In the aerial photo above we are looking easterly over the property which is on the left side of the gravel easement road. The property is mostly wooded and it does have a small section of meadow at its west side (at the bottom of the photo above).
PLEASE NOTE: When we were exploring this property we discovered a tiny family cemetery at the west side of the property (where the meadow meets the timber). It is a very small, fenced area (about 15′ X 20′) and we only saw one headstone, which dated to the late 1800’s-early 1900’s.
The photo above shows the headstone that is located in the tiny family cemetery on the property. This appears to be a husband and wife who probably lived and farmed on the property. Small family cemeteries are common on rural properties in the Ozarks (and in many other areas).
In the photo above we are facing east on the easement road and the property is on the left side of the road. The tiny family cemetery is within the timber just after the meadow. Unless you are looking for it, you probably will not even see it.
Toward the east side of the property, you will find a private driveway that goes through the timber and ends at a nice cleared site for building, camping, hunting, etc. – The ground on the site looks “brown” in these photos because it is covered in mulch (left behind from when the mulcher cleared the site).

This tract has direct frontage on the gravel easement road along its entire west side. It is located about 10 miles south of Highway 60 which is the main east/west road in southern Missouri.
In the photo above we have driven down the private driveway on the property and we have just arrived at the cleared site. On this property you find find many species of trees including red oak, white oak, walnut, cedar, hickory and more. We saw no signs of any recent logging on this property (other than the private driveway and cleared site).
The aerial photo above shows how this private acreage is situated (it is Tract 27 on the map). It borders the easement road along its entire west side. Please see the interactive map (farther down on this listing page) to see the approximate dimensions of the property. There are setback distances from all shared roadways (the easement road) and there are several areas on this property that might be excellent sites for camping, building and parking your RV (the cleared site might be convenient place for all of that). The “squiggly lines” on the map above are the places that we drove in our truck when we were out at the property (we had the “tracking” feature switched on in our MapRight app). The blue line on the map is the little creek bed that was flowing when we visited the property. When we visited the property we drove to the end of the easement road, then drove north on the private driveway to the cleared site. We parked the truck in the cleared site and then walked down a trail to the little creek. When we walked back to the truck from the little creek, we walked around the other side of the cleared site (so the “bulge” you see in the squiggly lines is the approximate outline of the cleared site). At the east side of the meadow we have placed a black “balloon shape” on the map to indicate the approximate location of the old family cemetery.
The topographic map above shows the “lay of the land”. The property is the highest at its west side, in the meadow. As you go to the east it slopes down gradually and the lowest point would be the little creek bed. It slopes up after you cross over the creek bed.

As you may already know, the deer hunting in this area is some of best in the nation. Turkey hunting is excellent as well. On this tract you can hunt, camp, ride your four wheeler, shoot your gun(s) and generally just relax and enjoy life. This tract is definitely buildable, subject to the basic property covenants which are the same for all Outcast Land tracts. If you wish to use this property as a full-time residence, your home/cabin must be at least 600 square feet on a concrete foundation and the owner financed loan must be paid off. The land does not have to be “free and clear” in order to live on the property but the owner financed loan to Outcast Land Inc. must be paid off (so if you “refinance” through your bank or another lending institution then the “owner financed” loan would be paid off).
You can build a hunting/vacation cabin right away, if you choose to do so. A hunting/vacation cabin would not have to be on a concrete foundation or be 600 square feet in size (those are requirements for a residence, not a hunting/vacation cabin).

In fact, we know many people who have built a small hunting cabin in a weekend, with materials that fit in the back of a suburban or a pickup truck. Remember, you can definitely build a home/cabin on this tract at any time, it just can not be used as a residence until after the Owner Financed loan has been paid in full.

DIRECTIONS: To get to The Panther Hollow Project from Springfield, Missouri just go east on Highway 60 for about 40 miles and then go South on Highway 5 at the Mansfield exit. You will go a few hundred feet to a four-way stop and you will go right at the four-way stop (onto Highway B). Head south on Highway B for a little over 6 miles and then go west onto County Road 520. Now go 1.6 miles on County Road 520 and then go north (right) onto Panther Hollow Road (also known as County Road 507). Now go north for just under a mile and you will see the Panther Hollow Project on the right side of the road. There are a couple of entrances into Panther Hollow and which one you use will depend upon which tract you are visiting.
Please be sure to print out the maps/directions from this listing page when you visit the property. Although the roads to the Panther Hollow Project are County Roads, they are definitely minimum maintenance roads. Please be sure to drive your truck or suv to get to these private tracts!

You may notice on some of the maps that there is a road which goes south through the Cedar Gap Conservation Area and crosses Bryant Creek, leading to the north side of the Panther Hollow Project. This is an OLD County Road that has not been maintained by the County for several decades. Although this section of the road may be opened up to Panther Hollow landowners in the future, it will be accessible only by four wheeler or side-by-side (this section of road is shown between Tracts 15 and 16 on the map above). – UPDATE: After several conversations with the County Road Department they have told us that they plan to open up the section of road that we mention, earlier in this paragraph. This will be fantastic, as it will make the property much more accessible from Highway 60. The County was not able to give us a definite timeframe on opening up that section of road, but we have been told it is “in the works”.
