This is one of the very few tracts we have ever offered that includes a foundation as well as several other improvements. This tract had been either leased or sold and the former residents had done quite a few improvements to the property including what appears to be a foundation, a nice parking area and a large beautiful yard, what appears to be a septic/lagoon that was designed to serve the home/cabin and even an elevated stand for a generator and a way to run the power into the future home/cabin.
The photo above shows the foundation that we discovered on the south side of the property. The large white pipe that you see in the far left side of the foundation appears to lead to a small “lagoon” for waste disposal (for when the home/cabin was completed). Directly behind the foundation (hiding in the grass) is a concrete “stand” that looks like it was designed to hold a generator (and possibly it was meant to be covered or enclosed at some point). There is a pipe leading from the concrete “stand” to the foundation (running underground) and this was likely where they had planned to run the power from the generator over to the home/cabin.
The Tracts at Chalk Bluff represent possibly the best recreational acreage that you will ever find (plus they are buildable). These “Off-Grid” tracts are located just down the road from the famous Chalk Bluff which overlooks the very popular Jack’s Fork River. The Jack’s Fork River is surrounded by thousands of acres of land within the Ozark National Scenic Riverways. These tracts are also within about a mile of the Rocky Creek Conservation Area which gives you access into THOUSANDS of acres of public land for additional hunting and recreation!
This is Tract 44 at Chalk Bluff. It is one of the larger tracts within Chalk Bluff and it is 7.02 acres in size. This wooded tract is also only about 300-400 feet from the “Rocky Creek Conservation Area” which contains over 3,000 acres of Public Land that is generally open for hunting and recreation!
In the aerial photo above we are looking northeasterly over the property. On the right you can see the easement road and a few hundred feet in the distance you can see the “Rocky Creek Conservation Area” (where the very tall trees begin).
The aerial photo above shows how this private acreage is situated. It borders the gravel easement road along its south side and it actually borders a small creek bed (wet-weather creek) along its north side. Just a few hundred feet to the east you will find over 3,000 acres of public land! You can definitely hunt on your own private acreage but you can also generally hunt in the public land giving you a HUGE amount of additional land to use and enjoy.
The map above is a road map showing how the property is situated. About a mile to the west you will find Chalk Bluff, the Jack’s Fork River and the Ozark National Scenic Riverways (shows as the purple area on the map). Just a few hundred feet to the east you will find the Rocky Creek Conservation Area which is over 3,000 acres of public land for additional hunting and recreation.

The sales price on this special 7.02 acre tract is $59,500. With your $2,500 down payment you will automatically get our reduced annual interest rate of 6 3/4% and the payment will be $519.40 a month.
With a $5,000 down payment the annual interest rate drops to 5 3/4% (our lowest rate) and the payment drops to $467.58 a month. These payments are all based on about a 15 year payment schedule. Property taxes will only be about $180 a year and are already included in the payment amount. There are NO prepayment penalties and NO hidden fees.

Cell phone service seems fairly good in most areas here (we have Verizon, although others probably work) and we did have good wi-fi signal in our vehicle. Get “off-grid” while still staying in touch with the rest of the world!

In the photo above we are looking northerly on the private driveway which leads into the south side of the property. The south side of the property appears to have had quite a bit of work done to it and there is a beautiful open yard area that has a “park like” feel to it.
Access into the Tracts at Chalk Bluff is via several miles of gravel roads (bring your truck or suv). The main gravel road runs through the tracts and then runs past the actual “Chalk Bluff” on its way toward the Jacks Fork River.
This area is VERY well known for hunting, especially for deer and turkey. You will almost certainly see deer and turkey on your private tract, and for additional hunting you can check out the Rocky Creek Conservation Area which is just to the east (you drive right through it on your way to the property).

The topo map above shows how Tract 44 at Chalk Bluff is situated. The property is accessed via the gravel road which borders the entire south side of the property. The property is basically level along its south side and appears to stay level as you go onto the property. After a few hundred feet it appears to begin to slope down and its lowest area would be the north side (where it borders the small creek bed).
In the photo above we are looking at the south side of the property. Someone has put a lot of work into creating a beautiful yard and they also left several mature trees in the yard area which give it a very private feeling.
Feel free to check out the property and explore the area. If you are coming from the west (through Springfield, MO) just go east on Highway 60 to the town of Birch Tree. Go about 5 miles to the east, past Birch Tree, and then go north onto Highway E. Now go about 10 miles on Highway E and then go west on County Road 412, which is a gravel road. If you get to Highway 106 then you went a little too far on Highway E. Once you are on County Road 412 you will go about 6-7 miles until you get to the Tracts at Chalk Bluff. The last 3-4 miles of gravel roads are Forest Service roads and you will need to drive fairly slowly.

The map above might be helpful when you drive out to the property (although it would be best to have all of the maps/directions as well as the MapRight app). The map above actually only shows the north part of “The Tracts At Chalk Bluff” but this tract is just to the south of the red highlighted area on the map.
The concrete “stand” in the photo above is to the east of the foundation. Our best guess is that this “stand” was designed to hold a generator and the pipe was to run the power from the generator to the foundation.
All of the Tracts at Chalk Bluff are subject to the 6 basic restrictions as shown on our website (no mobile homes, etc.). Homes or cabins built on the property must have a minimum concrete foundation size of 600 square feet (a simple 20 X 30 cabin would meet this requirement).
Also please note that timber with a stump diameter larger than 8 inches may not be cut, sold or removed until the property has been paid for in full (we can give written exceptions for creating building sites and driveways).
We have not measured the foundation on the property so we do not know if it is 600 square feet in size. As we have no knowledge about the background or construction of any of the improvements on the property, they are all sold “as-is” with the property, with no warranties or guaranties of any kind. Although someone certainly put a lot of work into this property, the improvements may or may not suit your needs. But either way this special tract has the potential to be an amazing off-grid cabin or campsite.
The map above shows some of the tracts at Chalk Bluff and the Jack’s Fork River, as well as the Ozark National Scenic Riverways which is shown outlined in green (it’s a cool map but it is probably not too helpful as a road map, since it only shows paved roads). The Jack’s Fork River runs northeast through the town of Eminence and then connects with the Current River. People drive from all over the country to visit this amazing area!
