The aerial photo above shows a “birds-eye” view of the property. We are facing south and the truck is parked on the south side of the property.
The photos/videos of this property were taken last winter. The property has been leased out for about a year and is now on the market. Although we do not currently have summer-time pictures we would be happy to take some for you, the next time we are in that area.

The topo map above shows how the 24.59 acres is situated. The property is the highest on the south side and slopes down gently as you move to the north. According to the topo map there is a small creek bed along the north side of the property. This would be a “wet weather” creek that only runs after it has rained or possibly in the springtime.
In the video below, we explore the property from the ground:
In the second video (below) we explore the property from the air, with our drone. This video was taken over a year ago and the property has already had some nice growth since then:
The property is an excellent area for wildlife, with great privacy but still close to several towns. In the photo above we are parked on the south side of the property.
Feel free to make the trip to check out the property. From Mountain Grove, Missouri go south on Highway 95 for about 20 miles to Highway 14. Go east on Highway 14 for about 7 miles to County Road 250 on the left (north). Take County Road 250 to the gravel easement roads (shown on the map below) to get to the property.
PLEASE NOTE that on the map above the County Road is shown as Count Road 255 because this is how it is labeled on most maps BUT we did notice on a recent trip to Hawk’s Roost that the road is labeled as “County Road 250” on the road sign. Please be aware of this as it can certainly be confusing!
Please print the map above (as well as the other maps and directions) when you visit the property. We will be happy to email, text, fax or mail the maps and directions to you if you would like! These are minimum maintenance easement roads so you will definitely want a truck or an suv when you come to visit the property.
There is a good mixture of timber on the 24.59 acres.
Like all of our properties, this tract is subject to the basic property covenants as shown on our website (no mobile homes, etc.). Homes or cabins built on the property must have a minimum concrete foundation size of 600 square feet (a simple 20 X 30 cabin would meet this requirement).
To see the basic property covenants please click here.
While the area was logged a few years ago, this tract appears to have a large amount of timber remaining. In the photo above we are parked on the easement road facing to the west, with the land on the right.
As with all of our properties, there is a 100 foot setback from all shared roadways (highway, county road and easement roads) for utility purposes. This ensures that you will have access to power and phone if/when you need it. The utility easement along the sides/back of each property is 30 feet. Also please note that timber with a stump diameter larger than 8 inches may not be cut, sold or removed until the property has been paid for in full (we can give written exceptions for creating building sites and driveways).
In the winter aerial photo above we are looking down at a natural cedar grove on the property. This can be found toward the center of the acreage.
This area is FULL of wildlife including deer and turkey. Also, within just a few miles of the property you will find thousands of acres of National Forest which can be also used for hunting and recreation. Within just a few miles you will find the VERY popular North Fork River and Bryant Creek. Perfect for fishing, floating, swimming, canoeing and kayaking.
The property has a great mix of trees including oaks, hickories and cedars.
