This special tract has been leased out for the past couple of years and the person who was leasing the property built the tiny cabin next to the spring, and he also built the “duck house” at the pond (as well as doing a few other improvements). In the photo above we are checking out the pond on the property that is fed by the live spring. The water comes directly out of the hillside (near the tiny cabin) and flows west for a couple of hundred feet, then into the pond. The photo above was actually taken a couple of years ago, before the tiny cabin and the “duck house” were added to the property.
The photo above was taken last winter and it shows some of the improvements to the property. On the left side of the pond you can see the “duck house” as well as the outdoor fenced area that was used by the ducks when they were not swimming in the pond. The photo above was taken while there were still ducks enjoying the pond on the property (they have now moved on to another property). Because we are friends with the person who was leasing the property we were able to take a few photos while he (and the ducks) were still using it.
The photo above was also taken while the property was being leased out. The person who owns the ducks is also the person who did the improvements on the property (tiny cabin, duck house, etc.). When the photo above was taken he had just started to do some clean-up on the property which is why you can see some boxes and other stuff in the photo.
The aerial photo/map above shows how this tract is situated. It borders the gravel easement road along its entire east side for about 300 feet. The long private driveway leads westerly (down the hill) on the property and takes you to the pond and the little cabin. The driveway on the property is definitely for four-wheel drives only, as it leads down a long hill and then levels out when you get to the pond. There may be the potential for another site on the property that would not require four wheel drive (see the shorter driveway above the main driveway on the map above).
This property is the highest on the east side and it slopes down as you move to the west.

Next, we have a drone video of the property. This video shows the property at two different times of the year (late summer and the middle of winter). In this video you will see the “Duck House” and the tiny cabin but when the video was taken the property was still being used by the person who owned the ducks (so you may see some ducks and some scattered boxes/tarps/etc.):
The next video shows the property from “ground level”. We start at the easement road and drive down to the pond. It is our understanding that the gentleman who built the tiny cabin had planned on adding a deck and quite a few other things to the cabin. But, his plans changed so he was not able to complete the improvements the way that he had planned:
In the “ground video” above, you may have noticed that there appears to be a tree DIRECTLY in front of the doorway leading into the tiny cabin. Our understanding is that the gentleman who built the cabin had planned on not only building a deck on the side, but also on the front of the cabin. Because the cabin is “elevated” from the hillside, he was planning to build steps into the deck on the front. But, he left the tree in front of the door because it gave him a solid support to grab onto when entering the cabin (and he was going to remove that tree when he built a “front” deck).

This property is located in one of the most desirable areas of the Ozarks. “Cedar Gap Hollow” is located in westernmost Wright County, Missouri. This area has a PROVEN track record of a large and active deer and wild turkey population AND is within a short driving distance to Springfield (which is the largest and most popular city in southern Missouri).

You are also within driving distance of the Mark Twain National Forest which gives you literally thousands of acres of additional land for hunting, trail riding and recreation. This particular tract is located in a section of Cedar Gap Hollow which is known as “Cedar Gap Hollow South”. The tracts within Cedar Gap Hollow South are excellent for hunting. We had placed several “game-cams” on some of the tracts within Cedar Gap Hollow South (and in several spots throughout Cedar Gap Hollow) and we got numerous photos of multiple deer including quite a few large bucks. We also got photos of a large number of wild turkeys as well as some mischievous raccoons!
Perhaps one of the main features of Cedar Gap Hollow South is that these tracts are very close to the paved road and to Highway 60, making access much easier than to some of the more remote tracts.
DIRECTIONS: To get to the property from Springfield, Missouri just go east on Highway 60 from about 30 miles to the town of Seymour. Now continue heading east on Highway 60 for about 5 miles and look for the road going north off of Highway 60 which is called “Connector Road”. As a landmark, you will see Highway O going south and this is where you will go NORTH onto the “Connector Road”. Go north for about 1/8 of a mile on the “Connector Road” and then the gravel easement road will begin (go straight at the “T” onto the gravel roadway. Take the gravel easement road northerly to the property – As soon as you pass the small houses (and enter Cedar Gap Hollow) you will veer to the left on the other easement road which immediately takes you to the east side of the property.

Cedar Gap Hollow Property Covenants
All of the tracts at Cedar Gap Hollow have setback distances from the easement road(s). These setback areas are not only privacy buffers but are also designated utility easements so that property owners may have the option of electric service. All buildings, homesites, parking areas, storage areas, etc. must be at least 100 feet from the centerline of the easement road (this area acts as a privacy setback as well as a utility easement).
Fences/gates may not be placed within 50 feet of the centerline of the easement road(s) as this area is a designated road easement area. Although there is a 30 foot setback for building/storage from the sides and rear of each tract you CAN fence directly up to the sides and rear of each tract so long as that also complies with the roadway setback.
In the map above you can see the location of the property relative to Highway 60. Close to the main road but VERY private!
In the aerial photo above we are looking westerly over the property. The white truck is parked at the start of the long private driveway which leads down to the pond and cabin. Toward the lower right side of the photo you can see another (much shorter) driveway that leads into the property. This may be useful for another site for building/camping/parking on the property BUT we have not measured from the easement road to the site at the end of the shorter driveway so you would need to do that to make sure it was beyond the setback requirements before using it for building/parking/storage/etc. – when using the measurement function on the MapRight Map it appears that only the rear portion of that site would be beyond the setback distance from the center of the easement road (the site at the lower right side of the photo above).
The spring that comes out of the hillside by the tiny cabin is VERY cool! In the photo above we are looking back into the hillside where the spring come from – you can see the spring running at the bottom of the photo. It is not large enough to explore although it might open up if you were able to find a way into the hillside…
This tract represents an excellent opportunity for building your own off-grid home or cabin as there are no building permits required in this area! You and your friends/family can build your own cabin without permits or inspections OR you could add onto or improve the existing tiny cabin and make it something extra special!
The photo above shows the inside of the tiny cabin. We did not take any measurements but it is small.
As you look out the front door of the little cabin you can see the pond and the “duck house” off in the distance.
In the photo above we are standing by the live spring and looking up at the tiny cabin. The boards coming out the side and the front were intended to be the base for a deck.
The photo above shows the small “Duck House” that is built directly next to the pond. even if you don’t have ducks or geese it may be useful for storage.
The photo above shows the “Secondary Spring” which is located on the other side of the parking area toward the west end of the property. The gentleman who was using the property built the concrete “springhouse” into the ground (which you can see in the photo above). The concrete “springhouse” appears to fill with water from the secondary spring, and then there is a PVC pipe that comes out of the concrete and leads down the hill. Please do not plan to use the springs as your only water source, because like all springs we have ever found they are likely to dry up at different times throughout the year.
The “Duck House” and enclosure (shown above) were very cleverly designed. It was built so that the ducks can actually go into the pond without being able to roam the entire pond and wander off. They have the ability to use their little “Duck House” as well as the yard area and even go swimming in the pond, all without flying off or getting lost.
Although the tiny cabin and the other structures/improvements are super cool, we have priced this property as raw land with the spring and pond.
