SORRY, THIS PROPERTY HAS BEEN SOLD!
Gorgeous tract across from the fishing lake AND with power on-site! – Excellent tract at “The Tracts At Pine Ridge”!
We have a limited number of these Tracts at Pine Ridge, which are some of the HIGHEST QUALITY deer hunting tracts in the nation. Texas County is consistently ranked in the top 10% for deer hunting in the state of Missouri. These tracts are also within about 5 miles of the Mark Twain National Forest which gives you about 100,000 acres of ADDITIONAL acreage for hunting, camping, fishing, trail riding and recreation (public land).
“The Tracts At Pine Ridge” is one of our “Homesteader Friendly Rural Developments”. This simply means that the standard Property Covenant requiring a minimum 600 square foot concrete foundation for a residence does NOT apply to the properties at “The Tracts At Pine Ridge”. If you have been waiting for a property for your “tiny home” or for your “shipping container home” then you may have finally found what you are looking for!

The information (below) is the specific information about this tract, which is Tract 15B at “The Tracts At Pine Ridge”. It is 5.02 acres in size.
The aerial photo above give you a “bird’s eye view” of this heavily wooded acreage. We are looking northerly over the property. As you can see in the photo there is an electric line directly on the property which gives you access to power if you ever need it.
We recently put a couple of game cams up at Pine Ridge and we got hundreds of photos of nice sized deer. This photo was from a game cam a few hundred yards east of this tract. There has been NO wildlife management (no food plots, etc) at Pine Ridge and it is still full of large whitetails. So, if you put out a couple of feeders or salt blocks on your tract you would pull in some very large bucks.
It is getting harder and harder to find GOOD quality land. This particular tract has nice timber, great privacy, an excellent location and it already has a residential power line DIRECTLY on it. The short private driveway and small cleared site are also a bonus. We can find you “cheaper” land but we may not be able to find you a better value than this rare tract.
The full sales price for this 5.02 acre tract of PREMIUM land is $44,500 and we offer INSTANT owner financing with just $2,500 down.
With your $2,500 down payment you will automatically get our reduced interest rate of 6 3/4% and your monthly payment will be $390. This is about a 15 year payment schedule and an annual interest rate of 6 3/4%. With a $5,000 down payment the interest rate drops to 5 3/4% and the payment drops to $345 a month. These payments are all based on about a 15 year payment schedule. Property taxes and maintenance fees total only about $180 a year and this is already included in the monthly payment amount. There are NO prepayment penalties and NO hidden fees.
PLEASE NOTE that you have a full 12 months to ADD to your down payment in order to reduce your interest rate and payment amount! We want ALL of our buyers to have the opportunity to achieve the LOWEST POSSIBLE interest rate and payment amount!
ALSO, if you decide to pay off your property (your loan to us) at any time within the next 5 years you will get a 10% DISCOUNT off of the purchase price of the property. On this tract, that would save you $4,450 for an early payoff!
“The Tracts At Pine Ridge” are sold through our partner company which is Regions Land Company. The sales process is the same as you see on the InstantAcres website, but the paperwork will shows Regions Land Company as the “seller”.

This tract has excellent access with direct frontage on a private easement road. It is located just a few hundred feet off of a county gravel road (Sargent Road) and is only about two miles off a paved road (Highway AV).
On this property you find find many species of trees including red oak, white oak, pine, hickory, walnut and more. We saw no signs of any recent logging on this property other than timber that was removed for the driveway, small cleared site and power line.
The aerial photo above shows how this private acreage is situated. It borders the Easement Road for about 340 feet along its entire south side. Other than the small cleared site, this property appears to be all wooded (other than possibly a few small natural clearings). The power line runs directly across the south side of this property making it convenient for your building/camping needs. The small private fishing lake is just a few hundred feet to the east.
The topographic map above shows the “lay of the land”. The property is basically level coming off of the easement road (south side of the property). It slopes down gradually as you move to the north.
Power is conveniently located directly on the south side of the property. Most property owners in the area use a well or a cistern for their water needs. A cistern is a convenient and inexpensive way to store water for occasional use (hunting, camping, etc). For waste you could install your own septic (or have a pro do it) or use an alternative system (lagoon, composting toilet, outhouse, camping toilet from the Wal-Mart hunting section, etc). We had good cell service on the property including wifi in our vehicle (which is cell based and works great).
Below, you will see a few videos which will help you to “explore” the property. The first video is a drone video which shows this acreage from the air:
The next video is a “ground video” where we briefly explore the property. We only explore a tiny fraction of the land in this video, but it should still be helpful:
In the last video (below) we use the “MapRight” interactive mapping program to explore the property and the area. It is not as exciting as a drone video but it does have tons of good information. The video below was created before there was a short driveway and small clearing on the property and before the electric line was extended directly across the property (so that stuff won’t be mentioned in the video):
As you may already know, the deer hunting in this area is some of best in the nation. Turkey hunting is excellent as well. On this tract you can hunt, build, camp, ride your four wheeler, shoot your gun and generally just relax and enjoy life.
