Two tracts, totaling 21 acres of premium quality land in an excellent location in the Missouri Ozarks!
The first tract is 11 acres in size and has a VERY COOL authentic login cabin located on the property. For the last several decades the log cabin had been used as a “hunting cabin” and it seems to serve that purpose very well. Behind the cabin you will find numerous fruit trees and even quite a few mature grape vines! Behind the fruit trees and cabin there is a beautiful open meadow and then the property transitions to timber and the ground slopes down to a gorgeous creek bed which runs on the north side of the 11 acres.
The second tract is 10 acres in size and offers some of the very best hunting and recreational property in the nation! The 10 acre tract is accessible with a side-by-side or a four wheeler (or on foot) and is located about a mile north of the 11 acre tract.
The photo above gives you a look at part of the front of the log cabin on the property. Not only is this a true log cabin, it is one of the most unique cabins we have ever seen and includes a “great room” with a high ceiling, a separate kitchen, bathroom and two bedrooms. The huge rock fireplace appears to have been built with native rocks which were probably taken from the creek bed on the property many years ago.
Cabin Update!
Recently (after this listing was written) the cabin was leased out to a family for several months. They reported that it was a very pleasant home and that it was quite cozy. While they were using the cabin, the water heater apparently stopped working, so they removed it in order to replace it. After that, we had been unable to get into contact with them for several months and we only recently drove out to the cabin to check things over. Unfortunately, they had left without doing much clean-up and without installing the new water heater. They left a few things in the cabin including some older furniture (beds, chairs, etc) but otherwise everything looks about the same as it does in the videos on this listing page.
The yard also looks much the same except that they left a few items in the shed outside (coolers and misc. stuff). There also appears to be a small “pop-up camper” next to the cabin and an older vehicle behind the shed (does not look like it has been driven for a while).
We are still trying to contact them to see if they are interested in coming to pick up any of the items, but at this point it does appear that they do not plan to return to the cabin at all.

Much of the rest of this listing page was written just before the cabin was leased out, and we have left it pretty much unchanged. The two very recent videos above do accurately reflect how the cabin looked when we recently visited the property (and after the folks that were leasing it had left).
But if our time allows, we will do some clean-up so that the next owner can really appreciate this beautiful property. We are also attempting to get the little pop-up camper and the old vehicle behind the shed moved off of the property, but we can make no guarantees about what we will be able to accomplish with the limited time that we have over the next few weeks.

In the photo above we are checking out the “great room” inside the log cabin. Although the beautiful fireplace would surely keep the cabin warn and cozy, there also appears to be a couple of propane heaters which run to the propane tank in the yard. We are standing by the front door of the cabin and the door off to the right goes into the kitchen. The door to the right of the fireplace goes into the bathroom. To the far right (not visible in the photo) are the two bedrooms.
The photo above shows a MASSIVE hardwood tree in the yard behind the house (the hat is shown for scale). In our experience, one of the only reasons that a tree is able to escape logging (for many generations) and grow to this size is that it is located in the yard of a homestead (like this tree is). Although this acreage does contain beautiful mature timber, this particular tree appears to be over 200 years old and likely was already a large tree when the cabin was built many, many years ago. Our research indicates that an oak tree this size may be from the early 1800’s or possibly even the late 1700’s.
The “Fun Looking” photo above was taken in the yard behind the cabin (looking toward the back of the cabin). We were very excited to discover that behind the cabin someone had spent a large amount of time and money growing numerous mature grapevines as well as several different types of fruit trees. There appears to be enough mature grapevines that you could potentially make enough wine to supply your needs as well as the needs of your family and friends….or maybe you just want the fresh grapes or the huge amount of grape jam that could be made every year!
– TERMS OF SALE –
If these tracts were listed for sale separately on our website, Tract B (11 acres with log cabin, fruit trees, grapevines, creek, private driveway, open meadow and timber) would be $279,500 and Tract 3 (10 acres with timber and privacy) would be $44,500. So, the normal “combined sales price” would be $324,000.
But now it’s DISCOUNT TIME. It’s right around the end of the year and to make our Board of Directors happy we need to sell just a few more properties. This special property actually gets THREE discounts, and we are combining them to save you a ton of cash.

In the photo above we are looking toward the two bedrooms which come off of the “great room”. Amazingly, the bedrooms and kitchen are also constructed with logs. Whoever built the cabin must have been a true expert because even today’s best builder’s would find it very difficult to build a cabin like this one, using full logs. The labor involved in building this cabin would have been tremendous!
Although we do not seem to have very many photos of the cabin, we do have several videos and we have added them all to this listing page. We have videos showing the cabin and yard on the 11 acres (Tract B) and we have videos showing the timber and ground on the 10 acres (Tract 3).
You may notice as you read through this listing page that we actually have different videos which show the cabin at different times throughout the year (most photos and videos in this listing seem to be from the early springtime, before the leaves are out on the trees).
We have not been in a rush to sell the cabin, because several of our employees had asked to use the cabin for deer and turkey hunting. Because of this, we were able to get videos in the springtime, summertime and even in the winter. We have added all of the videos to this listing page so that you would have the opportunity to see the cabin/land at different times of the year. You will find all of the videos a little further down in this listing page.
A few hundred yards behind the cabin you will find the small creek that crosses over the property (shown as James Creek on some of the maps that we have used). This very pretty little creek seems to do a great job of getting the deer and turkey to visit the property. The little creek has had water in it each time we have visited it, but we do not know if would have water in it year around. But, the water source for the cabin is NOT the creek and actually appears to be a drilled well in the side-yard of the cabin.
The photo above shows “James Creek” which borders the north side of the property. This photo was taken near the northeast side of the property and it shows how clear the water generally is in the creek (except after a large rainfall which).
Outcast Land is known for focusing on the highest quality hunting and recreation land in the United States. Every tract sold by Outcast Land is hand-picked for its hunting, recreation and investment appeal. Also, all Outcast Land tracts are buildable but they can not be used as a residence until after the loan (from Outcast Land) has been paid in full. If you purchase this acreage (which includes the log cabin) you would be able to use it recreationally but it could only be used as a residence after the owner-financed loan has been paid in full. This could be accomplished by paying off the loan to us in full, or by refinancing the loan through your preferred bank (which would still be a payoff to us).
We have a very limited number of these tracts at the Jesse James Project, in Pulaski County, Missouri and this is the ONLY tract that has a cabin on it. These heavily wooded tracts are some of the HIGHEST QUALITY deer and turkey hunting tracts in the nation. Pulaski County is consistently ranked as one of the top deer hunting areas in Missouri (and in the nation). These tracts are also within about three miles of the famous Gasconade River and within about 20 miles of the Mark Twain National Forest which gives you over 50,000 acres of ADDITIONAL land for hunting, camping, fishing, trail riding and recreation (public land).

This area has a PROVEN track record for huge white-tail deer and enormous wild turkeys. There has been very little hunting pressure at The Jesse James Project for many decades AND the land itself has been managed under the guidelines of the QDMA (Quality Deer Management Association) which has led to the growth of a large and healthy population of white-tailed deer and wild turkey.
This particular listing is for TWO tracts of land within The Jesse James Project – Tract B (which is 11 acres in size and has the log cabin) and Tract 3 (which is 10 acres in size and is intended for hunting/recreation). Together, these properties total 21 acres in size. You can drive to Tract B (log cabin on 11 acres) in a truck or an SUV. To get to Tract 3 (10 acres wooded land) you will need to drive your side-by-side or 4 wheeler as the trails leading to Tract 3 are not designed for a full-sized vehicle.
In the aerial photo above we are looking northerly at the log cabin on Tract B (11 acres). You can drive to this tract with a truck or an SUV. The 10 acre tract (Tract 3) is located about a mile to the north (sort of visible in the upper right corner of this photo) and is accessible with a side-by-side or a 4 wheeler. In the photo above you can see the open meadow behind the cabin which contains the fruit trees and rows of mature grapevines. Going northerly from the meadow the property slopes down to a beautiful creek bed on the north side of the 11 acres.
Please Note: Because this property is sold/financed through “Outcast Land Inc.” (like all of the other tracts at “The Jesse James Project”) it can certainly be used for hunting, camping and recreation, but please keep in mind that this property can not be used as an actual residence until after the loan to Outcast Land Inc. (the owner financed loan) has been paid in full.
The log cabin appears fairly solid to us (you be the judge) and may be usable as a “hunting cabin” right away. But even if someone invested the time and money that it would likely take to fix up the log cabin, it could still not be used as a residence until the loan to “Outcast Land Inc.” has been paid in full. This could potentially be done by “refinancing” the property through your bank or lending institution (but it could not be a residence until after your bank loan had been completed).
Currently, this property is best suited as a private spot to hunt, camp or enjoy an extended vacation. Then, after the loan to Outcast Land Inc. has been paid in full you would have the option of using the log cabin for a permanent residence or possibly building a different residence on the property (there are numerous beautiful sites which may be suitable for a home).

In the photo above you can see Tract B outlined with purple toward the bottom of the photo (11 acres with log cabin) and Tract 3 outlined with purple toward the top of the photo (10 acres). You can drive to Tract B in your truck or your suv. To get to Tract 3 you will want to use your four wheeler or your side-by-side. In one of the videos, we drive a full-sized truck to the west side of Tract 3 (but it did get a couple of scratches). We are selling these tracts together so that you can set up your cabin/campsite/home/camper/etc on Tract B (since you can drive to it with a truck/suv). Then to get to Tract 3, take your four wheeler or your side-by-side (or your hiking boots) and you can do some SERIOUS hunting, camping and relaxing!
Although these two tracts are separate properties, we feel that they make a perfect “match” and that your experience at The Jesse James Project will be enhanced by owning both of these stunning properties.
Tract B is 11 acres and features a long private driveway that comes off of the easement road at the south side of the property. The driveway leads northerly for several hundred feet to the beautiful log cabin. Behind the log cabin there is a small storage shed and also several fruit trees (apple, pear, etc.) and several rows of mature grapevines! Beyond the grapevines there is a large open meadow area and beyond that the property transitions into timber and slopes down to a clear creek bed which borders the north end of the property. Although we try not to call any creek a “year around” creek, the creek on the north side of Tract B has been flowing every time we have visited the property, which has been several times throughout the last year.
Tract 3 is 10 acres and features several private areas that might be suitable for camping and definitely would be suitable for hunting. It also has mature timber and although it also features a creek bed, the creek bed on Tract 3 is normally dry (seasonal creek).
The photos/maps on the right side of the screen (or the very bottom of the listing, depending upon how you are viewing the website) show each of the two tracts. We start with Tract B (11 acres with log cabin, fruit trees and grapevines, mature timber, creek, etc.) and then we show Tract 3 (10 acres with mature timber, seasonal creek and major privacy).
In the main part of the listing below, we will have maps/pictures/videos of Tract B (11 acres with log cabin) as well as separate maps/pictures/videos of Tract 3 (10 acres of timber). Videos!! As we mentioned earlier, because we have never been in a “rush” to put the log cabin on the market, we have been able to get videos at several different times of the year and showing different parts of the property. We have included several videos below:
In the first video (below) we get a “bird’s eye view” of the log cabin which is located on Tract B (11 acres). This video was taken in the summer and does a nice job showing the property from the air – we start in the yard at the cabin and then take a quick look at some of the fruit trees and grapevines before heading up into the air and exploring more of the property (including taking a quick look at the creek on the north end of the 11 acres):

This next video is a wintertime video (or very early in the springtime) and it shows the cabin and some of the property. It is a good video to watch because without all of the leaves on the trees you can get a good “feel” for the land. This next video was taken in the winter when we were just above to leave the property one day. We realized we never had gotten any measurements of the cabin so we “walked it off” in the video just to get an approximate measurement of the exterior. We also take a look at a part of the foundation that looks like it needs some repair:
In this next video we drive into the property while starting at the old gate which is located at the southeast corner of The Jesse James Project. This is an early spring video so there are only a few leaves on the trees (and very few leaves on the grapevines):

Now let’s look at a few maps and pictures of Tract B (which is 11 acres and has the log cabin). You can drive to the cabin with a truck or an SUV:
The aerial map above shows Tract B which is 11 acres in size. It is accessible with a truck or an suv and it borders the easement road along its entire south side and the little creek along its entire north side. There is a private driveway which comes in at about the southwest corner of the property and leads right down to the cabin. You can also drive past the cabin and into the open meadow area. Just watch out for the fruit trees and the grapevines!
The “topo map” above shows how Tract B is situated. It is the highest at its south side and it slopes down very gradually as you move to the north past the cabin and into the meadow. After you cross through the meadow and get into the timber it slopes down more steeply until you get to the creek. The topo mnap above shows a dashed line leading into the west side of the property (directly into the words “log cabin”) BUT there is no road at all there. There may have been many decades ago when this topo map was created but there is not now. The grey and purple line is the gravel easement road which gives you access to the property and the driveway to the cabin starts at about the southwest corner of the property.
These tracts have not been surveyed so the dimensions and sizes are approximate. Although a survey is not required, if you decide to survey your property we will give you our recommendation for a surveyor in the area.

In the very early springtime photo above, we are behind the cabin and we are looking toward the grapevines, the fruit trees and the cabin (trailers and four wheelers not included, sorry…)
In the wintertime aerial photo above, we are looking down at the creek on the north end of the property. We do not know if this creek runs all year but it has been running every time that we have visited the property.
Although much of the cabin appears to be original, there are also things that appear to have been “upgraded” over the years. The kitchen cabinets appear to be newer and look like hickory to us.
In the photo above we are standing in the yard behind the cabin and looking toward the fruit trees and grapevines. What a beautiful setting! Don’t worry, the trailer has been removed (our guys used it to bring some side-by-sides to the property).

In the aerial photo above we are looking west over Tract 3. The red truck is parked under the power line which crosses over about the middle of Tract 3.

The aerial map above shows Tract 3 which is basically all wooded (other than the power line easement) and is 10 acres in size. The easement road comes in at the south side of the property and also at about the northwest side of the property.
The “topo map” above shows how the property is situated. It has a creek bed which crosses over the property – this is a seasonal creek which is dry for most of the year. As you move each direction from the creek bed the property rises up fairly steeply. The black line you see on the topo map is the power line which crosses over the property.

In the photo above we are parked under the power line at the north end of Tract 3.
Tract 3 appears to have a beautiful mixture of timber. On one of the larger hardwood trees we discovered an old tree stand which would likely have been used for hunting in the open area under the power line.

Property Covenants
As you may already know, the deer and turkey hunting in this area is some of best in the nation. On these tracts you can hunt, camp, ride your four wheeler, shoot your gun(s) and generally just relax and enjoy life. These tracts are definitely buildable, subject to the basic property covenants which are the same for all Outcast Land tracts.
Please keep in mind that although Tract B (the 11 acre tract with the log cabin) is accessible with a truck or an suv, Tract 3 (the 10 acre tract) is generally only accessible with a four wheeler or a side-by-side which makes it most suitable for hunting, camping and recreation – Tract 3 would be best used for hunting, camping and recreation while you use Tract B as your main campsite/cabin/home. Please remember than none of the tracts at The Jesse James Project can be used as a permanent residence until the owner-financed loan has been paid in full.
If you wish to use any of these tracts as a full-time residence, your home/cabin must be at least 600 square feet on a concrete foundation and the loan (to Outcast Land Inc.) must be paid off. The land does not have to be “free and clear” in order to live on the property but the Owner Financed loan to Outcast Land Inc. must be paid off (so if you “refinance” through your bank or another lending institution then the “owner financed” loan would be paid off).
You can build a hunting cabin (or even a house) right away, if you choose to do so (so long as it is not used as a residence). A hunting cabin would not have to be on a concrete foundation or be 600 square feet in size (those are requirements for a residence, not a hunting/vacation cabin). You could also use a portable building for a hunting/vacation cabin, if you choose to do so.
You have a full 90 days for camping in a 12 month period, which is twice as long as the standard 45 days a year. Also, your camping is never limited during deer season (rifle season) or spring and fall turkey season. Outcast Land never wants to limit your hunting opportunities!

You can definitely have a portable building or a camper/RV on this property for camping and hunting (just not as a residence). In fact, we know many people who have built a small hunting cabin in a weekend, with materials that fit in the back of a suburban or a pickup truck. Remember, you can definitely build a home and/or hunting cabin on the property at any time, it just can not be used as a residence until after the Owner Financed loan has been paid in full.
Please note that timber with a stump diameter larger than 8 inches may not be cut, sold or removed until the property has been paid for in full (we can often give written exceptions for creating a building site or a driveway/trail).
Location of The Jesse James Project

These special tracts are in an amazing location. Located about 15 miles west of Rolla, Missouri, which puts you only about two hours from St. Louis. Springfield, Missouri is about 1 1/2 hours to the southwest and Lake of the Ozarks is about 30 miles to the northwest.

As the map above shows, these tracts are within about 5 miles of the VERY popular Gasconade River and within about 10 miles of the Mark Twain National Forest which gives you THOUSANDS of acres of additional land for hunting and exploring as well as virtually unlimited access to numerous rivers, creeks and trails. Although it is hard to see on the map above, the little town of Dixon, Missouri is only about 5 miles northwest of this property which gives you a convenient place for gas and groceries.

As the map above shows, these tracts are less than 10 miles from the main four lane highway in Missouri (Interstate 44) but are still VERY private! Mill Creek and James Creek cross through The Jesse James Project and flow about two miles into the Gasconade River.

DIRECTIONS: To get to The Jesse James Project from Rolla, Missouri just go west on Interstate 44 for about 12 miles and then take the exit for Highway D going north. Stay on Highway D for about 8 miles and then go north (right) onto Columbia Road. Go about half a mile on Columbia Road and then take your first right onto Cactus Road. Take Cactus Road for just under a mile (about 8/10th’s of a mile) and then go left onto the start of the easement road that will take you into The Jesse James Tracts. The easement road will go for about half a mile through some beautiful pastures and then you will enter the property.

Also, it may be helpful to print out the maps/directions from this listing page, especially the first time you visit the property. Although main easement road at The Jesse James Project is a low-maintenance road, you will be able to get to the “lettered” tracts with a truck or an suv. In order to explore the “numbered” tracts you will need a four wheeler or a side-by-side.

If these tracts were listed for sale separately on our website, Tract B (11 acres with log cabin, fruit trees, grapevines, creek, private driveway, open meadow and timber) would be $279,500 and Tract 3 (10 acres with timber and privacy) would be $44,500. So, the normal “combined sales price” would be $324,000.
But now it’s DISCOUNT TIME. It’s right around the end of the year and to make our Board of Directors happy we need to sell just a few more properties. This special property actually gets THREE discounts, and we are combining them to save you a ton of cash.
- Discount #1 – Multi-tract discount. By offering the 11 acres with the cabin, along with the 10 acres without the cabin (for the total of 21 acres) we are able to offer a 10% discount. That is a savings of $32,400.
- Discount #2 – End of year discount on select properties. We have gotten approval to offer a 15% end-of-year discount on the 21 acres with cabin. That is a savings of $48,600.

Keep in mind that this property can not be used as a permanent residence until the loan to Outcast Land Inc. has been paid in full. The cabin may be useful for a hunting cabin or for vacations, but the cabin (or any other part of the property) can not be used as a permanent residence until the owner-financed loan has been paid in full.
Although it goes without saying we will say it anyway…the old log cabin and property (and any and all parts of either) are sold “As-Is” with no warranties of any kind expressed or implied. We do not know the history of the cabin and we have no direct knowledge of what may work and what may not.
Please do feel free to check out the cabin before making your down payment. Although we will happily try to answer all questions about the cabin, our knowledge is pretty much limited to what you see in the videos on this listing page. We do know that the water heater was taken out to be replaced, but has not been replaced. Plan on purchasing/installing a water heater (which can be fairly inexpensive if you shop around).
Please Note: Many parts of the 21 acres do contain mature timber, generally including white oak, red oak, walnut, hickory, sycamore and many other species. The timber may not be cut, sold, removed or disturbed until the property has been paid for in full (we can often make written exceptions if you are clearing for a driveway or for a building/camping site).
Also Please Note: Because it would be impossible for us to replace the fruit trees and the grapevines behind the cabin, they cannot be removed, altered or destroyed until the property has been paid for in full, regardless of their size (not that you would want to do that….but we’ve seen folks do stranger things….).
