Gorgeous 24.70 Acres of very high-quality land in a private location in the Missouri Ozarks! This special tract offers a meadow, a small creek, a large amount of mature timber and so much more!
PLEASE NOTE: On many of the maps/videos in this listing we refer to the property as being “23 acres” in size – but the recent survey has now been completed and it confirms that this tract is a full 24.70 acres in size. Sorry for any confusion!
This top quality acreage is brought to you by our Sales Partner “Outcast Land Inc”. Outcast Land is known for focusing on the highest quality hunting and recreation land in the United States. Every tract sold by Outcast Land is hand-picked for its hunting, recreation and investment appeal. Also, all Outcast Land tracts are guaranteed buildable but they can not be used as a residence until after the loan has been paid in full (please see the “Homesteader Friendly” category if you are looking for a place on which to live in the near future). Because this tract is offered to you through our website at www.InstantAcres.com, the sales process is identical to the other tracts that we sell ($1,500-$5,000 Down Payment, Owner Financing, etc.). This tract can be purchased from this listing page if it is still available.
We have a very limited number of these tracts at the Panther Hollow Project, which are some of the HIGHEST QUALITY deer hunting tracts in the nation. Wright County is consistently ranked as one of the top deer hunting areas in Missouri (and in the nation). These tracts are also within about two miles of the Cedar Gap Conservation Area (public land), within a mile of Bryant Creek (some tracts have direct frontage on Bryant Creek) and within about 30 miles of the Mark Twain National Forest which gives you over 100,000 acres of ADDITIONAL acreage for hunting, camping, fishing, trail riding and recreation (public land).
If you have not already seen the full “Information Page” for The Panther Hollow Project (which includes a ton of information and videos), please fell free to click on the link below which contains some great general information about the area:

This area has a PROVEN track record for huge white-tail deer and enormous wild turkeys. There has been very little hunting pressure at Panther Hollow for many decades which has led to the growth a a large and healthy population of white-tailed deer and wild turkey.
The information (below) is the specific information about this tract, which is Tract 11 at The Panther Hollow Project. It is 24.70 acres in size.
The winter-time aerial photo above give you a “bird’s eye view” of part of this stunning acreage. In the photo we are looking to the west at the north side of the property. The red truck is parked on the easement road but the easement road had not yet been improved when this video was taken so it is hard to see it (it has now been improved).
The photo above shows a MASSIVE sycamore tree that we found near the creek bed on the property (the hat is shown for scale). This enormous tree has a diameter of well over 40 inches and has been growing here for many generations!
In the aerial photo above, we are looking down at the little creek which crosses over the property.
The full sales price for this gorgeous 24.70 acre tract at The Panther Hollow Project is $109,500 and we offer INSTANT owner financing with just $1,500 down.
With $1,500 down the monthly payments will be $1,051.58. This is about a 15 year payment schedule and an annual interest rate of 7 3/4% (you will automatically get this reduced interest rate with your $1,500 down payment).
With a $2,500 down payment the interest rate drops to 6 3/4% and the payment drops to $981.86 a month. With $5,000 down the interest rate drops to 5 3/4% and the payment drops to $902.78 a month. These payments are all based on about a 15 year payment schedule. Property taxes & road maintenance fees total only $35 a month and this is already included in the monthly payment amount. There are NO prepayment penalties and NO hidden fees.
PLEASE NOTE that you have a TWELVE MONTHS to ADD to your down payment in order to reduce your interest rate and payment amount! We want to give ALL of our buyers the opportunity to achieve the lowest interest rate and payment amount possible!
ALSO, if you pay off your property (your loan to us) at any time within the next 5 years you will get a 10% DISCOUNT off of the purchase price of the property! On this property that would save you $10,950 for an early payoff!
In the aerial photo above, we are over about the middle of the property, looking to the north.
The Tracts at The Panther Hollow Project are sold through our partner company which is Outcast Land Inc. – The sales process is the same as you see on the InstantAcres website, but the paperwork will show Outcast Land Inc. as the “seller”.
If this property is still available you may purchase it instantly through the “Buy Now” link on this page or you can call us in the office at (417) 767-2223 and we can answer any questions you may have or we can take your payment over the phone.
This tract has direct frontage on the easement road along its north side. It is located about 10 miles south of Highway 60 which is the main east/west road in southern Missouri.
In the photo above we are standing in the meadow at the north end of the property and the truck is parked on the easement road (the easement road has since been widened, shaped and graveled). On this property you find find many species of trees including walnut, red oak, white oak, cedar, hickory and more. We saw no signs of any recent logging on this property.
The aerial photo above shows how this private acreage is situated. As we mentioned earlier, the survey confirms that it is actually 24.70 acres in size. It borders the easement road along its entire northeast side and it has the small creek bed which crosses over it as well (blue line on the map). Please see the interactive map (farther down on this listing page) to see the approximate dimensions of the property. There are setback distances from all shared roadways (the easement road) and there are numerous areas on this property that might be excellent sites for camping, building and parking your RV. There is a beautiful open meadow on the north side of this property, which immediately gives you a potential site for camping, building or setting up a deer camp. There is an electric line to the west of the property so it would be available if you needed it in the future.
The topographic map above shows the “lay of the land”. This tract is the highest at its northeast side (by the easement road). As you go southerly it slopes down and its lowest point would be the little creek. As you continue to the southwest from the little creek it rises back up and then levels off at the south end. The “dashed” line on the topo map is showing where the road used to be, many years ago. The roadway is now the yellow line that you see on the maps.
Below, you will see a few videos which will help you to “explore” the property. The first video is a drone video which shows this acreage from the air:

The next video is a “ground video” where we briefly explore the property. We only explore a tiny fraction of the north side of the land in this video, but it should still be helpful:
This next video is a short “Bonus Video” which shows the area by the little creek bed on the property. We also discover that MASSIVE sycamore tree in this video:

In the last video (below) we use the “MapRight” interactive mapping program to explore the property and the area. It is not as exciting as a drone video but it does have tons of good information:
As you may already know, the deer hunting in this area is some of best in the nation. Turkey hunting is excellent as well. On this tract you can hunt, camp, ride your four wheeler, shoot your gun(s) and generally just relax and enjoy life. This tract is definitely buildable, subject to the basic property covenants which are the same for all Outcast Land tracts. If you wish to use this property as a full-time residence, your home/cabin must be at least 600 square feet on a concrete foundation and the loan must be paid off. The land does not have to be “free and clear” in order to live on the property but the Owner Financed loan to Outcast Land Inc. must be paid off (so if you “refinance” through your bank or another lending institution then the “owner financed” loan would be paid off).
You can build a hunting cabin right away, if you choose to do so. A hunting cabin would not have to be on a concrete foundation or be 600 square feet in size (those are requirements for a residence, not a hunting/vacation cabin).
The rest of the Property Covenants are very similar to the standard covenants that you may be familiar with on many of the InstantAcres.com tracts EXCEPT that on the Outcast Land tracts (including this tract) you have a full 90 days for camping in a 12 month period, which is twice as long as the standard 45 days a year. Also, your camping is never limited during deer season (rifle season) or spring and fall turkey season. Outcast Land never wants to limit your hunting opportunities!
If you have already seen the information page for The Panther Hollow Project than you have probably already seen the list of property covenants. If you have not, then please click on the link below to see them:

If you are looking for a property for “Homesteading” or living in a tiny home/shipping container/portable building then we can help you (but not with this tract) – just go back to the InstantAcres.com home page and click on the category for “Homesteader Friendly Tracts”. But, if you are a serious hunter or recreational user (who may want to live on the property some day) then you are already looking at the correct listing! You can definitely have a portable building or a camper/RV on this property for camping and hunting (just not as a residence). In fact, we know many people who have built a small hunting cabin in a weekend, with materials that fit in the back of a suburban or a pickup truck. Remember, you can definitely build a home/cabin on this tract at any time, it just can not be used as a residence until after the Owner Financed loan has been paid in full.
Please note that timber with a stump diameter larger than 8 inches may not be cut, sold or removed until the property has been paid for in full (we can often give written exceptions for creating a building site or a driveway/trail).
The photo above shows the very cool little creek which crosses over the property. This is probably a seasonal creek that flows at certain times throughout the year.
The property has a large amount of mature timber. This photo was taken near the north side of the property, at the south side of the meadow. We discovered quite a bit of mature timber including large walnut trees.
This property is only about 45 miles east of Springfield, Missouri. You can explore the Bass Pro Shops headquarters and still be back to your private acreage in time for a late breakfast.
The “MapRight” interactive map (below) is useful for exploring the property and the area. You can zoom in and out and also move the map around and even use different “base layers” to view the property:
Please refer to our interactive map above (MapRight Map) for additional property views and information. The property boundaries are approximate but it should be very helpful for exploring the property. We will be having the tracts surveyed (once we locate a suitable surveyor in the area) and we will be happy to provide you with a copy of the survey map after it has been completed.

Please be sure to print out the maps/directions from this listing page when you visit the property. Although the roads to the Panther Hollow Project are County Roads, they are definitely minimum maintenance roads. Please be sure to drive your truck or suv to get to these private tracts!
The map below shows the route to the property from Highway 60:
The next map gives you another look at the Panther Hollow Project:
You may notice on some of the maps that there is a road which goes south through the Cedar Gap Conservation Area and crosses Bryant Creek, leading to the north side of the Panther Hollow Project. This is an OLD County Road that has not been maintained by the County for several decades BUT it appears that the County has just started to maintain this road and if that is the case it would make this property much more accessible from Highway 60 and Springfield. You will still definitely want a four-wheel drive.
