This area has a PROVEN track record for huge white-tail deer and enormous wild turkeys. There has been very little wildlife management (no food plots, etc) at Panther Hollow for quite a few years and it is still full of large whitetails. So, if you were to put out a couple of feeders or salt blocks on your tract you would very likely pull in some impressive deer.

This tract has direct frontage on a County Road (Panther Hollow Road). It is located about 4 miles south of Highway 60 which is the main east/west road in southern Missouri.
In the aerial photo above we are looking westerly over the property. On this property you find find many species of trees including red oak, white oak, cedar, hickory and more. We saw no signs of any recent logging on this property, other than small trees that may have been removed in order to create a short driveway (our guys may be out there doing that within the next few days).
The aerial photo above shows how this private acreage is situated. It borders the County Road for about 1,200′ along its south and east sides. Other than a few small natural clearings, this property appears to be all wooded. On the photo we have marked the approximate location of the waterfall and the tiny creek bed (which flows into Bryant Creek).
The topographic map above shows the “lay of the land”. This tract is the highest toward its northeast side. It slopes down as you go southerly and westerly. You can expect to have some excellent views from several different spots on this private tract.
In the photo above the truck is parked at the curve in the road near the east side of the property. We are looking south so the property is on the right side of the road.
The photo above shows a part of the small creek bed on the west side of the property. The first time we visited the property the little creek bed was not flowing, so we did not notice it. When we went back a few days later it was flowing nicely (which is when we took this photo). The waterfall is about 200 feet to the north of where this photo was taken.

As you may already know, the deer hunting in this area is some of best in the nation. Turkey hunting is excellent as well.
On this tract you can hunt, camp, ride your four wheeler, shoot your gun and generally just relax and enjoy life. This tract is definitely buildable, subject to the basic property covenants which are the same for all Outcast Land tracts. If you wish to use this property as a full-time residence, your home/cabin must be at least 600 square feet on a concrete foundation and the loan must be paid off. The land does not have to be “free and clear” in order to live on the property but the Owner Financed loan to Outcast Land Inc. must be paid off (so if you “refinance” through your bank or another lending institution then the “owner financed” loan would be paid off).
The rest of the Property Covenants are very similar to the standard covenants that you may be familiar with on many of the InstantAcres.com tracts EXCEPT that on the Outcast Land tracts (including this tract) you have a full 90 days for camping in a 12 month period, which is twice as long as the standard 45 days a year. Also, your camping is never limited during deer season (rifle season) or spring and fall turkey season. Outcast Land never wants to limit your hunting opportunities!

The property is on the left side of the County Road as it curves to the right. The trees with no leaves are mostly hardwood trees (red oak, white oak, etc.) and the green trees are cedar trees.

DIRECTIONS: To get to The Panther Hollow Project from Springfield, Missouri just go east on Highway 60 for about 35 miles toward the town of Seymour. Continue east from Seymour for about 5 miles and then go left (south) onto Highway O. Head south on Highway O for about a mile and the road will turn into gravel and you will now be on Panther Hollow Road (also known as County Road 633). Continue to the south for about 1/4 mile and you will cross the train tracks. If you go straight after the train tracks you will be in the parking lot for the Cedar Gap Conservation Area. To get to the property, you will need to go left immediately after you cross the train tracks. The road will go to the east for about 1/8 of a mile and then it will turn to the south. Now, continue on the gravel road for about 2 miles and you will be at the Panther Hollow Project. The County Road will actually end right at Bryant Creek, so once you get to the creek bed you will know you are basically just past the southern tip of the property.
