This property has a VERY COOL little stream/spring that appears to start near the cave and flows across the property (and eventually into Bryant Creek). This little stream was running when we took the videos. Recently we were told by one of our guys that this little stream was not running when they visited the property, so it is clearly not a year around stream/spring. So, although this unique stream/spring has been carving out these rock formations for thousands of years, it apparently does not run “year around”. Just wanted everyone to know!

This area has a PROVEN track record for huge white-tail deer and enormous wild turkeys. There has been very little hunting pressure at Panther Hollow for many decades which has led to the growth a a large and healthy population of white-tailed deer and wild turkey.
The information (below) is the specific information about this tract, which is Tract 16 at The Panther Hollow Project. It is 17.05 acres in size.
The aerial photo above gives you a “bird’s eye view” of part of this heavily wooded acreage. We are looking westerly in the photo and the property is on the right side of the easement road. It also has frontage on a minimum maintenance County Road along its north side.
The old County Road that borders the north side of the property continues down the hill all the way to Bryant Creek (and then across the creek). The photo above was taken a few hundred yards north of the property. We are parked on the County Road and we are looking north at Bryant Creek. If you continue to the north on the County Road you will pass through the Cedar Gap Conservation Area and then eventually end up at Highway 60 (about 10 miles north).
The County has recently started to maintain the old County Road and they have actually installed a concrete bridge across Bryant Creek. The photo above was taken before the concrete bridge was installed but you will notice the little bridge when you dirve to the property from the north.

This large tract is located about 10 miles south of Highway 60 which is the main east/west road in southern Missouri.
In the aerial photo above we are looking southerly at the property. At the bottom of the photo you can see the old County Road which borders the north side of the property. On this property you find find many species of trees including walnut, red oak, white oak, cedar, hickory and more.
The aerial photo above shows how this private acreage is situated. It is Tract 17 on the map. We have marked the approximate location of the little stream which was crossing over the property when we were out there. The yellow “squiggly line” at the south side of the property is the short driveway that leads into the property (we had the tracking featured turned on in our MapRight App when we visited the property). This property borders a minimal maintenance easement road along most of its south side and it borders a well-maintained easement road at its southeast corner for a couple hundred feet. The property borders the old County Road along its entire north side (shown as Panther Hollow Road on the map).

The topographic map above shows the “lay of the land”. This tract is the highest at its south side and its north side. It slopes down as you move toward the center (where you will find the little creek bed). The most level area for a potential building/camping site would probably be toward the south side of the property (most of the property slopes down fairly steeply). There is some level area down by the little creek bed but you would need to create a trail if you wanted to drive down to that section of the property.

As you may already know, the deer hunting in this area is some of best in the nation. Turkey hunting is excellent as well. On this tract you can hunt, camp, ride your four wheeler, shoot your gun(s) and generally just relax and enjoy life. This tract is definitely buildable, subject to the basic property covenants which are the same for all Outcast Land tracts. If you wish to use this property as a full-time residence, your home/cabin must be at least 600 square feet on a concrete foundation and the loan must be paid off. The land does not have to be “free and clear” in order to live on the property but the Owner Financed loan to Outcast Land Inc. must be paid off (so if you “refinance” through your bank or another lending institution then the “owner financed” loan would be paid off).
You can build a hunting cabin right away, if you choose to do so. A hunting cabin would not have to be on a concrete foundation or be 600 square feet in size (those are requirements for a residence, not a hunting/vacation cabin).
The rest of the Property Covenants are very similar to the standard covenants that you may be familiar with on many of the InstantAcres.com tracts EXCEPT that on the Outcast Land tracts (including this tract) you have a full 90 days for camping in a 12 month period, which is twice as long as the standard 45 days a year. Also, your camping is never limited during deer season (rifle season) or spring and fall turkey season. Outcast Land never wants to limit your hunting opportunities!

DIRECTIONS: To get to The Panther Hollow Project from Springfield, Missouri just go east on Highway 60 for about 40 miles and then go South on Highway 5 at the Mansfield exit. You will go a few hundred feet to a four-way stop and you will go right at the four-way stop (onto Highway B). Head south on Highway B for a little over 6 miles and then go west onto County Road 520. Now go 1.6 miles on County Road 520 and then go north (right) onto Panther Hollow Road (also known as County Road 507). Now go north for just under a mile and you will see the Panther Hollow Project on the right side of the road. There are a couple of entrances into Panther Hollow and which one you use will depend upon which tract you are visiting.
