In the photo above we are looking at part of the “backyard” behind the cabin. The cabin is the blue structure on the right and the smaller structure on the left is an outdoor shower area (with an enclosed privacy area constructed of pine logs) and a detached bathroom area.
This totally unique property was set up as a Homestead for a small family and appears to have everything that was needed while it was used – the owners have moved to another state (about a year ago) and this special property is now available for sale. We have NEVER been able to offer a property like this and we may never be able to do so again. This beautiful wooded 5 acre tract has a small 1 bedroom cabin, a separate outdoor shower and detached bathroom area, a large garden area, a large and convenient “root cellar” as well as some type of rainwater collection system that appears to encompass over 1,000 gallons of water storage.
On the other side of the wall from the outdoor shower you will find the detached bathroom area which includes a toilet and a sink. There is a large window on one side of the detached bathroom and two of the other sides appear to have large open areas which were probably intended to be open in the summer and covered in the winter. Although the detached bathroom does not appear to have been used for quite some time, there is actually a small functioning solar power system within the bathroom.
We do not know if the detached bathroom is also hooked to the main power in the cabin, or if the solar power is currently the only power source for the detached bathroom. It would be fairly simple to run the actual power line to the detached bathroom if you wanted to do so (if that has not already been done).
Possibly the BEST part about this property is that although it appears that it was set up so that it could potentially be run “off-grid” if need be, it actually DOES have electric service with a meter and a power line which is run underground into a standard fuse box (breaker box) inside the cabin. If you are anything like us, then you love the idea of being “off-grid” but you also love the idea of having “grid power” as an option!
In the photo above we are looking at the “East Half” of the cabin. You can see the little kitchen area which appears to have a refrigerator as well as a sink. If you look at the wall on the right you can see the breaker box which serves the cabin.
The cabin appears to have a fairly large window air conditioner for cooling, and it has a beautiful wood stove which can be used for heating. The cabin appears to be insulated so it would also be possible to use a small electric heater in the winter if you didn’t want to use the wood stove.
The gorgeous wood stove in the photo above is located in about the center of the cabin and it would easily provide enough heat for the cabin in any weather.
The photo above shows the “West Half” of the cabin which includes the bedroom area and a closet area. Some of the furniture/items in the photos and videos remain in the cabin including the bed and the wooded kitchen table shown in one of the previous photos. The rocking chair in the photo above was removed as were some other small personal effects.
The cabin was intentionally designed with a very open layout and the ceilings were painted white to maximize the feeling of openness when you are inside.
This special tract has great access with direct frontage on a County Road (Sargent Road) as well as on a private easement road within the rural development of Pine Ridge. The easement road goes past the property and goes about half a mile to a pond within the development that can be used for fishing and recreation. This property is Tract 12B at Pine Ridge and it is heavily wooded with a gorgeous mixture of pine trees and hardwood trees. The property is the highest on the north side (where you will find the Homestead) and it slopes down as you go southerly with the topo map even showing that there is some type of small creek that crosses over the south end of the property (seasonal creek).
We rarely have an available property within Pine Ridge. Not only is this area well known for excellent hunting (white-tailed deer and wild turkey) but the tracts at Pine Ridge are also within about 5 miles of the Mark Twain National Forest which gives you over 50,000 acres of ADDITIONAL acreage for hunting, camping, fishing, trail riding and recreation (public land).

The information (below) is the specific information about this tract, which is Tract 12B at “The Tracts At Pine Ridge”. It is about 5.02 acres in size and it borders the County Road (Sargent Road) along its north side as well as bordering the Easement Road along its northeast side (see the maps later in this listing to see how the property is situated).
The aerial photo above gives you a “bird’s eye view” of this heavily wooded acreage. In the photo the drone is over about the middle of the property and we are facing north. The roof of the cabin is just barely visible through the large trees. In the photo you can see a small bit of Sargent Road (which is mostly hidden by trees) and you can see the Easement Road which comes off of Sargent Road and goes east (right) down to the pond.
A while back we put up a couple of game cams at Pine Ridge and we got hundreds of photos of nice sized deer. This photo was from a game cam a few hundred yards east of this tract. Pine Ridge is located with Texas County, Missouri, which is consistently ranked as one of the top Counties for deer hunting in the state of Missouri. Texas County has a wonderful mixture of large wooded areas as well as rolling pastures, which is what tends to keep the deer and wild turkey in the area.

On this property you find find many species of trees which may include pine, red oak, white oak, hickory, sycamore, walnut and more. The yard area around the cabin appears to contain a large number of very tall pine trees. Property Covenants for “The Tracts At Pine Ridge”
All of the properties at “The Tracts At Pine Ridge” have setback distances from the easement road and county road. These setback areas are also designated utility easements as well as privacy buffer areas. All buildings, homesites, parking areas, storage areas, etc. must be at least 100 feet from the centerline of the easement road and the county road (this area acts as a privacy setback as well as a utility easement).
Fences/gates may not be placed within 50 feet of the centerline of the easement road or county road, as this area is a designated road easement area. Although there is a 30 foot setback for building/storage from the sides and rear of each tract you CAN fence directly up to the sides and rear of each tract (so long as the fence is still 50 feet off of any shared roadway).
Please note that timber with a stump diameter larger than 8 inches (measured at ground level) may not be cut, sold or removed until the property has been paid for in full. Although, we can often give written exceptions for creating a building site or a driveway/trail (contact us for details on potential timber removal).

This property is very close to the private “Fishing Lake” at Pine Ridge (more of a “Fishing Pond”). – This “catch & release” lake might be a great place to teach your children/grandchildren to catch a catfish! – This lake is ONLY for the use of Pine Ridge property owners and their guests, making for a private and relaxing setting. To visit the pond you simply take the easement road to the east past the property and continue for about 1/2 a mile.
DIRECTIONS TO THE PROPERTY: To get to this property from Springfield, Missouri just go east on Highway 60 for about 65 miles toward the town of Cabool. Once you pass Cabool you will go east onto Highway AV off of Highway 60. Stay on Highway AV for about 2 1/2 miles and the pavement will end. Now go left (across the train tracks) on Colburn Road. Go about 1/4 mile on Colburn Road and you will come to a “T” in the road (this is Sargent Road). Go right at the “T” and stay on Sargent Road for a mile and you will be at “The Tracts At Pine Ridge”.

Within just a few miles of Pine Ridge you will find over 50,000 acres of National Forest which is generally open for hunting and recreation. We did not see any type of drilled well on the property (although we did not search too much) so the water tanks are likely the water source for the cabin. We do not know what type of septic system (if any) is on the property. Because the property is over 5 acres in size there are few (if any) specific requirements that we know of regarding installing a septic system. We know of many people who simply use an outhouse for their “septic needs” so although there is probably some type of septic system in place you could likely improve it if you wanted to do so, without having to obtain a permit or any inspection.
The photo above shows some type of water heating system that we found located in the root cellar. It appears to be an “Instant” type of water heater that runs on a small propane tank.
The photo above shows the main “garden area” that we found on the property. Although it appears that this garden area has not been maintained for at least 1-2 years, there is a very good chance that it could be cleaned up and used again immediately.
