This tract has excellent access with direct frontage on a county gravel road (Sargent Road) and is only about two miles off a paved road (Highway AV).
On this property you find find many species of trees including red oak, white oak, pine, hickory, walnut and more. We saw no signs of any recent logging on this property.
The aerial photo above shows how this private acreage is situated. It borders the County Road for about 305 feet along its entire north side. This property appears to be all wooded (other than possibly a few small natural clearings).
The topographic map above shows the “lay of the land”. The property is fairly level on its north side. As you move southerly it stays level for a while and then it begins to slope down (fairly gradually, judging by the topo map). The topo map actually shows a creek bed running across the south side of the property but we have not walked down to check it out. It would definitely not be a “year around” creek bed but it will probably have some cool rocks and rock formations.
Power is conveniently located within about 1/2 a mile of the property. Most property owners in the area use a well or a cistern for their water needs. A cistern is a convenient and inexpensive way to store water for occasional use (hunting, camping, etc). For waste you could install your own septic (or have a pro do it) or use an alternative system (lagoon, composting toilet, outhouse, camping toilet from the Wal-Mart hunting section, etc). We had good cell service on the property including wifi in our vehicle (which is cell based and works great).

All of the properties at “The Tracts At Pine Ridge” have setback distances from the easement road and county road. These setback areas are also designated utility easements so that owners shall have the option of electric service. All buildings, homesites, parking areas, storage areas, etc. must be at least 100 feet from the centerline of the easement road and the county road (this area acts as a privacy setback as well as a utility easement).
Fences/gates may not be placed within 50 feet of the centerline of the easement road or county road, as this area is a designated road easement area. Although there is a 30 foot setback for building/storage from the sides and rear of each tract you CAN fence directly up to the sides and rear of each tract (so long as the fence is still 50 feet off of any shared roadway).
Please note that timber with a stump diameter larger than 8 inches may not be cut, sold or removed until the property has been paid for in full (we can often give written exceptions for creating a building site or a driveway/trail).
