about 1,500 acres of Public Land.

The topo map above shows how Tract 18 at Chalk Bluff is situated. The property is accessed via the gravel road which borders the entire north side of the property. The property appears to be basically level along its north side and is slopes down quickly as you get closer to the creek at the south side of the property. The topo map actually shows that there is a large level area adjacent to the creek on the property (but we have not hiked down to the creek to see).
Feel free to check out the property and explore the area. If you are coming from the west (through Springfield, MO) just go east on Highway 60 to the town of Birch Tree. Go about 5 miles to the east, past Birch Tree, and then go north onto Highway E. Now go about 10 miles on Highway E and then go west on County Road 412, which is a gravel road. If you get to Highway 106 then you went a little too far on Highway E. Once you are on County Road 412 you will go about 6-7 miles until you get to the Tracts at Chalk Bluff. The last 3-4 miles of gravel roads are Forest Service roads and you will need to drive fairly slowly.

The map above might be helpful when you drive out to the property (although it would be best to have all of the maps/directions as well as the MapRight app). The map above actually only shows the north part of “The Tracts At Chalk Bluff” but this tract is just to the south of the red highlighted area on the map (on the south side of the road).

All of the Tracts at Chalk Bluff are subject to the 6 basic restrictions as shown on our website (no mobile homes, etc.). Homes or cabins built on the property must have a minimum concrete foundation size of 600 square feet (a simple 20 X 30 cabin would meet this requirement).
Also please note that timber with a stump diameter larger than 8 inches (measured at ground level) may not be cut, sold or removed until the property has been paid for in full (we can often give written exceptions for creating building sites and driveways).
The map above shows some of the tracts at Chalk Bluff and the Jack’s Fork River, as well as the Ozark National Scenic Riverways which is shown outlined in green (it’s a cool map but it is probably not too helpful as a road map, since it only shows paved roads). The Jack’s Fork River runs northeast through the town of Eminence and then connects with the Current River. People drive from all over the country to visit this amazing area!
