A very rare tract at Cave Hollow with a pond, open meadow, mature timber and even a little creek!
This property has been leased out for a couple of years (it was leased out just after the pond was dug) and it is now available for sale! On this Listing Page we have numerous videos/pictures of the property that were taken before it was leased out, and also just before the pond was dug. Also, we have included a few photos that were taken after the pond was dug. It appears to be a fairly good pond that holds water, although it could probably be improved if it were cleaned out (which is often dug after a pond has had a few years to establish itself).
The person who was leasing the property used it as a “Vacation Retreat” and at one point they had a small portable cabin delivered to the property. They removed the portable cabin after the end of the lease, and they told us that they cleaned up the property including the concrete blocks that were used to level the portable cabin. We have not visited the property for quite some time so we do not know if they left any “stuff” on the property and although they said that it looks great please do feel free to verify that by making a trip to the property before you decide to purchase the land.
PLEASE NOTE: As we mentioned at the top of this Listing Page, this property DOES now have a small pond that was dug in the meadow toward the south side of the land. Although it is not shown in most of the videos/pictures below (except for a couple of them), the pond was dug in the gorgeous “meadow area” toward the south side of the property and was set back from the easement road by a couple of hundred feet for privacy.

The aerial photo above seems to be the only photo we have that shows the pond after it filled with water. In this photo we are looking northerly over the easement road at the south side of the property. The white truck is parked under one of the many mature hardwood trees on the property. Toward the north end of the meadow you can see the pond which does appear to have water in it in the photo. Past the pond you can see where the timber begins and although the “little creek” is back there, it is not visible in the photo. Once you get past the little creek the land begins to slope up and there could be the potential for some excellent views from the north end of the property.
The next picture (below) was taken just a few days after the pond was dug (which was in the winter-time). Since the pond was dug only a few days before this photo was taken, it has very little water in it in the photo.

Although we always try to provide numerous videos, maps and information, we always recommend that you visit a potential tract before making a purchase so that you can get a true “feel” for the property and the area. Because this particular tract had been leased out for a couple of years there may be items (or even trash/debris) that was left on the property, depending upon what kind of clean-up job was done by the person who was leasing the property. Cave Hollow is located in an ideal location in the southern Missouri Ozarks. VERY private yet just a short drive to excellent cities and major lakes.
“Cave Hollow” is one of our “Homesteader Friendly Rural Developments”. This simply means that the standard Property Covenant requiring a minimum 600 square foot concrete foundation for a residence does NOT apply to the tracts at “Cave Hollow”. If you have been waiting for a property for your “tiny home”, your “shipping container home” or your “off-grid” plans then you may have finally found what you are looking for!
PLEASE NOTE: Cave Hollow makes use of a private, gravel easement road system for access to all tracts. The easement roads are “minimum maintenance roads” that have been designed for use by a four-wheel drive truck/SUV. Having four-wheel drive is very helpful when you need it, and having a truck or an SUV gives you more clearance than a car, which can be very helpful if you encounter rough spots in the road.
Cave Hollow is an “Off-Grid” rural development. This means that power is not within the development. Power is within the area (within a mile of the subdivision) but has not been run to any tracts within Cave Hollow. It would be the responsibility on an individual buyer to obtain power, if they so desired. Many buyers of “Off-Grid” properties plan to use an alternative source of power such as solar, wind or a generator (if those buyers require power for their intended use of the tract). We have also found that a large number of buyers have no interest in power, as they plan to use their property for hunting or recreational purposes.
Because Cave Hollow is outside of any city limits there are no city or public water/sewer lines in the area. A buyer of a Cave Hollow tract who requires a permanent water source would want to look into a well or a cistern (water storage tank). On a Cave Hollow tract over 5 acres in size (most tracts) you can construct your own septic/waste system (if desired) which could include a standard septic, a lagoon, a properly built outhouse or many other alternative style waste disposal systems.
We did have cell phone service in the several areas in Cave Hollow where we made or received phone calls. You are likely to have better cell service on a “ridge” than within a “valley”. The wi-fi in our truck worked just fine at Cave Hollow (probably AT&T based wi-fi?).

In the aerial photo above we are checking out the little creek near where it crosses over the property. This would be a seasonal creek that runs at certain times throughout the year. It is full of very cool rock formations, fossils and possibly even arrowheads (we have found several in this area).
Cave Hollow West is an area of about 50 tracts located at the west side of Cave Hollow (as shown on the map above). These private tracts offer excellent options for camping, off-grid building, hunting and recreation.

This aerial map actually DOES show the pond on the property. The pond is near the north side of the meadow and in the aerial map it looks like it does have water in it. It looks like the grass has not grown in around the pond in the photo above (which can take a few years). The blue line on the map above is the approximate location of the little creek (seasonal creek) that crosses over the property.

As we mentioned earlier, this area is well-known for hunting. You can expect to see white-tailed deer as well as wild turkey. If you are interested in the World Class fishing just take the very short drive to Bull Shoals Lake which is only about 10 minutes west of the property!

DIRECTIONS FROM SPRINGFIELD, MISSOURI (coming from the north): To get to the property from Springfield, Missouri just go east on Highway 60 for about 40 miles and then go south onto Highway 5 (at Mansfield). Take Highway 5 south through Ava and continue south to Gainesville. Now, continue heading south on Highway 5 for about 6 miles until you go left (east) onto the main gravel easement road which comes directly off of Highway 5. Take this gravel easement road straight and you will go down a long hill then when you get to the bottom of the hill start looking for the property on the left.
DIRECTIONS FROM MOUNTAIN HOME, ARKANSAS (coming from the south): From Mountain Home, Arkansas just go north on Highway 5 for about 15 miles and you will cross the state line into Missouri. After crossing the state line, continue heading north for another 4 miles and then go right (east) onto the main gravel easement road which comes directly off of Highway 5.

These setback areas are privacy buffers and are also designated utility easements so that owners may potentially have the option of electric service in the future (which would be the responsibility of individual tract owners and is in no way guaranteed by us). All buildings, homesites, parking areas, storage areas, etc. must be at least 100 feet from the centerline of the easement road (this area acts as a privacy setback as well as a utility easement). Power is NOT currently within the development.
Fences/gates may not be placed within 50 feet of the center line of the easement road(s) and county road, as this area is a designated road easement area. Although there is a 30 foot setback for building/storage from the sides and rear of each tract you CAN fence directly up to the sides and rear of each tract (so long as all fencing is at least 50 feet off any shared roadway).
