The property has direct paved road frontage on Highway 14 on its south end as well as gravel easement road frontage (shown in green) which comes off of County Road 255. The property also has a private trail/driveway that leads to the top of the beautiful knoll on the property. This trail is rough and would need some clean-up to be driveable with a vehicle.

Feel free to check out the property if you would like. From Mountain Grove, Missouri go south on Highway 95 for about 20 miles to Highway 14. Go west on Highway 14 for about 7 miles to County Road 255 on the left (north). Take County Road 255 for about 1/2 a mile and go left onto the easement road which will take you to the property. The property also does have direct frontage on the paved road on its south side although we did not see an existing approach so you would likely need to install one in order to access the property from the paved road.

All Tracts at Hawk’s Roost are subject to the 6 basic restrictions as shown on our website (no mobile homes, etc.). Homes or cabins built on the property must have a minimum concrete foundation size of 600 square feet (a simple 20 X 30 cabin would meet this requirement).

As with all of our properties, there is a 100 foot setback from all shared roadways (highway, county road and easement roads) for utility purposes. This ensures that you will have access to power and phone if/when you need it. The utility easement along the sides/back of each property is 30 feet.
