SORRY, THIS PROPERTY HAS BEEN SOLD!
We are almost NEVER able to offer a property with a home/cabin/shop but in this rare listing we are excited to offer a large 8.679 acre parcel with a small cabin and a newer shop building. You will also find a nice pond (with older dock) as well as a beautiful mixture of mature timber.
Amazing location in the Ozarks. This acreage is located in a small Rural Development called “Whitetail Ridge” which is located within about 3 miles of the popular “Bennett Spring State Park” and even closer to the famous Niangua River. Also only about 10-15 miles from Lebanon, MO and less than about an hour from Springfield, Missouri.
In the aerial photo above we are looking at the front of the cabin which is shaded by several mature oak trees in the large yard.
In the aerial photo above we are directly over the pond, facing east toward the cabin and shop. The cabin has a very simple design and is basically two rooms. The foundation for the cabin is a poured concrete slab. The shop building was built on treated posts (pole barn style).
On the right side of the screen (or at the bottom of the listing, depending on what device you are using to view this listing) you will find a large number of photos showing the cabin and the property. The first 9 photo show the inside of the cabin before it was leased out 2-3 years ago. The folks who were leasing the property removed most of the deer antlers as well as the bed(s). When they left they took most of their stuff with them, but there does appear to be some items that were left behind (you can see the rest of the interior photos further down in the listing to see an updated look at the inside of the cabin).
Whitetail Ridge South is an area of about 20 tracts located at the south side of Whitetail Ridge (as shown on the map above). Since these tracts are located at the south side of this rural development, they tend to have good access to the County Road. This listing is for Tract 12 which is 8.679 acres in size and can be seen on the upper left corner of the map above. The property is just a few hundred feet north of the County Road and is accessed by a private easement road within Whitetail Ridge. This is the only tract at Whitetail Ridge that has an existing cabin/home. The cabin had been used as a hunting cabin for several decades and about 2-3 years ago the cabin was leased out at which point it was used as a small home.
The hunting and wildlife watching opportunities in this area are EXCELLENT with a large population of white-tailed deer, as well as wild turkey. This property could also be suitable for building, camping and recreation.
TERMS OF SALE
The full sales price for this 8.679 acre tract with cabin, shop and pond is $159,500 and we offer INSTANT owner financing with just a $5,000 down payment.
With your $5,000 down payment you will automatically receive our LOWEST annual interest rate of 5 3/4% and the reduced monthly payment of $1,317.99.
The payment is based on about a 15 year payment schedule. Property taxes & maintenance fees will be billed at only $35 a month and this is already included in the monthly payment amount. There are NO prepayment penalties and NO hidden fees.
ALSO PLEASE NOTE, if you pay off your property (your loan to us) at any time within the next 5 years you will get a DISCOUNT in the amount of 10% of the purchase price of the property. On this property that would save you $15,950 for an early payoff!
The Tracts at Whitetail Ridge are sold through our partner company which is Regions Land Company. The sales process is the same as you see on the InstantAcres website, but the paperwork will shows Regions Land Company as the “seller”.
Although it probably goes without saying, the property is sold “As-Is” with no warranties of any type of kind on the cabin, shop, other structures, or any service/utility or infrastructure related to the property. As we have not had any personal experience with the structures on the property we have no idea what may function and what may not.
As with any property that we sell, we do guarantee free and clear title to the property after it has been paid for in full, but we make no guarantees of any kind regarding any of the “man-made” parts of the property (buildings, appliances, wiring, plumbing and anything else). You are welcome to come and view the property prior to making a down payment (we always encourage this) and all of our properties are sold on a “first come, first served” basis. You should fully expect that there will be things that need to be fixed/repaired/replaced on this property and budget yourself accordingly.
In the above photo we are standing at the dock on the property. The dock was well-constructed back when it was built. It definitely needs to have the decking replaced but it still appears to float very well.
The map above shows how this tract is situated. It borders the private easement road that comes off of Industry Road along part of its southwest side for about 340 feet. It also has about 180 feet of frontage on an additional easement road that goes east and connects with Mauka Drive, which is the main road in the Whitetail Ridge development. But, this little section of road that goes east to Mauka Drive has not been used for quite some time and may not be “driveable”. This property is Tract 12 at Whitetail Ridge. It is 8.679 acres in size and has been surveyed with the corners marked (about 3-4 years ago).
This property lays very nicely. It is a mixture of level ground, rolling ground and even some steep ground in the valley toward the north side of the property.
The topo map above gives you an idea of the “lay of the land”. Topo maps can be confusing so be sure to also check out the drone video below to see how the land is situated. The property is the highest at its south end. It slopes down gradually as you move south toward the home and yard. There is a valley area that runs somewhat diagonally through the north side of the property and the topo map appears to show that there is a large level area at the northwest side of the property. This area may be an excellent location to create a separate site for camping/hunting/etc. as it may give you a large amount of privacy since there don’t appear to be any neighbors near the north end of the property.
The photo above was taken inside the shop on the property. It has electric including several shop lights. The photo above was taken about 2-3 years ago, before the property was leased out. It now looks basically the same except that there is a little more stuff inside the shop (not too much).
We do not have the exact measurements of the cabin or the shop. We would estimate that the little cabin is 600-800 square feet and the shop is probably a little over 1,000 square feet.
The aerial photo above was taken while looking northerly over the pond, shop and cabin, by about the middle of the property. It is hard to see the home from the air because there are several very large trees around it which tend to keep it hidden.
While we were taking videos we discovered that someone had planted grapevines on a set of heavy wires by the electric pole on the property. We saw two mature grapevines and they were both producing hundreds of grapes!
The photo above shows one of the many “bunches” of grapes that we found on the grapevines at the property. The grapes were a couple of weeks away from being ripe when we were out there, so we did not get to “sample” them. The Southern Missouri Ozarks are well-known for a mild climate that enables the residents here to grow a very wide variety of plants, fruits and vegetables. Grapevines are often grown on a property so that the grapes can be used for wine, but they can also be used for jams and jellies as well as for the grapes themselves.

This property is located in one of our favorite areas of the Ozarks. “Whitetail Ridge” is located in westernmost Laclede County, Missouri. People come from all over the state (and the country) to visit this area which includes Bennett Spring State Park and the Niangua River, within just 2-3 miles. This area is WELL KNOWN for a large and active deer and turkey population and this particular section of the Niangua River is one of the only places in Missouri where you can fish for rainbow and brown trout and this particular section of the Niangua River is designated as a “White Ribbon” trout fishing area. This area is also within a short driving distance to Springfield (which is the largest city in southern Missouri) and is less than 15 miles from Lebanon, Missouri, which is a good-sized regional town.
The map below shows the property’s location (the property is the yellow area next to the white glove on the map), relative to the Niangua River and Bennett Spring State Park (both of which are just down the road from the property). Bennett Spring State Park is home to the large Rainbow Trout and Brown Trout hatchery which is used to stock that section of the Niangua River with beautiful trout. The lower right corner of the map shows the city of Lebanon, Missouri which is an excellent regional town. About 5 miles north of the property you will find the Lead Mine Conservation Area which is a HUGE amount of Public Land that can generally be used for additional hunting and recreation as well as for access to the Niangua River. The Lead Mine Conservation Area even has a public Shooting Range that you can use to practice your aim or “sight in” your firearm. The greenish/brownish shaded area at the top of the map is “Ha Ha Tonka State Park” which is located at the south end of the world famous Lake of the Ozarks. The Lake of the Ozarks is not shown on the map above but it is one of the most popular (and largest) lakes in the Country and it is only about 20 miles from the property.
Within just a few miles of your private acreage at Whitetail Ridge you will find close to 10,000 acres of public land, most of which is open for hunting, fishing and exploring. You can set up your camp/cabin on your private tract and also have use of thousands of acres and miles of top-quality river frontage within just a few miles of your property!
You will find this property toward the center of the map above. The “Lead Mine Conservation Area” is toward the upper left corner of the map and it is a huge tract of land which is open for hunting, swimming, fishing, horseback riding and more (there is even a public shooting range). The Niangua River runs through Bennett Spring State Park and goes northerly through the Barclay Conservation Area and the Lead Mine Conservation Area before flowing directly into the famous Lake of the Ozarks (about 15 miles north of Whitetail Ridge).
The interactive map (below) is a great way to explore the property and the area, right from your home. You can zoom in, zoom out and even select different “base layers” to show the roads and areas in or around the property. You can zoom in and out by clicking on the “+” or “-” buttons on the right side of the interactive map:
The map above was created with a program called “MapRight” (which has now changed its company name to “Land Id”). The property boundaries on the interactive map are approximate but it should be very helpful for exploring the property.
To read a detailed description about how to use the “Land Id” app to locate the property as well as the property’s approximate boundaries, please click on the link for the F.A.Q. page at the top of our website and watch the short video we have made showing how to use the app to locate the property. The video was made BEFORE the mapping company had changed its name, so in the video we refer to it as “MapRight” but it is now called “Land Id”.
As we mentioned earlier on this page, the hunting in this area is world class. There is an excellent population of whitetailed deer and more turkeys than we have seen on practically any other property. Our guys set up a couple of game cams at Whitetail Ridge and they got hundreds of photo of large deer and turkey.
You can definitely hunt on your property and you are also just a short drive to THOUSANDS of acres of public land for additional hunting, fishing, trail riding and recreation.
The photo above was taken about 3 years ago, just before the cabin was leased out. This room in the cabin appeared to have been used as the kitchen as well as a living/dining area and even a bedroom. On the walls you can see the antlers of some of the deer that were successfully hunting by whoever was using the cabin.
The person who had been leasing the cabin for the last 2-3 years removed most of the furniture that was in the cabin and they also removed most of the antlers from the walls of the cabin.
The recent photo above shows a set of deer antlers that was still on the walls of the cabin when we took the updated videos. Most of the other antlers had been removed by the person who was leasing the cabin.
DIRECTIONS: To get to Whitetail Ridge from Lebanon, Missouri just go west on Highway 64 for about 12 miles to Bennett Springs State Park. Just BEFORE you cross the bridge over the Niangua River you go right (north) onto Marigold Drive (this is shown on many maps as Harvest Road but the sign at the road will probably say “Marigold”). Go a little over half a mile and you will come to a “Y” in the road. Go left at the “Y” (you are now REALLY on Marigold Drive). Continue north on Marigold Drive for about 2 1/2 miles and you will come to a “T” in the road. Go right (east) at the “T” and you are now on “Industry Drive”. You about 1/4 mile on Industry Drive and you will see the easement road on the left side (north side) of the road. Take the easement road north for a few hundred feet and you will be at the property.
There may be a gate toward the start of the easement road but if you call us before you drive to the property we will be happy to get you the combination for the gate.
Please Note: If you get to Mauka Drive then you went just a little too far east on Industry Road.
There are actually several different ways to get to Whitetail Ridge so feel free to explore!
If you need an address to enter into your GPS you can use:
Industry Road, Lebanon, MO 65536
Please be sure to print out the maps/directions from this listing page when you visit the property. We will be happy to email the maps to you if you would like. Please contact us before making the trip to the property as there may be a locked cable/gate toward the start of the short easement road that leads to the cabin. We will be happy to provide you with the combo for the lock when you contact us. As we mentioned earlier, the “Land Id” app is a VERY helpful tool when you visit the property. It is great to use when driving to the property and it is even better to use when you arrive.
Property near a major river or public land has been an excellent investment over the last several decades. As this area continues to grow, the demand for acreage continues to grow at a rapid rate. Lock in your property now, while you still can!
What can you do on your new property at Whitetail Ridge?
Although this tract is only about 10-15 miles from Lebanon, it is NOT subject to the zoning regulations that you will find in the immediate Lebanon area or the Springfield area! This property is within a Rural Development and does have basic property covenants BUT almost all of our buyers find that these covenants simply do NOT limit what they plan to do with their property!
On your property at Whitetail Ridge you can:
- Hunt
- Camp
- Build a cabin or a home
- Homestead
- Live “off-grid”
- Have a large garden
- Have animals (no kennels greater than 5 dogs)
On your property at Whitetail Ridge you can not:
- No commercial businesses (other than a home business)
- No cutting of the timber until the property has been paid for in full (we can often make written exceptions for clearing a building site or driveway)
- No junkyards of any kind

Whitetail Ridge Property Covenants
All of the tracts at Whitetail Ridge have setback distances from the easement road(s) and county road. These setback areas are also designated utility easements so that all owners shall have the option of electric service. All buildings, homesites, parking areas, storage areas, etc. must be at least 100 feet from the center line of the easement road and county road (this area acts as a privacy setback as well as a utility easement).
Fences/gates may not be placed within 50 feet of the center line of the easement road(s) and county road as this area is a designated road easement area. Although there is a 10 foot setback for building/storage from the sides and rear of each tract you CAN fence directly up to the sides and rear of each tract (so long as all fencing is at least 50 feet off any shared roadway).
In the photo above we are standing inside the front room of the small cabin on the property. The photo was taken 2-3 years ago before the property was leased out.
The photo above is a recent photo that was taken after the property has been leased out. There appears to be a “cat condo” remaining in the corner of the front room.
The aerial photo above was taken over the property, while looking down on the pond and the shop. The house is between the pond and the shop but it can not be seen in this photo because it is hiding under the huge trees.
This tract represents an excellent opportunity as there are no building permits required in this area (yes, its true)! You and your friends/family can “spruce-up” the cabin without any permits or inspections!
