SORRY, THIS PROPERTY HAS BEEN SOLD!
Wooded 13.673 acre tract at Cave Hollow with a private driveway and beautiful cleared site (as well as a very pretty creek bed).
This property has been leased out for about the last 1-2 years. Just before it was leased out it had a private driveway installed, as well as a cleared area for an off-grid building, camping, etc. – Below, we have two short videos that show the property AFTER the driveway/site were installed. – If you go farther down in the listing page you will see the videos that were taken BEFORE the driveway/site were installed (we left them in because they do a good job of showing the property, even though they were taken before the driveway/site were installed).
The “drone video” below shows the property AFTER the driveway/site were installed but before the property was leased out:
The “ground video” below show the property from ground level, after the driveway/site were installed but before the property was leased out:
Because this property has a driveway and a site already installed, you can pull your truck totally off of the easement road and right onto the property so that you can set up “camp”. This gives you maximum flexibility AND it potentially saves you several thousand dollars because you will not have the immediate expense (or hassle) of creating a driveway and site in order to use your property!
Because this property just came “off-lease” we do not yet have the most recent videos/pictures of the property. Often, we take our videos in the springtime but we are not often able to make a special trip to a property to get updated videos (as most properties are several hours from our office ). Because we do not have the most updated pictures/videos of this property we have decided to offer a temporary $5,000 reduction off of the purchase price of this huge 13.673 acre property. The price reduction brings the sales price of this rare tract from $74,500 down to $69,500!
Act now, because if we happen to be in the Cave Hollow area and we get the updated pictures/videos of this property then the price will go up to $74,500!
TERMS OF SALE
The temporarily reduced sales price on this property is $69,500. With a $1,500 down payment you will automatically get our reduced annual interest rate of 7 3/4% and the payment will be $675.07 a month.
With a $2,500 down payment the annual interest rate drops to 6 3/4% and the payment drops to $627.89 a month. With a $5,000 down payment the annual interest rate drops to 5 3/4% and the payment drops to $570.62 a month. These payments are all based on about a 15 year payment schedule. Property taxes & road maintenance fees total only $35 a month and this is already included in the monthly payment amount. There are NO prepayment penalties and NO hidden fees.
PLEASE NOTE that you have a full TWELVE MONTHS to ADD to your down payment in order to reduce your interest rate and payment amount! We want to give ALL of our buyers the opportunity to achieve the lowest interest rate and payment amount possible!
The Tracts at Cave Hollow are sold through our partner company which is Regions Land Company. The sales process is the same as you see on the InstantAcres website, but the paperwork will shows Regions Land Company as the “seller”.
Also, many of the videos/pictures down below were taken BEFORE the driveway and site were installed (so please keep that in mind when viewing them).
This listing is for Tract 23 at Cave Hollow which is 13.673 acres in size.
PLEASE NOTE: Because this listing was created before the property was leased out (which was a couple of years ago) the survey had not yet been completed at that time for Cave Hollow and so many of the maps/pictures show the property as only being 12 acres in size. After the survey was completed we were happy to find out that the property is actually a full 13.673 acres in size. We have tried to update the size where we could in this listing page but on some of the maps and possibly some of the videos you may notice the property is reference as being only 12 acres in size (but it is actually 13.673 acres). Sorry about any confusion on this!
Now, we do have a very recent “Intro Video” below which shows an updated Google Aerial Map of the property. This is shorter than our normal “Intro Videos” but we wanted to add it because it does shows the actual private driveway and cleared site that is tucked within the property. Please click on the video below to check it out:
Nicely wooded acreage at Cave Hollow in the heart of the Ozarks. Well-located tract that is loaded with opportunities for off-grid living as well as camping, hunting, investment and more!
The tracts at Cave Hollow West offer fantastic opportunities for camping, hunting, off-grid building (including homesteading) and recreation. These tracts are accessed off of a private gravel easement road which comes off of a main road (Highway 5). Plus, these tracts are only about 10 minutes from a major lake (Bull Shoals Lake) and 20 minutes from a major city (Mountain Home, Arkansas).
If you click on the video below you can check out a “Drone Video” of this private acreage (taken before driveway & site were installed):
Please be sure to watch the other videos farther down on this listing page. Although we always try to provide numerous videos, maps and information, we always recommend that you visit a potential tract before making a purchase so that you can get a true “feel” for the property and the area. Cave Hollow is located in an ideal location in the southern Missouri Ozarks. VERY private yet just a short drive to excellent cities and major lakes.
“Cave Hollow” is one of our “Homesteader Friendly Rural Developments”. This simply means that the standard Property Covenant requiring a minimum 600 square foot concrete foundation for a residence does NOT apply to the tracts at “Cave Hollow”. If you have been waiting for a property for your “tiny home”, your “shipping container home” or your “off-grid” plans then you may have finally found what you are looking for!
PLEASE NOTE: Cave Hollow makes use of a private, gravel easement road system for access to the tracts. The easement roads are “minimum maintenance roads” that have been designed for use by a four-wheel drive truck/SUV. Having four-wheel drive is very helpful when you need it, and having a truck or an SUV gives you more clearance than a car, which can be very helpful if you encounter rough spots in the road.
Cave Hollow is an “Off-Grid” rural development. This means that power is not within the development. Power is within the area (within a mile of the subdivision) but has not been run to any tracts within Cave Hollow. It would be the responsibility on an individual buyer to obtain power, if they so desired. Many buyers of “Off-Grid” properties plan to use an alternative source of power such as solar, wind or a generator (if those buyers require power for their intended use of the tract). We have also found that a large number of buyers have no interest in power, as they plan to use their property for hunting or recreational purposes.
Because Cave Hollow is outside of any city limits there are no city or public water/sewer lines in the area. A buyer of a Cave Hollow tract who requires a permanent water source would want to look into a well or a cistern (water storage tank). On a Cave Hollow tract over 5 acres in size (most tracts) you can construct your own septic/waste system (if desired) which could include a standard septic, a lagoon, a properly built outhouse or many other alternative style waste disposal systems.
We did have cell phone service in the several areas in Cave Hollow where we made or received phone calls. You are likely to have better cell service on a “ridge” than within a “valley”. The wi-fi in our truck worked just fine at Cave Hollow (probably AT&T based wi-fi?).
In the aerial photo above we are looking over the property and the area.
Cave Hollow West is an area of about 50 tracts located at the west side of Cave Hollow (as shown on the map above). These private tracts offer excellent options for camping, off-grid building, hunting and recreation.
This listing is for Tract 23 which is 13.673 acres in size and can be seen on the map above.
The hunting and wildlife watching opportunities in this area are EXCELLENT with a large population of white-tailed deer as well as wild turkey. This property could also be suitable for off-grid building, homesteading, camping, recreation and investment.
The map above shows how this tract is situated (the property is Tract 23 on the map). It borders the easement road along its entire south side and it has a small creek crossing over it near the middle. Although this is a beautiful creek bed it does not appear to flow “year around”.
The photo above shows part of the large private clearing on the property. This pictures appears to have been taken right after the clearing was made (you can see all of the fresh “mulch” covering the ground). Now that it has been a couple of years since the clearing was installed it is likely that it is covered with greenery (and may even need to be mowed or brush-hogged).
The video below is an “Intro Video” in which we explore the property and the area using the MapRight Map (you will find the actual MapRight Map farther down in this listing). This video was created before the driveway and site were installed so they are not mentioned in the video:
In the next video (below) we take a look at the property from “ground level” (taken before driveway & site were installed):
Check out the topo map below to see how this property is situated:
The topo map above gives you an idea of the “lay of the land”. The map shows that this property is the highest at its south side, by the easement road. It slopes down as you go northerly toward the creek bed. Once you cross the creek bed it slopes back up.
Topo maps can be confusing so be sure to also watch the drone video(s) to see how the land is situated.

The interactive map (below) is a great way to explore the property and the area, right from your home. You can zoom in, zoom out and even select different “base layers” to show the roads and areas in or around the property. You can zoom in and out by clicking on the “+” or “-” buttons on the right side of the interactive map. The map below shows all of the tracts at Cave Hollow West, so please zoom in on the map to locate this particular tract:
The map above was created with a program called “MapRight”. The property boundaries are approximate but it should be very helpful for exploring the property. The tracts at Cave Hollow have been surveyed with the corners marked (look for metal pin with a plastic cap).

As we mentioned earlier, the hunting in this area is amazing. You can expect to see huge white-tailed deer as well as very large wild turkey. If you are interested in the World Class fishing just take the very short drive to Bull Shoals Lake which is only about 10 minutes west of the property!
You can definitely hunt on your property (or just take photos of the amazing wildlife) and you are also only a few minutes from a lifetime of exciting fishing and water-sports at the enormous Bull Shoals Lake!
DIRECTIONS FROM SPRINGFIELD, MISSOURI (coming from the north): To get to the property from Springfield, Missouri just go east on Highway 60 for about 40 miles and then go south onto Highway 5 (at Mansfield). Take Highway 5 south through Ava and continue south to Gainesville. Now, continue heading south on Highway 5 for about 6 miles until you go left (east) onto the main gravel easement road which comes directly off of Highway 5. After pulling off of the highway onto the main easement road you will immediately take a right onto the easement road which will take you to the property.
DIRECTIONS FROM MOUNTAIN HOME, ARKANSAS (coming from the south): From Mountain Home, Arkansas just go north on Highway 5 for about 15 miles and you will cross the state line into Missouri. After crossing the state line, continue heading north for another 4 miles and then go right (east) onto the main gravel easement road which comes directly off of Highway 5. After pulling off of the highway onto the main easement road you will immediately take a right onto the easement road which will take you to the property.
The easement roads at Cave Hollow have been designed to be used by a four wheel drive truck or suv. Please do keep this in mind when visiting Cave Hollow. If you are looking for a property that can be accessed with a car or a two wheel drive vehicle please let us know and we will be happy to help you locate a suitable property.
Well-located rural property has had investment potential for many years. As this area continues to grow, the demand for acreage continues to grow at a rapid rate. Lock in your property now, while you still can!
What can you do on your new property at Cave Hollow?
Although this tract is close to a major city (Mountain Home), it is NOT subject to the zoning regulations that you will find in the immediate Mountain Home area! This property is within a Rural Development and does have basic property covenants BUT almost all of our buyers find that these covenants simply do NOT limit what they plan to do with their property!
On your property at Cave Hollow you can:
- Hunt
- Camp
- Build a cabin or a home
- Homestead
- Live “off-grid”
- Have a large garden
- Have animals (no kennels greater than 5 dogs)
On your property at Cave Hollow you can not:
- No commercial businesses (other than a home business)
- No cutting of the timber until the property has been paid for in full (we can often make written exceptions for clearing a building site or driveway)

Cave Hollow Property Covenants
All of the tracts at Cave Hollow have setback distances from the easement road(s). These setback areas are privacy buffers and are also designated utility easements so that owners may potentially have the option of electric service in the future (which would be the responsibility of individual tract owners and is in no way guaranteed by us). All buildings, homesites, parking areas, storage areas, etc. must be at least 100 feet from the centerline of the easement road (this area acts as a privacy setback as well as a utility easement). Power is NOT currently within the development.
Fences/gates may not be placed within 50 feet of the center line of the easement road(s) and county road, as this area is a designated road easement area. Although there is a 30 foot setback for building/storage from the sides and rear of each tract you CAN fence directly up to the sides and rear of each tract (so long as all fencing is at least 50 feet off any shared roadway).
This tract represents an excellent opportunity for building your own off-grid home or cabin as there are no building permits required in this area! You and your friends/family can build your own cabin without permits or inspections.
In the photo above we are parked at the start of the private driveway which leads to the cleared site. The photo appears to have been taken right after the driveway was cleared (which was a couple of years ago before the property was leased out).
