PLEASE NOTE: Up until about a year ago, this property still had the “shell” of the old farmhouse on its south side (pretty much just a couple of walls were remaining). Then, when this special property was sold/leased about a year ago the person who was using the property did some work to it, including taking down the old farmhouse and staring to clean up the area around the old farmhouse.
We have left much of this listing the same as it was before the old farmhouse was demolished because the videos and pictures do show the property very well (we added notes to parts of the old listing, where it seemed appropriate) – BUT we have included a “brand new” ground video which shows how the south side of the property looks now that the farmhouse has been taken down. As you will see in the “brand new” video, it looks like the farmhouse was taken down fairly carefully, and much of the lumber was stacked in piles which are still on the property. The old lumber, bricks, etc. may be usable for a future project (or maybe not). You will notice in the “brand new” ground video that there is an older camper trailer on the property as well as a small homemade trailer. These are not included in the sale as they belong to the person who was using the property. These is a small shed on the south side of the property that was part of the original homestead and could potentially be usable for storage.

This property appears to have a large amount of mature timber, including valuable black walnut trees. After the property has been paid for in full you could log it, sell the timber, leave it exactly as it is or even use the mature timber to build a log cabin or home!

The map below is a topo map which shows how the land “lays”. The north meadow area is basically flat. As you go south of Olga Road the land rises up and it is the highest at its south side.
The topo map above shows how the land “lays” (as we mentioned earlier, the property is actually 13.947 acres in size). Each line indicate an elevation change of about 20 feet so when the lines are close the land is steep and when the lines are far apart the land is flat (or nearly flat). The land is basically flat on the north side of Olga Road and it rises up as you go south from Olga Road and levels out on its south side by the old homestead. The elevation ranges from about 1,300 feet above sea level to about 1,400 feet above sea level.
This property is private and secluded with an amazing amount of wildlife. On the property you can expect to find whitetail deer as well as wild turkey. This area has a proven track record for both deer and turkey hunting. In the Finley River you can find bass, perch and many other types of fish. Although this tract is very private it is only about 20 miles from Springfield and only about 5 miles from Rogersville, Missouri. Rogersville is a small (but growing) city which is just east of Springfield.

Pictured above are a couple of the enormous trees on the property. These appear to be sycamore trees and are located toward the river on the north side of the property. The iPad was placed on the trees for “scale” so you could get an idea of just how enormous these trees really are!

This address should get you very close to the property BUT you may up a little bit past the property (since there is not a residence on the property it does not currently have a mailing address). Please print the maps and directions from this listing to be sure that you can find the property on your first visit OR use the free MapRight app which we mentioned earlier (please watch the MapRight video at the top of our “F.A.Q.” page).
DIRECTIONS: From Springfield, Missouri go east on Highway 60 for about 14 miles and then go south on Highway U. Go about 2 1/2 miles on Highway U and then go east onto Olga Road (which is gravel). Now go about 2 1/2 miles on Olga Road and you will be at the property. When you take this route to the property you will be crossing the “low water bridge” over the Finley River about half a mile before you get to the property.
If it has been raining heavily then we recommend that you come in from the other direction because when the river is high you really do not want to drive across the “low water bridge” (this seems to be a rare occurrence). To “skip” the low-water bridge just continue east on Highway 60 and then go south onto Highway Z. Go about 6 miles on Highway Z and then go south/west onto Olga Road. Now go about 2 1/2 miles on Olga Road and you will be at the property. If you come in from this direction then you can take paved roads to within about 1/4 mile of the property AND you will avoid the “low water bridge” over the Finley River. There are certainly other ways to get to the property but these two ways would be the most simple on your first trip.
Once you get to the property feel free to walk all around and explore (if it is still available). Also, you can bring your four wheeler or side-by-side if you would like. PLEASE NOTE that if it has been raining, the open meadow will likely be very soft and you could easily sink in if you drive off of the easement road. In these conditions it would probably be best to park your vehicle at the county road and just explore the property on foot (or with your four wheeler).
This special tract is on BOTH sides of the river giving you maximum privacy and maximum water frontage.

Pictured above is the old well on the property which we discovered the first time that we visited the property. You will see this well in the ground video that shows the old farmhouse (before it was taken down). Although we have not “relocated” the well, we assume that it is still on the property (feel free to check it our for yourself and let us know).
The photo above shows some of the intricate wood work on the old farmhouse that was on the property until about a year ago. The old farmhouse was kind of neat but it was WELL BEYOND the point of being repairable and it has now been taken down (as you can see in the video at the very top of this listing page).
This waterfront tract represents an excellent opportunity for building your own home or cabin as there are no building permits required in this area! You and your friends/family can build your own cabin without permits or inspections (minimum 600 square foot continuous concrete foundation).
PLEASE NOTE that although you can build basically anywhere on this property (subject to the setbacks from the roadways) that much of the “Open Meadow” is within the 100 year flood zone. If you were to build in this area you would need to elevate your structure with a properly engineered and constructed raised foundation to get it out of the flood zone and that would certainly add quite a bit to the cost of building. The upper area and the wooded hillside would be out of the 100 year flood zone and would be much more suitable building site options.

Pro Tip: If you are looking at a riverfront property and it does NOT have any flood zone, then it is likely that it does not have any true river access!
