This 16 acre tract at Panther Hollow is amazing. Not only does this private acreage have DIRECT frontage on the very popular Bryant Creek, it also has a small creek bed running through the property offering several rock waterfalls (including a gorgeous waterfall where the little creek bed empties into Bryant Creek).
Please check out all of the videos in this listing to get a look at this totally unique property!
In the photo above we are standing on the north side of the property facing to the east. In the main part of the photo you can see Bryant Creek (with the land on the right). On the right side of the photo you can see the beautiful rock waterfall where the little creek empties into Bryant Creek.
This top quality acreage is brought to you by our Sales Partner “Outcast Land Inc”. Outcast Land is known for focusing on the highest quality hunting and recreation land in the United States. Every tract sold by Outcast Land is hand-picked for its hunting, recreation and investment appeal. Also, all Outcast Land tracts are guaranteed buildable but they can not be used as a residence until after the loan has been paid in full (please see the “Homesteader Friendly” category if you are looking for a place on which to live in the near future). Because this tract is offered to you through our website at www.InstantAcres.com, the sales process is identical to the other tracts that we sell ($500-$2,500 Down Payment, Owner Financing, etc.). This tract can be purchased from this listing page if it is still available.
We have a very limited number of these tracts at the Panther Hollow Project, which are some of the HIGHEST QUALITY deer hunting tracts in the nation. Wright County is consistently ranked as one of the top deer hunting areas in Missouri (and in the nation). These tracts are also within about two miles of the Cedar Gap Conservation Area (public land), within a mile of Bryant Creek (some tracts have direct frontage on Bryant Creek) and within about 30 miles of the Mark Twain National Forest which gives you over 100,000 acres of ADDITIONAL acreage for hunting, camping, fishing, trail riding and recreation (public land).

This area has a PROVEN track record for huge white-tail deer and enormous wild turkeys. There has been very little hunting pressure at Panther Hollow for many decades which has led to the growth a a large and healthy population of white-tailed deer and wild turkey.
The information (below) is the specific information about this tract, which is Tract 18 at The Panther Hollow Project. It is 16 acres in size.
The aerial photo above gives you a “bird’s eye view” of part of this heavily wooded acreage. We are looking northerly in the photo, directly over the property.
This property has frontage on a gravel easement road along its entire south side and it has frontage on an old County Road along part of its southwest side.
The old County Road that borders the northwest side of the property continues down the hill all the way to Bryant Creek (and then across the creek). The photo above was taken a few hundred yards northwest of the property. We are parked on the County Road and we are looking north at Bryant Creek. If you continue to the north on the County Road you will pass through the Cedar Gap Conservation Area and then eventually end up at Highway 60 (about 10 miles north).
In the photo above we are looking at a HUGE waterfall that we found in the little creek bed on the property.
The full sales price for this 16 acre tract with direct Bryant Creek frontage and numerous rock features at The Panther Hollow Project is $99,500 and we offer INSTANT owner financing with just $1,500 down.
With $1,500 down the monthly payments will be $960. This is about a 15 year payment schedule and an annual interest rate of 7 3/4% (you will automatically get this reduced interest rate with your $1,500 down payment).
With a $2,500 down payment the interest rate drops to 6 3/4% and the payment drops to $895 a month. With $5,000 down the interest rate drops to 5 3/4% and the payment drops to $820 a month. These payments are all based on about a 15 year payment schedule. Property taxes & road maintenance fees total only $35 a month and this is already included in the monthly payment amount. There are NO prepayment penalties and NO hidden fees.
PLEASE NOTE that you have a TWELVE MONTHS to ADD to your down payment in order to reduce your interest rate and payment amount! We want to give ALL of our buyers the opportunity to achieve the lowest interest rate and payment amount possible!
ALSO, if you pay off your property (your loan to us) at any time within the next 5 years you will get a 10% DISCOUNT off of the purchase price of the property! On this property that would save you $9,950 for an early payoff!
In the photo above we are facing west on the gravel easement road that borders the south side of the property. On the right you can see the short driveway that leads to a small cleared site on the south side of the property. The driveway appeared to be in rough shape when we visited the property.
The Tracts at The Panther Hollow Project are sold through our partner company which is Outcast Land Inc. – The sales process is the same as you see on the InstantAcres website, but the paperwork will show Outcast Land Inc. as the “seller”.
If this property is still available you may purchase it instantly through the “Buy Now” link on this page or you can call us in the office at (417) 767-2223 and we can answer any questions you may have or we can take your payment over the phone.
This tract has direct frontage on an old County Road which wraps around the northwest side. The road had not been maintained for many years when we started The Panther Hollow Project. We removed the trees from the road and it is now usable with a four wheel drive. We have spoken to the County and they have told us they will grade the road (as it is still a County Road) but it will always be a “four wheel drive” type of gravel road. This large tract is located about 10 miles south of Highway 60 which is the main east/west road in southern Missouri.
In the photo above we are parked on the old County Road which borders the property (although we are a few hundred feet south of the property). The property appears to slope down steeply from the old County Road. On this property you find find many species of trees including walnut, red oak, white oak, cedar, hickory and more.
The aerial photo above shows how this private acreage is situated. It is Tract 18 on the map. We have marked the approximate location of the little stream that was flowing across the property when we visited the land. Bryant Creek borders the entire northeast side of the property and the gravel easement road borders the entire south side. The old County Road borders part of the northwest side of the property. The yellow “squiggly lines” on the map are the areas we explored the last time we were at The Panther Hollow Project. The “squiggly line” at the south side of Tract 18 shows where we walked down the private driveway and looked at the small cleared site (we had the tracking feature turned on when we were using the MapRight app).
Please see the interactive map (farther down on this listing page) to see the approximate dimensions of the property. There are setback distances from all shared roadways (the easement road and the old County Road).
The topographic map above shows the “lay of the land”. This tract is the highest at its southwest side by the easement road. It slopes down as you move away from the roads. The most level area for a potential building/camping site would probably be toward the south side of the property or the northeast side of the property (most of the property slopes down fairly steeply).
Below, you will see a few videos which will help you to “explore” the property. First, we have a drone video showing the property from the air:
The next video was a lot of fun to make. In this video we explore the little creek as we walk toward Bryant Creek on the north side of the property:
The next video was taken while standing at Bryant Creek at the north side of the property.
The next video was taken from the easement road at the south side of the property:
In the last video (below) we use the “MapRight” interactive mapping program to explore the property and the area. It is not as exciting as a drone video but it does have a ton of good information:
As you may already know, the deer hunting in this area is some of best in the nation. Turkey hunting is excellent as well. On this tract you can hunt, camp, ride your four wheeler, shoot your gun(s) and generally just relax and enjoy life. This tract is definitely buildable, subject to the basic property covenants which are the same for all Outcast Land tracts. If you wish to use this property as a full-time residence, your home/cabin must be at least 600 square feet on a concrete foundation and the loan must be paid off. The land does not have to be “free and clear” in order to live on the property but the Owner Financed loan to Outcast Land Inc. must be paid off (so if you “refinance” through your bank or another lending institution then the “owner financed” loan would be paid off).
You can build a hunting cabin right away, if you choose to do so. A hunting cabin would not have to be on a concrete foundation or be 600 square feet in size (those are requirements for a residence, not a hunting/vacation cabin).
The rest of the Property Covenants are very similar to the standard covenants that you may be familiar with on many of the InstantAcres.com tracts EXCEPT that on the Outcast Land tracts (including this tract) you have a full 90 days for camping in a 12 month period, which is twice as long as the standard 45 days a year. Also, your camping is never limited during deer season (rifle season) or spring and fall turkey season. Outcast Land never wants to limit your hunting opportunities!
If you have already seen the information page for The Panther Hollow Project than you have probably already seen the list of property covenants. If you have not, then please click on the link below to see them:

If you are looking for a property for “Homesteading” or living in a tiny home/shipping container/portable building then we can help you (but not with this tract) – just go back to the InstantAcres.com home page and click on the category for “Homesteader Friendly Tracts”. But, if you are a serious hunter or recreational user (who may want to live on the property some day) then you are already looking at the correct listing! You can definitely have a portable building or a camper/RV on this property for camping and hunting (just not as a residence). In fact, we know many people who have built a small hunting cabin in a weekend, with materials that fit in the back of a suburban or a pickup truck. Remember, you can definitely build a home/cabin on this tract at any time, it just can not be used as a residence until after the Owner Financed loan has been paid in full.
Please note that timber with a stump diameter larger than 8 inches may not be cut, sold or removed until the property has been paid for in full (we can often give written exceptions for creating a building site or a driveway/trail).
The photo above shows part of the cleared site toward the south side of the property. It is mostly sloped with a small amount of level area toward the southeast side.
The aerial photo above was taken looking southerly at the property. Bryant Creek is hiding in the trees just past the meadow. The gravel easement road is hiding in the timber on the ridge (just above the middle of the photo). If you look closely toward the lower right corner of the photo you can see the old County Road which borders the northwest side of the property.
The property has a large amount of mature timber. In the aerial photo above we are looking westerly over the south side of the property, which is on the right side of the gravel easement road.
This property is only about 45 miles east of Springfield, Missouri. You can explore the Bass Pro Shops headquarters and still be back to your private acreage in time for a late breakfast.
The “MapRight” interactive map (below) is useful for exploring the property and the area. You will have to “zoom in” because this map shows several of the tracts at Panther Hollow. You can also move the map around and even use different “base layers” to view the property:
Please refer to our interactive map above (MapRight Map) for additional property views and information. The property boundaries are approximate but it should be very helpful for exploring the property. We will be having the tracts surveyed (once we locate a suitable surveyor in the area) and we will be happy to provide you with a copy of the survey map after it has been completed.
