Why is this special place called The Meramec Project? Because these tracts are located within about two miles of the headwaters of the mighty Meramec River. The Meramec River begins within the National Forest about two miles north of these properties. As you drive to these tracts you will pass right by a short “Forest Road” that will take you to the headwaters. The Meramec River is one of the longest free-flowing rivers in the Country – it begins with a small spring to the north of these tracts and flows northeasterly, eventually emptying into the Mississippi River. You can actually walk right to the Meramec headwaters from any of these private tracts, by going through the Mark Twain National Forest which borders the west side of these tracts. It’s much quicker to drive but it makes for a much cooler story if you walk through the National Forest (it’s better exercise too)…

There are a total of only 9 tracts within The Meramec Project so if you have been looking for a very special property for hunting, recreation, vacations, camping or building then you may need to “act fast” to grab one of these tracts. Tract 1 borders the County Road for about 40 feet and Tracts 2-9 border the County Road for about 200 feet.
HUNTERS, CAMPERS AND RECREATIONAL LAND USERS have specific desires and requests when they are searching for their property. In general, these folks plan to camp and use their property more often than most people. They also generally do not plan to build a home and live on the property in the near future.
With these specific needs in mind, Outcast Land is proud to bring you the “Hunting and Recreational Development”. All of these tracts within these rural developments are totally usable for hunting, camping, recreation and even building a home or cabin, but there are a couple of important distinctions that make these tracts special:
- All Outcast Land tracts are guaranteed buildable but please keep in mind that they can not be used for a permanent residence until after the loan (to us) has been paid for in full. You can definitely build a cabin (or use a portable building) for camping/hunting but in order to live on the property the loan must be paid in full. You can even build a full house (or a huge mansion) but it can not be used as a residence until the loan (to us) has been paid in full.
- Camping is allowed for 90 days a year, instead of the standard 45 days. This gives you twice as much camping/hunting time on your acreage.
- You can ALWAYS camp during the scheduled deer hunting (rifle season) and turkey hunting seasons (even if that would put you over the 90 day period). Outcast Land does NOT wish to limit your hunting opportunities on your property.

Hunters and Recreational land buyers generally have no interest in living on their property in the near future (although often they do plan for a retirement home/cabin on the property). BUT, many Hunters, Campers and Recreational land buyers do tell us that it can be a hardship to have nearby neighbors living in portable buildings, camper trailers or homemade “tiny homes” while they attempt to enjoy their acreage for hunting/recreation with their friends and families.
We love “homesteaders” and you may also love “homesteaders” but these tracts from Outcast Land are not designed for the “homesteader”. These tracts are designed for the serious hunter/camper/recreational user who does not desire to be surrounded by homesteaders while hunting and using their property.
Please note that timber with a stump diameter larger than 8 inches may not be cut, sold or removed until the property has been paid for in full (we can often give written exceptions for creating a building site or a driveway/trail).
Now, let’s look at the tracts at The Meramec Project!
In the aerial photo above we are looking northerly at County Road 5600. The tracts are on the left side of the road and the National Forest is way off of the left (probably can’t see it in this photo). These private tracts are heavily wooded with tall pine trees as well as red oaks, white oaks, hickories and so much more.
Every one of these special tracts DIRECTLY BORDERS the Mark Twain National Forest along its west side. The photo above was taken while standing on the west side of one of the tracts while looking into the National Forest.
The map above shows The Meramec Project (the red square) as well as a small part of the Mark Twain National Forest (shown in green). Also, you can see the headwaters of the Meramec River which is less than two miles north of the tracts. On the upper left portion of the map is Salem, Missouri which is a really nice small town.

Dent County, Missouri consistently ranks as one of the top counties in Missouri for deer hunting. Not only is land in Dent County great for hunting and recreation, it is also a proven investment. Folks come from all over the country to hunt for deer and turkey in this area.
In the aerial photo above we are looking out over the National Forest, which encompasses well over 50,000 acres and is generally open to the public for hunting, camping, trail riding, fishing, hiking and so much more! Toward the right side of the photo you can see a power line which crosses through the National Forest to the west of the properties (so power is nearby).

All of the tracts at The Meramec Project are heavily wooded and you can expect to find pine, oak and hickory trees (as well as many other species). A number of the tracts appear to have a large amount of tall, mature pine trees which may be ideal for building an authentic log cabin or home!
This is top quality acreage in a fantastic location. Not only do these tracts directly border the National Forest, they are a short drive from numerous rivers and creeks as well.
As shown on the map above, The Meramec Project is in an EXCELLENT location for hunting, camping and recreation. Salem, Missouri is about 20 miles to the northwest and Rolla, Missouri is about 40 miles to the north. From Rolla, you can go two hours east to St. Louis or about 2 hours west to Springfield, Missouri.

These tracts offer maximum privacy, as they extend back from the County Road over 2,000 feet! With the tracts being 200 wide (and heavily wooded) there are dozens of private areas on each tracts that could be used for camping, hunting and building. Every tract does border the National Forest along its west side, giving you direct access into the Forest. Many people use the National Forest for hunting but it can also be used for trail riding, camping, fishing, canoeing, floating and more.
The photo above was taken on the County Road. These tracts are loaded with many different types of timber, including large pine trees.
The camping, hunting and recreational opportunities in this area are EXCELLENT. These tracts are suitable for hunting, camping, building and recreation.
DIRECTIONS: To get to The Meramec Project from Salem, Missouri just go east on Highway 32 for about 11 miles and then go south on Highway 72 for about 9 miles. From Highway 72 you will be going right (south) onto County Road 5590 which is a gravel road. Stay on County Road 5590 for just over 2 miles and then go left onto County Road 5600. Take County Road 5600 for about 2 miles and you will see the tracts on the right side (west side) of the road.

What can you do on your new property at The Meramec Project?
These tracts are NOT subject to the zoning regulations that you will find in most areas of the country! This property is within a Rural Development and does have basic property covenants BUT almost all of the Outcast Land buyers find that these covenants simply do NOT limit what they plan to do with their property. In fact, most Outcast Land buyers that we speak to would simply NOT buy a property without basic covenants in place to protect their investment!
On your property at The Meramec Project you can:
- Hunt (most buyers will buy a tract with deer and turkey hunting in mind)
- Camp
- Build a cabin or a home (subject to property covenants)
- Have a portable building or shipping container (for camping, hunting, recreation and storage)
- Use your camper or RV for camping, hunting and recreation
On your property at The Meramec Project you can not:
- No commercial businesses
- Can not live on the property until the loan has been paid in full
- No cutting of the timber until the property has been paid for in full (we can often make written exceptions for clearing a building site or driveway/trail)
- No junkyards of any kind
All of the tracts at The Meramec Project have setback distances from the County Road and side/rear boundaries. These setback areas are also designated future utility easements. All buildings, homesites, parking areas, storage areas, etc. must be at least 50 feet from the centerline of the County Road and 30 feet from the rear boundary and 15 feet from the side boundaries (these areas act as a privacy setback as well as a utility easement).
Fences/gates may not be placed within 50 feet of the centerline of the County Road.
These tract represent an excellent opportunity for building your own hunting cabin as there are no building permits required in this area! You and your friends/family can build your own cabin without permits or inspections.
The topo map above shows the “lay of the land” on these special tracts (map is approximate). Basically, all of the tracts are fairly level as you go west off of the County Road. They then eventually slope down toward the little creek bed and depending upon which tract you choose they rise up and then slope down again as you head west toward the National Forest.
