“Cave Hollow” is one of our “Homesteader Friendly Rural Developments”. This simply means that the standard Property Covenant requiring a minimum 600 square foot concrete foundation for a residence does NOT apply to the tracts at “Cave Hollow”. If you have been waiting for a property for your “tiny home”, your “shipping container home” or your “off-grid” plans then you may have finally found what you are looking for!
PLEASE NOTE: Cave Hollow makes use of a private, gravel easement road system for access to the tracts. The easement roads are “minimum maintenance roads” that have been designed for use by a four-wheel drive truck/SUV. Having four-wheel drive is very helpful when you need it, and having a truck or an SUV gives you more clearance than a car, which can be very helpful if you encounter rough spots in the road.
Cave Hollow is an “Off-Grid” rural development. This means that power is not within the development. Power is within the area (within a mile of the subdivision) but has not been run to any tracts within Cave Hollow. It would be the responsibility on an individual buyer to obtain power, if they so desired. Many buyers of “Off-Grid” properties plan to use an alternative source of power such as solar, wind or a generator (if those buyers require power for their intended use of the tract). We have also found that a large number of buyers have no interest in power, as they plan to use their property for hunting or recreational purposes.
Because Cave Hollow is outside of any city limits there are no city or public water/sewer lines in the area. A buyer of a Cave Hollow tract who requires a permanent water source would want to look into a well or a cistern (water storage tank). On a Cave Hollow tract over 5 acres in size (most tracts) you can construct your own septic/waste system (if desired) which could include a standard septic, a lagoon, a properly built outhouse or many other alternative style waste disposal systems.
We did have cell phone service in the several areas in Cave Hollow where we made or received phone calls. You are likely to have better cell service on a “ridge” than within a “valley”. The wi-fi in our truck worked just fine at Cave Hollow (probably AT&T based wi-fi?).

As we mentioned earlier, we have been told that the hunting in this area is amazing. We have seen huge white-tailed deer as well as very large wild turkey within Cave Hollow. If you are interested in the World Class fishing just take the very short drive to Bull Shoals Lake which is only about 10 minutes west of the property!
You can definitely hunt on your property (or just take photos of the amazing wildlife) and you are also only a few minutes from a lifetime of exciting fishing and water-sports at the enormous Bull Shoals Lake to the west and Norfork Lake to the east!
DIRECTIONS FROM SPRINGFIELD, MISSOURI (coming from the north): To get to the property from Springfield, Missouri just go east on Highway 60 for about 40 miles and then go south onto Highway 5 (at Mansfield). Take Highway 5 south through Ava and continue south to Gainesville. Now, continue heading south on Highway 5 for about 6 miles until you go left (east) onto the main gravel easement road which comes directly off of Highway 5. After you pull off of the highway and onto the easement road you will immediately turn right and follow this part of the easement road which will lead to the property.
DIRECTIONS FROM MOUNTAIN HOME, ARKANSAS (coming from the south): From Mountain Home, Arkansas just go north on Highway 5 for about 15 miles and you will cross the state line into Missouri. After crossing the state line, continue heading north for another 4 miles and then go right (east) onto the main gravel easement road which comes directly off of Highway 5. After you pull off of the highway and onto the easement road you will immediately turn right and follow this part of the easement road which will lead to the property.
The easement roads at Cave Hollow have been designed to be used by a four wheel drive truck or suv. Please do keep this in mind when visiting Cave Hollow. Cave Hollow Property Covenants
All of the tracts at Cave Hollow have setback distances from the easement road(s). These setback areas are privacy buffers and are also designated utility easements so that owners may potentially have the option of electric service in the future (which would be the responsibility of individual tract owners and is in no way guaranteed by us). All buildings, homesites, parking areas, storage areas, etc. must be at least 100 feet from the centerline of the easement road (this area acts as a privacy setback as well as a utility easement). Power is NOT currently within the development.
Fences/gates may not be placed within 50 feet of the center line of the easement road(s) and county road, as this area is a designated road easement area. Although there is a 30 foot setback for building/storage from the sides and rear of each tract you CAN fence directly up to the sides and rear of each tract (so long as all fencing is at least 50 feet off any shared roadway).
It is important to note that because of the 100 foot setback from the road (for privacy and utility purposes) you will likely need to create some type of driveway on your property, in order to get beyond the setback distance for parking and to create your building site/campsite. If an available property already has a driveway/building site it will be noted in the listing for that property. This particular tract DOES already have a long private driveway that leads back several hundred feet off of the road and deep into the property.
