SORRY, THIS PROPERTY HAS BEEN SOLD!
UPDATE: This tract has apparently been leased out for quite some time and is now available for sale! This tract does have a private driveway and a large cleared site which will save you quite a bit of time and money, as you will not have to install your own driveway and site (unless you wish to do so).
One of our guys made a visit to the property recently, and he reported that the folks who were leasing/using the property had left some items/debris/trash behind. He said it appeared that they were probably starting to set up a “homestead” but did not get it completed. He reported that there are quite a few wooden pallets as well as other wooden items on the property. He also reported that there was a pile of trash bags and trash at the edge of the cleared site. It is possible that the pallets/trash/debris could simply be burned or if you choose to do so you could haul the debris/trash off with a truck and/or a trailer.
Below, we have uploaded a recent video that shows the “Abandoned Homestead” on this property. It does need some clean-up but there may be some useful items left behind – or maybe not… – Also, this video was taken just after we got a couple of inches of snow (which is somewhat unusual for this area of the Ozarks).
As always, please do feel free to visit this property before making the down payment so that you can see exactly how it currently looks.
We have left most of the remainder of this listing page basically unchanged, so you will be viewing the listing page that was created a couple of years ago, right after the private driveway and cleared site were installed on the property and BEFORE the people that were using the property left the pallets/trash/debris on the cleared site.
The video above was taken recently and does show the debris/partial homestead on the property. The videos/pictures in the remainder of this listing were taken BEFORE the property was originally sold/leased and they do not show the debris/stuff on the property (like the video above does). If we have worded any of this in a confusing way please let us know!
Private wooded acreage at Cave Hollow in the heart of the Ozarks. Well-located tract that is loaded with opportunities for off-grid living as well as camping, hunting, investment and more!
This listing is for Tract 46 at Cave Hollow which is 5.227 acres in size.
This particular tract already has a private driveway and a cleared site for building, camping and more!
The tracts at Cave Hollow West offer fantastic opportunities for camping, hunting, off-grid building (including homesteading) and recreation. These tracts are accessed off of a private gravel easement road which comes off of a main road (Highway 5). Plus, these tracts are only about 10 minutes from a major lake (Bull Shoals Lake) and 20 minutes from a major city (Mountain Home, Arkansas).
If you click on the video below you can check out a “Drone Video” of this private acreage:
Please be sure to watch the other videos farther down on this listing page. Although we always try to provide numerous videos, maps and information, we highly recommend that you visit a potential tract before making a purchase so that you can get a true “feel” for the property and the area. Cave Hollow is located in an ideal location in the southern Missouri Ozarks. VERY private yet just a short drive to excellent cities and major lakes.
“Cave Hollow” is one of our “Homesteader Friendly Rural Developments”. This simply means that the standard Property Covenant requiring a minimum 600 square foot concrete foundation for a residence does NOT apply to the tracts at “Cave Hollow”. If you have been waiting for a property for your “tiny home”, your “shipping container home” or your “off-grid” plans then you may have finally found what you are looking for!
PLEASE NOTE: Cave Hollow makes use of a private, gravel easement road system for access to the tracts. The easement roads are “minimum maintenance roads” that have been designed for use by a four-wheel drive truck/SUV. Having four-wheel drive is very helpful when you need it, and having a truck or an SUV gives you more clearance than a car, which can be very helpful if you encounter rough spots in the road. Please do not make plans to live on a property at Cave Hollow unless you own a four wheel drive truck or suv.
Cave Hollow is an “Off-Grid” rural development. This means that power is not within the development. Power is within the area (within a mile of the subdivision) but has not been run to any tracts within Cave Hollow. It would be the responsibility on an individual buyer to obtain power, if they so desired. Many buyers of “Off-Grid” properties plan to use an alternative source of power such as solar, wind or a generator (if those buyers require power for their intended use of the tract). We have also found that a large number of buyers have no interest in power, as they plan to use their property for hunting or recreational purposes.
Because Cave Hollow is outside of any city limits there are no city or public water/sewer lines in the area. A buyer of a Cave Hollow tract who requires a permanent water source would want to look into a well or a cistern (water storage tank). On a Cave Hollow tract over 5 acres in size (most tracts) you can construct your own septic/waste system (if desired) which could include a standard septic, a lagoon, a properly built outhouse or many other alternative style waste disposal systems.
We did have cell phone service in the several areas in Cave Hollow where we made or received phone calls. You are likely to have better cell service on a “ridge” than within a “valley”. The wi-fi in our truck worked just fine at Cave Hollow (probably AT&T based wi-fi?).
In the aerial photo above we are looking westerly and the property is on the left side of the easement road. The red truck is parked at about the start of the private driveway which leads down to the cleared site on the property. This aerial photo and many other photos/videos in this listing page were taken before the gravel easement road system was completed at Cave Hollow (which is why the roads may look more like “trails”).
Cave Hollow West is an area of about 50 tracts located at the west side of Cave Hollow (as shown on the map above). These private tracts offer excellent options for camping, off-grid building, hunting and recreation.
This listing is for Tract 46 which is 5.227 acres in size and can be seen on the map above.
The hunting and wildlife watching opportunities in this area are EXCELLENT with a large population of white-tailed deer as well as wild turkey. This property could also be suitable for off-grid building, homesteading, camping, recreation and investment.
The sales price on this 5.227 acre property is $44,500. With your $1,500 down payment you will automatically get our reduced interest rate of 7 3/4% and the monthly payment will be $439.75.
With a $2,500 down payment the interest rate drops to 6 3/4% and the payment drops to $406.67 a month. With $5,000 down the interest rate drops to 5 3/4% and the payment drops to $363.02 a month. These payments are all based on about a 15 year payment schedule. Property taxes & road maintenance fees total only $35 a month and this is already included in the monthly payment amount. There are NO prepayment penalties and NO hidden fees.
PLEASE NOTE that you have a TWELVE MONTHS to ADD to your down payment in order to reduce your interest rate and payment amount! We want to give ALL of our buyers the opportunity to achieve the lowest interest rate and payment amount possible!
ALSO, if you pay off your property (your loan to us) at any time within the next 5 years you will get a 10% DISCOUNT off of the purchase price of the property! On this property that would save you $4,450 for an early payoff!
The Tracts at Cave Hollow are sold through our partner company which is Regions Land Company. The sales process is the same as you see on the InstantAcres website, but the paperwork will shows Regions Land Company as the “seller”.

You can definitely hunt on your property (or just take photos of the amazing wildlife) and you are also only a few minutes from a lifetime of exciting fishing and water-sports at the enormous Bull Shoals Lake!

After you pull off of the highway and onto the easement road you will immediately turn right and follow this part of the easement road which will lead to the property.

Well-located rural property has had investment potential for many years. As this area continues to grow, the demand for acreage continues to grow at a rapid rate. Lock in your property now, while you still can!
What can you do on your new property at Cave Hollow?
Although this tract is close to a major city (Mountain Home), it is NOT subject to the zoning regulations that you will find in the immediate Mountain Home area! This property is within a Rural Development and does have basic property covenants BUT almost all of our buyers find that these covenants simply do NOT limit what they plan to do with their property!
On your property at Cave Hollow you can:

- Build a cabin or a home
- Homestead
- Live “off-grid”
- Have a large garden
- Have animals (no kennels greater than 5 dogs)
On your property at Cave Hollow you can not:

Cave Hollow Property Covenants
All of the tracts at Cave Hollow have setback distances from the easement road(s). These setback areas are privacy buffers and are also designated utility easements so that owners may potentially have the option of electric service in the future (which would be the responsibility of individual tract owners and is in no way guaranteed by us). All buildings, homesites, parking areas, storage areas, etc. must be at least 100 feet from the centerline of the easement road (this area acts as a privacy setback as well as a utility easement). Power is NOT currently within the development.
Fences/gates may not be placed within 50 feet of the center line of the easement road(s) and county road, as this area is a designated road easement area. Although there is a 30 foot setback for building/storage from the sides and rear of each tract you CAN fence directly up to the sides and rear of each tract (so long as all fencing is at least 50 feet off any shared roadway).
It is important to note that because of the 100 foot setback from the road (for privacy and utility purposes) you will likely need to create some type of driveway on your property, in order to get beyond the setback distance for parking and to create your building site/campsite. If an available property already has a driveway/building site it will be noted in the listing for that property.
This tract represents an excellent opportunity for building your own off-grid home or cabin as there are no building permits required in this area! You and your friends/family can build your own cabin without permits or inspections.
In the photo above we are parked on the private driveway and we are looking south toward the cleared site.
