The aerial photo above give you a “bird’s eye view” of this heavily wooded acreage. We are over the property and looking southerly. The truck is parked on the easement road at the south side of this large tract (right at the power line).
We recently put a couple of game cams up at Pine Ridge and we got hundreds of photos of nice sized deer. In fact, many of the deer photos from the game cam were taken directly on this tract (at the power line). There has been NO wildlife management (no food plots, etc) at Pine Ridge and it is still full of large whitetails. This tract has excellent access with direct frontage on a private easement road. It is located just a few hundred feet off of a county gravel road (Sargent Road) and is only about two miles off a paved road (Highway AV).
On this property you find find many species of trees including red oak, white oak, pine, hickory, walnut and more. We saw no signs of any recent logging on this property.
The aerial photo above shows how this private acreage is situated. It borders the Easement Road for about 700 feet along its entire south side. The power line crosses over the east side of the property and also runs along the north end of the property, giving you access to power in numerous areas of the property.
We found evidence of a very old homestead on this property. The “yucca plant” in the photo above was one of several that we found on the property. Normally, when we find a “yucca plant” it means that there was once a homesite on the property. The folks in the old days would order the yucca through the mail and plant it all around their homes as it was apparently a very useful plant!
The topographic map above shows the “lay of the land”.This tract is the highest toward about the middle of the road frontage as its south side. From the large level area the road, the property stays level for a few hundred feet as you go north, and it then slopes down gradually toward the north side.
Most property owners in the area use a well or a cistern for their water needs. A cistern is a convenient and inexpensive way to store water for occasional use (hunting, camping, etc). For waste you could install your own septic (or have a pro do it) or use an alternative system (lagoon, composting toilet, outhouse, camping toilet from the Wal-Mart hunting section, etc). All of the properties at “The Tracts At Pine Ridge” have setback distances from the easement road and county road. These setback areas are also designated utility easements so that all owners shall have the option of electric service. All buildings, homesites, parking areas, storage areas, etc. must be at least 100 feet from the centerline of the easement road and the county road (this area acts as a privacy setback as well as a utility easement).
Fences/gates may not be placed within 50 feet of the centerline of the easement road or county road, as this area is a designated road easement area. Although there is a 30 foot setback for building/storage from the sides and rear of each tract you CAN fence directly up to the sides and rear of each tract (so long as the fence is still 50 feet off of any shared roadway).
Please note that timber with a stump diameter larger than 8 inches may not be cut, sold or removed until the property has been paid for in full (we can often give written exceptions for creating a building site or a driveway/trail).

GO about 1/4 mile on Colburn Road and you will come to a “T” in the road (this is Sargent Road). Go right at the “T” and stay on Sargent Road for a mile and you will be at “The Tracts At Pine Ridge”.
You then will take a right onto the first easement road, go about 1/4 of a mile and you will see the property on the left side (north side) of the easement road.
