This acreage is located about 5 minutes north of the little town of Willow Springs, Missouri. This property does have direct frontage on a gravel easement road. The last 1/2 mile of road to this property is fairly rough and although you could make it in a car on a dry day I wouldn’t want to try it in the rain. A truck or an suv is a better bet for this private tract of wooded land.

Telephone is on the private easement road at the property. Electric is not on the property (it is within about 1/2 a mile). Plan on going “off-grid” on this one.
The property is a mixture of flat ground and rolling ground. To be able to pull a truck onto the best building sites on the property you would need to clear out some small trees and brush next to the easement road. The land rises up as you go west off of the easement road onto the property and then it levels off into a nice building/camping site with mature timber. As you continue going west on the property the land slopes down and back up again.

We have placed no restrictions on this property BUT the original developer has restricted against mobile homes and when you build/camp you need to be set back off of the easement road. There are almost certainly other restrictions/covenants as well and they will be recorded with the county (contact the county recorder to obtain a copy, as they must be followed).

The map above shows the route to the property from Willow Springs. Here are the detailed directions: From Willow Springs go north on Highway 137 heading out of town. Once you past the golf course at the city limits you will go right onto County Road 3580. Stay on County Road 3580 for about 2 miles (it turns left and then right) and when you come to the “T” in the road go left onto County Road 1290. Go 1/4 mile north on County Road 1290 and it will turn to the east (do not go straight here, go east and stay on CR 1290), now go another 1/4 mile and you will see the easement road on the left side (north side) of the road. The easement road is not marked but you will see a couple of mailboxes where you turn. Go 1/4 mile north on the easement road and you will come to a “Y” in the road, stay to the right and go another 1/4 mile and you will see the land on the left side of the road. If you get to a small cabin then you have just passed the 5 acres. Back up a little bit and you are there!
