This tract has excellent access with direct frontage on a private easement road. It is located just a few hundred feet off of a county gravel road (Sargent Road) and is only about two miles off a paved road (Highway AV).
On this property you find find many species of trees including red oak, white oak, pine, hickory, walnut and more. We saw no signs of any recent logging on this property.
The aerial photo above shows how this private acreage is situated. It borders the Easement Road for about 580 feet along its entire north side. Other than a cleared area by the road, this property appears to be all wooded (other than possibly a few small natural clearings).
The topographic map above shows the “lay of the land”. This tract is the highest toward the north and northeast sides and it slopes down as you move to the south. According to the topo map above, the best potential place to build might be to bring in your driveway starting near the northwest corner and going southerly for about 150-200 feet. This is likely to give you a large amount of privacy while still taking advantage of one of the more level areas on the property. Although we have not explored the property (other than what you see in the videos) the topo map indicates that the most level area would likely be the northwest corner of the property, with the middle and southeast part of the property having a somewhat steep slope. Topo map are great for approximations but ultimately you may want to view the entire property to decide for yourself how the ground lays.
The topo map shows a creek bed crossing over the south side of the property. This would not be a year around creek but there may be some cool rock formations or even a cave (we have not explored the property).
Power is about half a mile from the property and could be run to the property if you desired to do so. Most property owners in the area use a well or a cistern for their water needs. A cistern is a convenient and inexpensive way to store water for occasional use (hunting, camping, etc). For waste you could install your own septic (or have a pro do it) or use an alternative system (lagoon, composting toilet, outhouse, camping toilet from the Wal-Mart hunting section, etc). We had good cell service on the property including wifi in our vehicle (which is cell based and works great).

Property Covenants for “The Tracts At Pine Ridge”
All of the properties at “The Tracts At Pine Ridge” have setback distances from the easement road and county road. These setback areas are also designated utility easements so that all owners shall have the option of electric service. All buildings, homesites, parking areas, storage areas, etc. must be at least 100 feet from the centerline of the easement road and the county road (this area acts as a privacy setback as well as a utility easement).
Fences/gates may not be placed within 50 feet of the centerline of the easement road or county road, as this area is a designated road easement area. Although there is a 30 foot setback for building/storage from the sides and rear of each tract you CAN fence directly up to the sides and rear of each tract (so long as the fence is still 50 feet off of any shared roadway).
Please note that timber with a stump diameter larger than 8 inches may not be cut, sold or removed until the property has been paid for in full (we can often give written exceptions for creating a building site or a driveway/trail).

DIRECTIONS: To get to this property from Springfield, Missouri just go east on Highway 60 for about 65 miles toward the town of Cabool. Once you pass Cabool you will go east onto Highway AV. Stay on Highway AV for about 2 1/2 miles and the pavement will end. Now go left (across the train tracks) on Colburn Road. GO about 1/4 mile on Colburn Road and you will come to a “T” in the road (this is Sargent Road). Go right at the “T” and stay on Sargent Road for a mile and you will be at “The Tracts At Pine Ridge”.
You then will take a right onto the first easement road, go a couple of hundred feet and you will see the property on the right side (south side) of the easement road.
