The MapRight Map Below is the map that was used to draft the road easements as well as the creeks at the Jesse James Project. We put it onto this “Company Only” webpage so that it would be easy to see and review it. Other than the map below, this webpage is simply a copy of the Main Page for the Jesse James Project which is on our website.
Map below is for company use only (Internal Use Only). There is nothing especially private about it, but the roads were laid out in a manner to make the road easements more effective and may be somewhat confusing to buyers.
The MapRight below can be used by our road crews in updating and maintaining the road easement system at the Jesse James Project as these are the actual road easements that will be recorded with the County.

Because all Outcast Land tracts are specifically designed for the hunter and recreational user, the property may not be used as a permanent residence until after the loan to Outcast Land has been paid in full. This could mean that you pay off your property or simply that you “refinance” your loan through your bank or another finance company. You are welcome to build a home or hunting cabin right away (for vacations, hunting and recreational use) but it can not be used as a residence until the loan to Outcast Land has been paid in full.
How did The Jesse James Project get its name? We’re glad you asked! – We were told that sometime in the 1870’s the notorious Jesse James (and possible his brother, Frank James) were being chased and were aware of a certain cave in Pulaski County in which they could hide. The story goes that the James Brothers were pursued to the mouth of the cave, but that because you had to crawl to enter a certain chamber in the cave, that law enforcement would not go inside. This cave can be found on the northeast side of the Jesse James Project and is known as Allie Spring Cave. Eventually, the police dynamited an interior portion of the cave, in an attempt to either trap the James Brothers inside, or force them out. The James Brother simply ventured deeper into the cave, eventually finding another passage that led them to freedom!
It’s a very cool story, and we have no idea if it is true. But, it seemed fitting to use the famous outlaw’s name given his possible history on the property. If Jesse James actually was familiar with the cave then it is likely that he had explored many of the roads/trails on the property, as it has been together as one large tract for generations.
By the way, further down in this listing page we have included a map of Allie Spring Cave which shows a passageway labeled as the “Jesse James Passage”. Pretty cool, right?
After Jesse and Frank made their getaway through the cave, the property was used as a large homestead (complete with log cabin which can be seen by the entrance) and has been managed for hunting and recreation for many decades. Most recently, the property was known as “Big Cavern Lodge” and has been a popular destination for hunters, campers and outdoorsmen (and outdoorswomen) from all across the country.
Below you will find a map showing the the tracts in the Jesse James Project which is located in northeast Pulaski County, Missouri. Directly below the map you will see a list showing the available tracts along with their prices. Click on the tract number of any available tract (within the list) to see the full information page for that tract.
You will see that each “numbered” tract is paired with a “lettered” tract. All “numbered” tracts are located north of James Creek and all “lettered” tracts are located south of James Creek. The “lettered” tracts are accessible with a truck or an suv and you would be able to tow your camper or trailer to the “lettered” tracts. The “numbered” tracts are accessible with a “side-by-side” or with a four wheeler (or on foot). The “numbered” tracts are accessed via the existing system of trails which is not suitable for a truck or an suv.
By pairing each “numbered” tract with a “lettered” tract, you are able to set up your main camp/cabin/site/home on your “lettered” tract so that you can access it with your truck or your suv. You can then use your “side-by-side” or four wheeler to access your more remote “numbered” tract. Every tract at the Jesse James Project does have guaranteed legal access via the road/trail system.
HUNTERS, CAMPERS AND RECREATIONAL LAND USERS have specific desires and requests when they are searching for their property. In general, these folks plan to camp and use their property more often than most people. They also generally do not plan to live on the property in the near future (although they may plan to build a cabin or home for occasional usage).
With these specific needs in mind, Outcast Land is proud to bring you the “Hunting and Recreational Development”. All of these tracts within these rural developments are totally usable for hunting, camping, recreation and even building a home or cabin, but there are a couple of important distinctions that make these tracts special:
- All Outcast Land tracts are guaranteed buildable but please keep in mind that they can not be used for a permanent residence until after the loan (to us) has been paid for in full. You can definitely build a cabin (or use a portable building) for camping/hunting but in order to live on the property the loan must be paid in full.
- Camping is allowed for 90 days a year, instead of the standard 45 days. This gives you twice as much camping/hunting time on your acreage.
- You can ALWAYS camp during the scheduled deer hunting (rifle season) and turkey hunting seasons (even if that would put you over the 90 day period). Outcast Land does NOT wish to limit your hunting opportunities on your property.

Hunters and Recreational land buyers generally have no interest in living on their property in the near future (although often they do plan for a retirement home/cabin on the property). BUT, many Hunters, Campers and Recreational land buyers do tell us that it can be a hardship to have nearby neighbors living in portable buildings, camper trailers or homemade “tiny homes” while they attempt to enjoy their acreage for hunting/recreation with their friends and families.
We love “homesteaders” and you may also love “homesteaders” but these tracts from Outcast Land are not designed for the “homesteader”. These tracts are designed for the serious hunter/camper/recreational user who does not desire to be surrounded by homesteaders while hunting and using their property.
Please note that timber with a stump diameter larger than 8 inches may not be cut, sold or removed until the property has been paid for in full (we can often give written exceptions for creating a building site or a driveway/trail).
Now, let’s look at the tracts at The Jesse James Project!

If you are a hunter then you probably recognize that the photo above is from a game-cam. For the past 10+ years this land has been managed under the guidelines of the Quality Deer Management Association. Even if you are not a hunter, it sure is fun to watch those huge deer and turkeys!
The photo above shows one of the numerous creeks on The Jesse James Project.
Pulaski County, Missouri is well-known as one of the top counties in Missouri for deer and turkey hunting. Not only is land in Pulaski County great for hunting and recreation, it is also a proven investment. Folks come from all over the country to hunt for deer and turkey and to fish, kayak and canoe in the Gasconade River (which is less than 5 miles from this property).
The map above shows The Jesse James Project as well as the general area. Mill Creek heads east through the land and flows into the Gasconade River which is only about 3 miles to the east. Rolla, Missouri is a nice sized city which is located about 20 miles east of the property. Dixon, Missouri is the closest little city and is about 5 miles northwest of the property. The dark green “shaded” area on the map is the Mark Twain National Forest which is located just a few miles from the property. Although the hunting and recreation is excellent at The Jesse James Project, having the National Forest nearby gives you a HUGE amount of additional land for endless hunting, recreational, fishing and trail riding opportunities.
The map above shows the location of The Jesse James Project which is centrally located in south central Missouri. This is an IDEAL location as the property is very secluded yet is still only 10 miles from the interstate which puts you about two hours from St. Louis, about 1 1/2 hours from Springfield and even closer to Lake Of The Ozarks. You can fly into St. Louis or Springfield and be on your private acreage within just a few hours!
In the drone photo above we are looking down on part of Mill Creek which crosses right through The Jesse James Project. This gorgeous area is covered with mature timber as well as numerous creeks and springs.

All of the tracts at The Jesse James Project are heavily wooded and you can expect to find oak, pine, hickory and walnut trees (as well as many other species). In the video below, we take a side-by-side onto the trail system which leads to the “Numbered Tracts” which are located north of James Creek (the first creek at the south side of The Jesse James Project). This is a long video but it does give you a fairly good idea of what the trail system looks like for the “Numbered Tracts”. In addition to the world class hunting, these tracts are within just a few minutes of the very popular Gasconade River which is well-known for outstanding fishing as well as kayaking and canoeing. The Gasconade River has numerous public access points making it easy for you to catch large bass, catfish and more. As we mentioned earlier, within about 15 miles of The Jesse James Project you will find thousands of acres of National Forest which is generally open for hunting and recreation. Set up your cabin, campsite or camper trailer on your private tract at The Jesse James Project and you can be exploring the public land within minutes (although you may never want to leave your private acreage).
The Interactive Map above gives you a good look at The Jesse James Project as well as at the general area. You can zoom in and out and move the map around to see exactly what you want. You can also change the “base map” to show a topographic map as well as a couple of other different views.
These tracts offer maximum privacy as well as being a convenient distance to numerous towns, rivers and over 50,000 acres of National Forest. Many people use the National Forest for hunting but it can generally also be used for trail riding, camping, fishing, canoeing, floating, swimming and more.
It is VERY hard to locate good-quality land within two hours of St. Louis or Springfield. As both of these major cities continue to grow, demand for land in the area will continue to rise. If you have been waiting for an “investment quality” tract of land then this may be the opportunity you have been waiting for. Springfield continues to grow and land in the Springfield “market area” is getting VERY hard to find. These rare tracts are extremely private AND are still a short drive to several major cities!
The camping, hunting and recreational opportunities in this area are EXCELLENT. These tracts are suitable for hunting, camping, building and recreation.
The deer love it out here, and so do we!

DIRECTIONS: To get to The Jesse James Project from Rolla, Missouri just go west on Interstate 44 for about 12 miles and then take the exit for Highway D going north. Stay on Highway D for about 8 miles and then go north (right) onto Columbia Road. Go about half a mile on Columbia Road and then take your first right onto Cactus Road. Take Cactus Road for just under a mile (about 8/10th’s of a mile) and then go left onto the start of the easement road that will take you into The Jesse James Tracts. The easement road will go for about half a mile through some beautiful pastures and then you will enter the property.

Also, it may be helpful to print out the maps/directions from this listing page, especially the first time you visit the property. Although main easement road at The Jesse James Project is a low-maintenance road, you will be able to get to the “lettered” tracts with a truck or an suv. In order to explore the “numbered” tracts you will need a four wheeler or a side-by-side.

The map above shows the last couple of miles of roads which will take you to the property. If you are towing a trailer than we recommend that you come in on Columbia Road instead of Cascade Road (when you turn off of Highway D).
Good quality hunting and recreation land in Missouri has been a proven investment for many years. As the demand for good property continues to grow, the values will continue to rise. Lock in your property now, while you still can! Check out the land prices in all of the nearby states and it is easy to see that land in southern Missouri is a bargain. But, as the word get outs about the hunting and recreational opportunities then land prices in Missouri will eventually rise to the levels of the nearby states. What can you do on your new property at “The Jesse James Project”?
These tracts are NOT subject to the zoning regulations that you will find in most areas of the country! This tracts are within a Rural Development and they do have basic property covenants BUT almost all of the Outcast Land buyers find that these covenants simply do NOT limit what they plan to do with their property. In fact, most Outcast Land buyers that we speak to would simply NOT buy a property without basic covenants in place to protect their investment!
On your property at The Jesse James Project you can:
- Hunt (most buyers will buy a tract with deer and turkey hunting in mind)
- Camp
- Build a cabin or a home (subject to property covenants)
- Have a portable building or shipping container (for camping, hunting, recreation and storage)
- Use your camper or RV for camping, hunting and recreation
On your property at The Jesse James Project you can not:
- No commercial businesses
- Can not live on the property until the loan has been paid in full
- No cutting of the timber until the property has been paid for in full (we can often make written exceptions for clearing a building site or driveway/trail)
- No junkyards of any kind
All of the tracts at The Jesse James Project have setback distances from the easement roads and county road. These setback areas are also designated future utility easements (although power is not currently at most of the tracts, it could be in the future). All buildings, homesites, parking areas, storage areas, etc. must be at least 50 feet from the centerline of the easement roads and county road (this area acts as a privacy setback as well as a utility easement).
Fences/gates may not be placed within 25 feet of the centerline of the road easements, as this area is a designated road easement area.
These tracts represent an excellent opportunity for building your own hunting cabin as there are no building permits required in this area! You and your friends/family can build your own cabin without permits or inspections.
