A private and gorgeous 10.79 acre tract of very high-quality land in a private location in the Missouri Ozarks! This stunning property has DIRECT frontage on Bryant Creek along its north side and it contains a large amount of mature timber, as well as two beautiful open meadows.
In the winter-time aerial photo above we are looking west over the property. On the far left side of the photo you can see a small truck which is parked in the meadow at the south side of the property. On the far right side of the photo you can see Bryant Creek which directly borders the entire north side of the property.
The photo above was taken in Bryant Creek toward the northwest side of the property.
Outcast Land is known for focusing on the highest quality hunting and recreation land in the United States. Every tract sold by Outcast Land is hand-picked for its hunting, recreation and investment appeal. Also, all Outcast Land tracts are guaranteed buildable but they can not be used as a residence until after the loan has been paid in full (although you can build a cabin or vacation home at any time). This tract can be purchased from this listing page if it is still available.
We have a very limited number of these tracts at the Panther Hollow Project, which are some of the HIGHEST QUALITY deer hunting tracts in the nation. Wright County is consistently ranked as one of the top deer hunting areas in Missouri (and in the nation). These tracts are also within about two miles of the Cedar Gap Conservation Area (public land), within a mile of Bryant Creek (some tracts have direct frontage on Bryant Creek) and within about 30 miles of the Mark Twain National Forest which gives you over 100,000 acres of ADDITIONAL acreage for hunting, camping, fishing, trail riding and recreation (public land).
If you have not already seen the full “Information Page” for The Panther Hollow Project (which includes a ton of information and videos), please fell free to click on the link below which contains some great general information about the area:

This area has a PROVEN track record for huge white-tail deer and enormous wild turkeys. There has been very little hunting pressure at Panther Hollow for many decades which has led to the growth a a large and healthy population of white-tailed deer and wild turkey.
The information (below) is the specific information about this tract, which is Tract 23 at The Panther Hollow Project. It is 10.79 acres in size.
The winter-time aerial photo above give you a “bird’s eye view” of this stunning acreage. In the photo we are looking northeast, directly over the property. You can see the easement road at the bottom of the photo (the road is in the process of being completed/improved) and the red truck is parked in the “lower meadow” on the property. In the distance you can see the “upper meadow”. Beyond the “upper meadow” there is more mature timber before the property slopes down to Bryant Creek.
There is a trail (drivable with a four wheel drive) from the “lower meadow” to the “upper meadow” on the property, which you will be able to see in the “ground video” which is further down on this listing page.
The full sales price for this 10.79 acre tract with DIRECT frontage on Bryant Creek is $99,500 and we offer INSTANT owner financing with just $1,500 down.

This tract has direct frontage on the easement road along its entire southwest side. It is located about 10 miles south of Highway 60 which is the main east/west road in southern Missouri.
In the photo above we are parked on the “lower meadow” at the southwest side of the property. On this property you find find many species of trees including red oak, white oak, walnut, cedar, hickory and more. We saw no signs of any recent logging on this property.
The aerial photo above shows how this private acreage is situated. It borders the easement road along its entire southwest side and it borders Bryant Creek along its entire northeast side. Please see the interactive map (farther down on this listing page) to see the approximate dimensions of the property. There are setback distances from all shared roadways and there are numerous areas on this property that might be excellent sites for camping, building and parking your RV.
The smaller section of meadow at the south side of the property might make a convenient place to set up camp (or build a home/cabin). The “upper meadow” definitely offers more space and would give you the option of a larger building/camping sites (along with even more privacy).
The topographic map above shows the “lay of the land”. This tract is the highest at its southwest side (and in the “upper meadow”. As you go enter the timber from the “lower meadow” the property slopes down and then back up, as you come into the “upper meadow”. The “upper meadow” is mostly level and then as you enter the timber on the north side of the “upper meadow” the land begins to slope down. As you get closer to Bryant Creek the land slopes down very steeply.
Below, you will see a few videos which will help you to “explore” the property. The first video is a winter-time drone video which shows this acreage from the air.
In this next video, start at the south side of the property and drive toward the “upper meadow”. On the way, we stop to explore a tiny creek bed and we discover the live spring! Please Note, as with any spring/creek/etc. we have no idea if it runs year around. In fact, in the Ozarks most springs only run for part of the year…
In the last video (below) we use the “MapRight” interactive mapping program to explore the property and the area. It is not as exciting as a drone video but it does have tons of good information:
As you may already know, the deer hunting in this area is some of best in the nation. Turkey hunting is excellent as well. On this tract you can hunt, camp, ride your four wheeler, shoot your gun(s) and generally just relax and enjoy life. This tract is definitely buildable, subject to the basic property covenants which can be seem from this listing page. If you wish to use this property as a residence or for anything other then hunting/camping then your home/cabin must be completed on the exterior and be at least 600 square feet on a concrete foundation, and the owner financed loan must be paid off. The land does not have to be “free and clear” in order to live on the property but the owner financed loan to Outcast Land Inc. must be paid off (so if you “refinance” through your bank or another lending institution then the “owner financed” loan would be paid off).
You can build a hunting/vacation cabin right away, if you choose to do so. A hunting/vacation cabin would not have to be on a concrete foundation or be 600 square feet in size (those are requirements for a residence, not a hunting/vacation cabin).
You have a full 90 days for camping in a 12 month period, which is twice as long as the standard 45 days a year. Also, your camping is never limited during deer season (rifle season) or spring and fall turkey season. Outcast Land never wants to limit your hunting opportunities!
If you have already seen the information page for The Panther Hollow Project than you have probably already seen the list of property covenants. If you have not, then please click on the link below to see them:
To see the Outcast Land Property Covenants please click here.
You can definitely have a portable building or a camper/RV on this property for camping and hunting (just not as a residence). In fact, we know many people who have built a small hunting cabin in a weekend, with materials that fit in the back of a suburban or a pickup truck. Remember, you can definitely build a home/cabin on this tract at any time, it just can not be used as a residence until after the Owner Financed loan has been paid in full.
Please note that timber with a stump diameter larger than 8 inches may not be cut, sold or removed until the property has been paid for in full (we can often give written exceptions for creating a building site or a driveway/trail).
The winter-time photo above was taken in the “upper meadow” on the property.
In the drone photo above, we are looking down on a section of Bryant Creek at the north side of the property.
This property is only about 45 miles east of Springfield, Missouri. You can explore the Bass Pro Shops headquarters and still be back to your private acreage in time for a late breakfast.
The “MapRight” interactive map (below) is useful for exploring the property and the area. You can zoom in and out and also move the map around and even use different “base layers” to view the property:
Please refer to our interactive map above (MapRight Map) for additional property views and information. The property boundaries are approximate but it should be very helpful for exploring the property. We will be having the tracts surveyed (once we locate a suitable surveyor in the area) and we will be happy to provide you with a copy of the survey map after it has been completed.

Please be sure to print out the maps/directions from this listing page when you visit the property. Although the roads to the Panther Hollow Project are County Roads, they are definitely minimum maintenance roads. Please be sure to drive your truck or suv to get to these private tracts!
The map below shows the route to the property from Highway 60:
The next map gives you another look at the Panther Hollow Project:
You may notice on some of the maps that there is a road which goes south through the Cedar Gap Conservation Area and crosses Bryant Creek, leading to the north side of the Panther Hollow Project. This is an OLD County Road that had not been maintained by the County for several decades BUT it appears that the County has just started to maintain this road which will improve the access to Panther Hollow (especially coming from Springfield, MO).
