An extremely rare 16.81 acre tract of very high-quality land in a private location in the Missouri Ozarks! This gorgeous property has DIRECT frontage on Bryant Creek along its north side and it also contains a large amount of mature timber and has a LONG private driveway that leads through the tall timber to two cleared sites for building, camping or hunting.
Below, we have added an autumn drone video showing the property from the air:
Also, we have added an autumn “Ground Video” showing the property:
PLEASE NOTE: This property had been leased out (for deer and turkey hunting) and is now available for sale! It is a rare tract with a LONG private driveway leading back into the big timber and bringing you to two separate clearings within the property.
The photo above was taken in Bryant Creek toward the northwest side of the property.
Outcast Land is known for focusing on the highest quality hunting and recreation land in the United States. Every tract sold by Outcast Land is hand-picked for its hunting, recreation and investment appeal. Also, all Outcast Land tracts are guaranteed buildable but they can not be used as a residence until after the loan has been paid in full (although you can build a cabin or vacation home at any time). This tract can be purchased from this listing page if it is still available.
We have a very limited number of these tracts at the Panther Hollow Project, which are some of the HIGHEST QUALITY deer hunting tracts in the nation. Wright County is consistently ranked as one of the top deer hunting areas in Missouri (and in the nation). These tracts are also within about two miles of the Cedar Gap Conservation Area (public land), within a mile of Bryant Creek (some tracts have direct frontage on Bryant Creek) and within about 30 miles of the Mark Twain National Forest which gives you over 100,000 acres of ADDITIONAL acreage for hunting, camping, fishing, trail riding and recreation (public land).

This area has a PROVEN track record for huge white-tail deer and enormous wild turkeys. There has been very little hunting pressure at Panther Hollow for many decades which has led to the growth a a large and healthy population of white-tailed deer and wild turkey.
The information (below) is the specific information about this tract, which is Tract 20 at The Panther Hollow Project. It is 16.81 acres in size and borders Bryant Creek along its entire northeast side.

This tract has direct frontage on the easement road along its entire southwest side. It is located about 10 miles south of Highway 60 which is the main east/west road in southern Missouri.
The aerial photo above shows how this private acreage is situated. It borders the easement road along its entire southwest side and it borders Bryant Creek along its entire northeast side for over 400 feet. On the map above, the white dashed line shows the long private driveway and the purple outlines show the two large cleared sites on the property. Very private!
The topographic map above shows the “lay of the land”. This tract is the highest at its southwest side and it slopes down gradually as you go north and east. It is fairly level at the natural meadow/glade area (the larger cleared site). As you move toward Bryant Creek from the natural meadow the land begins to slope down more steeply and then as you get close to Bryant Creek the land slopes down very steeply.
In the video below we use the “MapRight” interactive mapping program to explore the property and the area. This video was recorded before the long driveway had been opened up so it may not be mentioned within the video. Also, the smaller cleared site on the property might not be visible on the video since it always takes the MapRight base maps several months (or sometimes over a year) to update and show new trails/sites.
As you may already know, the deer hunting in this area is some of best in the nation. Turkey hunting is excellent as well. On this tract you can hunt, camp, ride your four wheeler, shoot your gun(s) and generally just relax and enjoy life. This tract is definitely buildable, subject to the basic property covenants which are the same for all Outcast Land tracts. If you wish to use this property as a full-time residence, your home/cabin must be at least 600 square feet on a concrete foundation and the owner financed loan must be paid off. The land does not have to be “free and clear” in order to live on the property but the owner financed loan to Outcast Land Inc. must be paid off (so if you “refinance” through your bank or another lending institution then the “owner financed” loan would be paid off).
You can build a hunting/vacation cabin right away, if you choose to do so. A hunting/vacation cabin would not have to be on a concrete foundation or be 600 square feet in size (those are requirements for a residence, not a hunting/vacation cabin).
You have a full 90 days for camping in a 12 month period, which is twice as long as the standard 45 days a year. Also, your camping is never limited during deer season (rifle season) or spring and fall turkey season. Outcast Land never wants to limit your hunting opportunities!
If you have already seen the information page for The Panther Hollow Project than you have probably already seen the list of property covenants. If you have not, then please click on the link below to see them:

You can definitely have a portable building or a camper/RV on this property for camping and hunting (just not as a residence). In fact, we know many people who have built a small hunting cabin in a weekend, with materials that fit in the back of a suburban or a pickup truck. Remember, you can definitely build a home/cabin on this tract at any time, it just can not be used as a residence until after the Owner Financed loan has been paid in full.
Please note that timber with a stump diameter larger than 8 inches may not be cut, sold or removed until the property has been paid for in full (we can often give written exceptions for creating a building site or a driveway/trail).
In the drone photo above, we are looking down on a section of Bryant Creek, near the north side of the property.
This property is only about 45 miles east of Springfield, Missouri. You can explore the Bass Pro Shops headquarters and still be back to your private acreage in time for a late breakfast.

DIRECTIONS: To get to The Panther Hollow Project from Springfield, Missouri just go east on Highway 60 for about 40 miles and then go South on Highway 5 at the Mansfield exit. You will go a few hundred feet to a four-way stop and you will go right at the four-way stop (onto Highway B). Head south on Highway B for a little over 6 miles and then go west onto County Road 520. Now go 1.6 miles on County Road 520 and then go north (right) onto Panther Hollow Road (also known as County Road 507). Now go north for just under a mile and you will see the Panther Hollow Project on the right side of the road. There are a couple of entrances into Panther Hollow and which one you use will depend upon which tract you are visiting.
Please be sure to print out the maps/directions from this listing page when you visit the property. Although the roads to the Panther Hollow Project are County Roads, they are definitely minimum maintenance roads. Please be sure to drive your truck or suv to get to these private tracts!
The map below shows the route to the property from Highway 60:
The next map gives you another look at the Panther Hollow Project:
You may notice on some of the maps that there is a road which goes south through the Cedar Gap Conservation Area and crosses Bryant Creek, leading to the north side of the Panther Hollow Project. This is an OLD County Road that has not been maintained by the County for several decades.
– UPDATE: The road into Panther Hollow from the north (from Highway 60) is in the process of being improved by the County. The last several times we have visited Panther Hollow we have used this road and it has been in good shape. In fact, the County recently installed a concrete “low-water bridge” over Bryant Creek making it easier to drive across the creek on your way to Panther Hollow.
