A large, surveyed tract with over 800 feet of frontage on the Rocky Creek Conservation Area by the Jack’s Fork River in the Missouri Ozarks!
The Rocky Creek Conservation Area is public land that is generally open for hunting, trail riding, exploring and recreation. The portion of the Conservation Area that borders this tract is over 3,000 acres which gives you DIRECT ACCESS to a HUGE amount of additional land for hunting and recreation. You can set up your private camp or cabin or hunting camp on your own property and have IMMEDIATE ACCESS into a 3,000 acre backyard!
In the aerial photo above we are looking northeasterly over the property. The white truck at the bottom of the photo is parked on the gravel road which borders the entire south side of the property. If we were to follow that road to the right it would cross the other road that you see and then we would be in the Rocky Creek Conservation Area. The other road that you see which goes “up and to the left” in the photo is the gravel road along the east side of the property. The east side of the property fronts that road AND the Conservation Area (see the maps within this listing page to see how the property is situated). If you look “up and slightly left” from the white truck you will see what appears to be a cleared area on the south side of the property. Although we do not know for sure, we think this may be a clearing where the loggers stacked limbs when the property was logged (which was several years ago). So as we look at the photo, the land to the right side of the other road would be the Rocky Creek Conservation Area. The Conservation Area is huge so we are only seeing part of it in the photo above.
The aerial photo/map above shows the property (outlined in red) as well as part of the Rocky Creek Conservation Area (brown shaded area). The solid yellow lines on the map are the gravel roads within “The Tracts at Chalk Bluff” and the white “dashed” line is a road/trail that leads through the Conservation Area and ends up at the southeast corner of the property.
The property can be accessed via a gravel road which comes in from the east and enters “The Tracts at Chalk Bluff” a few hundred yards north of the property and it can also be accessed by using the road shown as the white “dashed” line. Although the road/trail represented by the white “dashed” line has been there for years, we had never used it to access the property until the last time that we were out there (and it worked well).
TERMS OF SALE
The sales price on this special 6.72 acre tract with over 800 feet of frontage on the Rocky Creek Conservation Area is $49,500. With your $1,500 down payment you will automatically get our reduced annual interest rate of 7 3/4% and the payment will be $461.82 a month.
With a $2,500 down payment the annual interest rate drops to 6 3/4% and the payment drops to $425.91 a month. With a $5,000 down payment the annual interest rate drops to 5 3/4% (our lowest rate) and the payment drops to $379.54 a month. These payments are all based on about a 15 year payment schedule. Property taxes will only be about $120 a year and are already included in the payment amounts shown above. There are NO prepayment penalties and NO hidden fees.

The Tracts at Chalk Bluff are off-grid so plan on “unplugging” and “unwinding” while you use your acreage. Cell phone service seems fairly good in most areas here (we have Verizon, although others probably work) and we did have good wi-fi signal in our vehicle. Get “off-grid” while still staying in touch with the rest of the world!
In the photo above we are facing west on the road which borders the south side of the property. The property is on the right side of the road in this photo.
The photo above was taken in about the same location as the photo above it, but this time we are facing east on the road which borders the south side of the property (so the property is on the left side of the road). This photo was taken near the southeast corner of the property and as we look to the east we can see the Conservation Area (which begins at about where that large tree is, straight in front of us).
The Tracts at Chalk Bluff represents possibly the best recreational acreage that you will ever find (plus they are buildable). These “Off-Grid” tracts are located within about a mile of the famous Chalk Bluff which overlooks the very popular Jack’s Fork River. The Jack’s Fork River is surrounded by thousands of acres of land within the Ozark National Scenic Riverways which can enable you to access many different parts of the river (we do not know where the closest river access point would be from the property). All of the tracts within the development are also within about a mile of the Rocky Creek Conservation Area which gives you access into THOUSANDS of acres of public land for additional hunting and recreation! As you already know, this is one of the VERY SPECIAL tracts that actually has DIRECT FRONTAGE on the Conservation Area, giving you a 3,000 acre playground as your backyard!
Only a small fraction of the 50 tracts within the development have actual frontage on the Conservation Area – AND the tracts that do border the Conservation Area appear to generally have from about 100-300 feet of frontage. This particular tract not only DIRECTLY borders the Conservation Area, but it has about 800 feet of frontage on the Conservation Area – very cool!
In the aerial photo above we facing north from near the south side of the property (you can see our white truck parked on the gravel road). You will find an excellent mixture of timber on this property, from young trees all the way up to very tall, mature trees.
In the aerial photo above we are looking east from over the south side of the property (which sits to the left of the road). You can see the “open” area toward the middle of the photo. Although this “open” area probably needs to be cleaned up, it may make a nice spot for a building site or a hunting camp.
The property appears to be mostly wooded and is covered with thousands of hardwood trees which could include red oak, white oak, hickory, walnut, pecan and more. Also, we did spot quite a few pine trees on this property as well (we also saw some cedar trees but they just don’t seem as exciting as the pine trees….).
The photo above shows some of the timber on this large tract. In just this one photo we can see numerous different species of trees, including what appears to be red oak, white oak and possible pine.
The aerial photo above shows how this private acreage is situated. It borders the gravel easement road along its entire south side and an easement road also runs along its east side. The property directly borders the Rocky Creek Conservation Area along its entire east side for about 810 feet. You can certainly hunt on your own property but you can also generally hunt in the Rocky Creek Conservation Area which gives you a HUGE amount of additional land to use and enjoy.
The aerial photo/map above gives you a closer look at the property. As you can see on the map above, it looks like the property is basically all wooded other than possibly a few small cleared/open areas. We have not explored the property on foot (other than the south end when we took the “ground” video) but if you watch the drive video in this listing page that may also be helpful in seeing the wooded and open areas on the property. The “white hand” toward the south side of the property in the picture above is marking the “open” area which is toward the south side of the property.
This property “lays” very nicely (which is rare for the Ozarks as much of our land can be steep). The topo map above shows that the property is the highest at its south side (or southeast side) by the road, and that it slopes down as you go northerly. It is likely that there are numerous areas on this large tract that would be considered “level”.
As you can see on the topo map above, the property borders a “creek” along its entire north side. This would be a seasonal or wet-weather creek that does not run year around (although it probably has some very cool rock features and other neat surprises).
The map above is a road map showing about how the property is situated (the map above was created for a nearby tract but it is a useful map so we have included it in this listing page. About a mile to the west you will find Chalk Bluff, the Jack’s Fork River and the Ozark National Scenic Riverways (shows as the purple area on the map). The orange area (maybe peach?) which borders the east side of the property is the Rocky Creek Conservation Area. This particular section of the Conservation Area is over 3,000 acres which gives you and your family/friends a HUGE amount of land for additional hunting and recreation. Also, on the map above we have outlined the approximate route that you would take to get to the property from Eminence, Missouri (which is at the upper right corner of the map).

A private tract that borders Public Land has ALWAYS been a highly desirable property for hunters. It has only been the last couple of years that the rest of the world has started to “catch on” to the fact that bordering Public Land not only gives you additional hunting land, but also additional land for hiking, trail riding and recreation. Another “bonus” to having a property that borders Public Land is that it is unlikely that anyone will develop and/or build on the Public Land which can give you Peace of Mind that you might not otherwise have.
In the aerial photo above we are over the northern half of the property and we are looking easterly. Most of what we are seeing in this photo is the Rocky Creek Conservation Area (with the property mainly being toward the “bottom” of the photo). It will take you many years to explore all of the land within the Conservation Area!
Access into the Tracts at Chalk Bluff is via several miles of gravel roads so bring your four wheel drive truck or suv. Although we have never had to use four wheel drive while driving to The Tracts at Chalk Bluff (though we have never made the drive on a rainy day) there have been times when the extra clearance that a truck/suv provides makes it much easier to cross through a bad/rutted spot in the road.
This area is VERY well known for hunting, especially for deer and turkey. You will almost certainly see deer and turkey on and around your private tract, and for additional hunting, hiking and exploring you can check out the Rocky Creek Conservation Area. Just take a few steps to the east from your property to visit the Conservation Area!

In the photo above we are standing at about the southeast corner of the property and we are facing northerly. The “grassy” road in front of us is the easement road which runs on the east side of the property. On the left side of the “grassy road” is the property and on the right side of the “grassy road” is the Conservation Area.
Feel free to check out the property (if it is still available) and explore the area. If you are coming from the west (through Springfield, MO) just go east on Highway 60 to the town of Birch Tree. Go about 5 miles to the east, past Birch Tree, and then go north onto Highway E. Now go about 10 miles on Highway E and then go west on County Road 412, which is a gravel road. If you get to Highway 106 then you went a little too far on Highway E. Once you are on County Road 412 you will go about 6-7 miles (all gravel) until you get to the Tracts at Chalk Bluff. The last few miles of gravel roads go through the Conservation Area and you may need to drive fairly slowly as they tend to wind around quite a bit.
The map above might be helpful when you drive out to the property (although it would be best to have all of the maps/directions as well as the MapRight app). The map above actually only shows the north part of “The Tracts At Chalk Bluff” and this tract (Tract 16) will be the first tract that you come to on the right side of the road (once you enter “The Tracts At Chalk Bluff”).
All of “The Tracts at Chalk Bluff” are subject to the 6 basic Property Covenants as shown on our website (no mobile homes, etc.). Homes or cabins built on the property must have a minimum concrete foundation size of 600 square feet (a simple 20 X 30 cabin would meet this requirement).
Also please note that timber with a stump diameter larger than 8 inches when measured at ground level may not be cut, sold or removed until the property has been paid for in full (we can often give written exceptions for creating building sites and driveways, contact us for details).
The map above shows some of “The Tracts at Chalk Bluff” and the Jack’s Fork River, as well as the Ozark National Scenic Riverways which is shown outlined in green (it’s a cool map but it is probably not too helpful as a road map, since it only shows paved roads). The Jack’s Fork River runs northeast through the town of Eminence and then connects with the Current River. People drive from all over the country to visit this amazing area!
