The Tracts at Chalk Bluff represent possibly the best value in recreational acreage that you will ever find (plus they are buildable). These “Off-Grid” tracts are located just down the road from the famous Chalk Bluff which overlooks the very popular Jack’s Fork River. The Jack’s Fork River is surrounded by thousands of acres of land within the Ozark National Scenic Riverways. The land within the National Scenic Riverways can be used by the public for camping and for access to the Jack’s Fork River.

In addition to being right next to the Ozark National Scenic Riverways, the east side of this small, private development directly borders the Rocky Creek Conservation Area which gives you several thousand MORE acres of available land for hunting, camping, trail riding and recreation! This 19 acres itself is actually less than 1/4 mile from the Conservation Area!
The map above is an aerial map showing how the property is situated. Just to the west you will find Chalk Bluff, the Jack’s Fork River and the Ozark National Scenic Riverways. Just to the east you will find the Rocky Creek Conservation Area. This 19 acres is actually comprised of two side-by-side tracts which have been put together in order to create this large piece of acreage.
The sales price on this 19.77 acres is $39,500. As you may know, many of our properties are available with a $500 down payment but on this large tract the minimum down payment is $1,500.
With $1,500 down you will automatically get the reduced interest rate of 7 3/4% and the monthly payment will be $360. With $2,500 down the interest rate drops to 6 3/4% and the payment drops to $330 a month. With $5,000 down the interest rate drops to 5 3/4% and the payment drops to $290 a month. These payments are all based on about a 15 year payment schedule. Property taxes are only about $65 a year and are current. There are no prepayment penalties, no hidden fees and no balloon payments.

The Tracts at Chalk Bluff are Off-Grid so plan on “unplugging” and “unwinding” while you use your acreage. Cell phone service seems good here (we have Verizon, although others probably work too) and we do have good wi-fi signal in our vehicles. Access into the Tracts at Chalk Bluff is via several miles of gravel roads. You will want to drive a four wheel drive truck or SUV to these private tracts.
This property has multiple locations that might be excellent for building and camping sites. This tract (and all the tracts at Chalk Bluff) were logged within the last several years. This tract was not clear cut at all and there is actually some nice timber remaining.
This area is VERY well known for hunting, especially for deer and turkey. You will almost certainly see deer and turkey on your private tract, and for additional hunting you can check out the Rocky Creek Conservation Area which is just to the east (you drive right through it on your way to the property).

The topo map above shows how the 19.77 acres is situated. It is comprised of Tracts 50 and 51 at Chalk Bluff. The property is accessed via the gravel easement road (shown in yellow). The property is basically level by the road along the northeast side and it slopes down steeply as you move toward the gravel creek bed, which borders the entire south side. This property has excellent views! We have not explored the creek bed but it does appear to be a “seasonal” or “wet weather” creek that does not have water in it year around.

In the video below, you can see the first part of the drive to the 19 acres. This video begins at the edge of the Rocky Creek Conservation Area and then takes us to the last section of easement road just before the property. We wanted to show this video so that you could see what we consider the “rough spot” in the easement road (where it goes down, and then up the small valley). Normally, we also have a video where we explore the property but in this case it got “lost” in our computer. The drove video and the interactive map show the property quite well, though:
The Drive To The Southeast Tracts at Chalk Bluff
In the aerial photo above we are looking toward the creek bed on the south end of the property. There could be some nice potential building sites here overlooking the creek bed.
Feel free to check out the property and explore the area. If you are coming from the west (through Springfield, Missouri) just go east on Highway 60 to the town of Birch Tree. Go about 5 miles to the east, past Birch Tree, and then go north onto Highway E. Now go about 10 miles on Highway E and then go west on County Road 412, which is a gravel road. If you get to Highway 106 then you went a little too far on Highway E. Once you are on County Road 412 you will go about 6-7 miles until you get to the Tracts at Chalk Bluff. The last 3-4 miles of gravel roads are Forest Service roads and you will need to drive fairly slowly.
You will DEFINITELY want to print out all of the maps and directions for when you drive out to the Tracts at Chalk Bluff. We will be happy to email, text, fax or mail the maps to you if you would like. The Tracts at Chalk Bluff are fully surveyed and you will see signs in the trees indicating the tract numbers.
We will also be happy to email you the “MapRight” link which will be very helpful when you visit the property. This is the actual interactive map from this listing. If you have a smartphone you can download the MapRight app, although you can still view the map in your internet browser on your smartphone without the app. Downloading the App (and asking us to send you the link to the map) is by far the best way to view the property as it will show exactly where you are and where the property is, all on the same map. We use MapRight everyday when viewing properties and it has been great.

All of the Tracts at Chalk Bluff are subject to the 6 basic restrictions as shown on our website (no mobile homes, etc.). Homes or cabins built on the property must have a minimum concrete foundation size of 600 square feet (a simple 20 X 30 cabin would meet this requirement).
Also please note that timber with a stump diameter larger than 8 inches may not be cut, sold or removed until the property has been paid for in full (we can often give written exceptions for creating building sites and driveways).

The Jack’s Fork River runs northeast through the town of Eminence and then connects with the Current River. People drive from all over the country to visit this amazing area!
