SORRY, THIS PROPERTY HAS BEEN SOLD!
Well-located tract not too far from Springfield, Missouri but still VERY private and rural. This acreage is located in a small Rural Development called “Cedar Gap Hollow” which is located within 3 miles of the popular “Cedar Gap Conservation Area” and only about 35 miles from Springfield, MO.
“Cedar Gap Hollow” is one of our “Homesteader Friendly Rural Developments”. This simply means that the standard Property Covenant requiring a minimum 600 square foot concrete foundation for a residence does NOT apply to the tracts at “Cedar Gap Hollow”. If you have been waiting for a property for your “tiny home” or for your “shipping container home” then you may have finally found what you are looking for!
PLEASE NOTE: “Cedar Gap Hollow” is a new Rural Development and we are currently in the process of having the easement road system smoothed out and widened. When you visit Cedar Gap Hollow please use caution and bring your four wheel drive.
In the photo above we are checking out the little creek bed at this large tract.
This is one of the VERY FEW tracts we have ever had that has a fresh water spring on it. We discovered the spring while we were taking a video in the creek bed of the property. The spring comes out of the hillside behind a huge sycamore tree and flows into the creek bed. We have no idea if the spring runs all the time but it was running when we were out there and it was amazing! You can actually watch us discover the spring in the video below:
In this picture below we are standing in the creek bed and we are looking toward the fresh-water spring which is behind the huge sycamore tree. The spring comes out from the base of the hillside and runs across the ground and into the creek bed. You can actually see where the spring is flowing past the sycamore tree and into the creek bed in the photo above.
The photo above shows where the spring comes out from the base of the hillside. It seems to come from under the pile of rocks toward the middle of the photo. It is possible that many decades ago this was part of an old homestead (which might explain the unusual pile of moss-covered rocks right at the start of the spring.
In the aerial photo above we are looking northerly at the property. It is basically flat on the south side and rises up once you cross over the creek bed. The flat area on the south side might make an excellent location for a large garden or yard, as it has already been cleared of much of the commercial-sized timber.
The hunting and wildlife watching opportunities in this area are EXCELLENT with a large population of white-tailed deer as well as wild turkey. This property could also be suitable for off-grid building, homesteading, camping and recreation.
