The person who cleared the driveway and camping/building site did a really good job. They cleared out many of the smaller trees but left quite a few large trees within the site, giving it a “park-like” feel. As you may have seen in the “Ground Video” above, there were a couple of raised garden beds within the cleared site. The person who was on the property told us that they had mentioned the raised garden beds to a nearby property owner, and that the nearby owner MIGHT have been coming to take the raised beds. So, if you get to the property and the raised beds have been removed, please do not be mad at us!
The “raised garden beds” shown above MIGHT be removed be a nearby property owner, although we have not been able to contact that nearby owner to see if they are actually coming to get the beds. Sorry about this inconvenience. Whether or not the raised beds stay on the property, there is a nice level area in that location that might be ideal for an actual “in-ground” garden.

There has been NO wildlife management (no food plots, etc) at Pine Ridge and it is still full of large whitetails. This tract has excellent access with direct frontage on a private easement road. It is located just a few hundred feet off of a county gravel road (Sargent Road) and is only about two miles off a paved road (Highway AV).
On this property you find find many species of trees including red oak, white oak, pine, hickory, walnut and more. We saw no signs of any recent logging on this property.
The aerial photo above shows how this private acreage is situated. It borders the Easement Road for about 1,020 feet along its entire east side. Other than a cleared area by the road, this property appears to be all wooded (other than possibly a few small natural clearings). Power is at the north side of the property.
The topographic map above shows the “lay of the land”. It is mostly level along the easement road and it slopes down gently as you move toward the northeast.
Most property owners in the area use a well or a cistern for their water needs. A cistern is a convenient and inexpensive way to store water for occasional use (hunting, camping, etc). For waste you could install your own septic (or have a pro do it) or use an alternative system (lagoon, composting toilet, outhouse, camping toilet from the Wal-Mart hunting section, etc). We had good cell service on the property including wifi in our vehicle (which is cell based and works great).

Property Covenants for “The Tracts At Pine Ridge”
All of the properties at “The Tracts At Pine Ridge” have setback distances from the easement road and county road. These setback areas are also designated utility easements so that all owners shall have the option of electric service. All buildings, homesites, parking areas, storage areas, etc. must be at least 100 feet from the centerline of the easement road and the county road (this area acts as a privacy setback as well as a utility easement).
Fences/gates may not be placed within 50 feet of the centerline of the easement road or county road, as this area is a designated road easement area. Although there is a 30 foot setback for building/storage from the sides and rear of each tract you CAN fence directly up to the sides and rear of each tract (so long as the fence is still 50 feet off of any shared roadway).
Please note that timber with a stump diameter larger than 8 inches may not be cut, sold or removed until the property has been paid for in full (we can often give written exceptions for creating a building site or a driveway/trail).

DIRECTIONS: To get to this property from Springfield, Missouri just go east on Highway 60 for about 65 miles toward the town of Cabool. Once you pass Cabool you will go east onto Highway AV. Stay on Highway AV for about 2 1/2 miles and the pavement will end. Now go left (across the train tracks) on Colburn Road. GO about 1/4 mile on Colburn Road and you will come to a “T” in the road (this is Sargent Road). Go right at the “T” and stay on Sargent Road for a mile and you will be at “The Tracts At Pine Ridge”.
You then will take a right onto the first easement road, go a couple of hundred feet and you will see the property on the left side (north side) of the easement road.
