PLEASE NOTE: We have been told that the last person who was using/leasing the property has apparently left an old camper trailer (as shown in the photo below). They also left some trash scattered around what appears to be a campsite that they were using. We have contacted the person who had the camper trailer but we have not yet heard back from them. Chances are that they will be coming to remove the camper trailer at some point, but if not, it’s all yours…obviously we would not be able to provide any type of title/documentation for the camper trailer but it may be usable for storage.

This topo map shows the layout of the property as well as the approximate dimensions. Dodds Camp Road (gravel road) borders the northwest side of the property and Adkins Road (paved road) borders the northeast side of the property. The land slopes down from the road and then rises up again on the south side of the property. We have not had the chance to explore this 26 acres, so what you see in the videos is about all that we have seen of this private tract.
When we visited the property we pulled off of Dodds Camp Road and parked on the north side of the acreage. There is a trail which leads down to the bottom of the hill which puts you at about the middle of the property. There is a gravel creek bed which crosses through the middle of the property. This would be a “wet-weather” creek which probably only flows after it has been raining (although it might have pools of water throughout the year).

This map shows the 26 acres which is VERY close to the Lake Of The Ozarks. The street address is for a home about 1/4 mile east of the property, but it may be helpful to put it onto your GPS when you drive to the 26 acres.
This area is FULL of deer and wild turkey. On this tract you will find multiple spots that might be suitable for building or camping.
Normally the properties we sell are subject to our 6 basic deed assurances BUT since this area of Camden County does have zoning (because it is so close to the lake) we have not placed any of our restrictions on this property. This property is zoned “A1” (agricultural) which we are told is one of the least restrictive zonings.
Power is within about 1/2 a mile of the property and phone is even closer (phone is probably at the county road bordering the property).
On the property you can have a site built home or cabin, a modular home or cabin or a mobile home. The property can also be used as a farm for livestock, for crops, for orchards or even for a winery. The property is zoned “A1” so please feel free to contact the Camden County Zoning Department with any specific questions about what you can do. We will certainly try to help answer any questions but generally the best information will come right from the county. They also have a good website which can be useful.
To get to the property from Camdenton just go north on Highway 5 for about eight miles. You will cross a large bridge which goes over the Lake Of The Ozarks. Keep going another mile then turn left (west) onto Highway 7. Stay on Highway 7 for about eight miles then go right (north) onto Bollinger Creek Road. Now go about three miles and turn left (west) onto Adkins Road. Go about three miles on Adkins Road and you will see Dodds Camp Road on the left. You are now at the north end of the property.
