All of the tracts at Pine Ridge are heavily wooded and you can expect to find oak, pine, hickory and walnut trees (as well as many other species). There is a good private road system in place to ensure that you can drive right to your property in your truck or suv.
This is top quality acreage in a fantastic location. These tracts are only about an hour east of Springfield, Missouri. You can fly into Springfield, MO (or Branson, MO) and be on your property in about 90 minutes.
Within just a few miles of Pine Ridge you will find over 100,000 acres of National Forest which is open for hunting and recreation. Set up your cabin, campsite or camper trailer on your private tract at Pine Ridge and you can be hunting and exploring the National Forest within minutes (although you may not want to leave your private tract when you see the deer population in the area).

These tracts offer maximum privacy as well as a convenient distance to numerous towns as well as major rivers and over 100,000 acres of National Forest. Many people use the National Forest for hunting but it can also be used for trail riding, camping, fishing, canoeing, floating and more.
The map above shows the FANTASTIC location of these tracts. Located in southern Texas County near the Texas County/Howell County line. Both Texas County and Howell County are consistently ranked as two of the TOP counties in Missouri for deer and turkey hunting. These tracts are also within about 5 miles of a HUGE section of National Forest which can be used for additional hunting and recreation.
The building, hunting and recreational opportunities in this area are EXCELLENT. These tracts are suitable for hunting, camping, building and recreation. Electric is already at the east side of Pine Ridge (near the fishing lake), so it would be available if you ever need to run it to your property.
DIRECTIONS: To get to The Tracts At Pine Ridge from Springfield, Missouri just go east on Highway 60 for about 65 miles toward the town of Cabool. Once you pass Cabool you will go east onto Highway AV. Stay on Highway AV for about 2 1/2 miles and the pavement will end. Now go left (across the train tracks) on Colburn Road. GO about 1/4 mile on Colburn Road and you will come to a “T” in the road (this is Sargent Road). Go right at the “T” and stay on Sargent Road for a mile and you will be at “The Tracts At Pine Ridge”.

You can drive a truck or an suv on all of the roads at Pine Ridge but you are welcome to bring your four wheeler or side-by-side if you really want to do some exploring. Generally, you can get to almost all of these tracts in a car, but a truck or an suv is always recommended for gravel roads.

The map below shows the route to The Tracts At Pine Ridge from the town of Cabool. If you are coming from the west, south or east you will likely be coming in on Highway 60. If you are coming from the northeast (St. Louis area) then you will likely be taking Highway 63, south into Cabool, and then going east on Highway 60.

Although these tracts are in an excellent location, right in the heart of the Ozarks, they are NOT subject to the zoning regulations that you will find in many areas close to large cities in Missouri! This property is within a Rural Development and does have basic property covenants BUT almost all of our buyers find that these covenants simply do NOT limit what they plan to do with their property!

Property Covenants for “The Tracts At Pine Ridge”
All of the properties at “The Tracts At Pine Ridge” have setback distances from the easement road and county road. These setback areas are also designated utility easements so that all owners shall have the option of electric service. All buildings, homesites, parking areas, storage areas, etc. must be at least 100 feet from the centerline of the easement road and the county road (this area acts as a privacy setback as well as a utility easement).
Fences/gates may not be placed within 50 feet of the centerline of the easement road or county road, as this area is a designated road easement area. Although there is a 30 foot setback for building/storage from the sides and rear of each tract you CAN fence directly up to the sides and rear of each tract (so long as the fence is still 50 feet off of any shared roadway).
Please note that timber with a stump diameter larger than 8 inches may not be cut, sold or removed until the property has been paid for in full (we can often give written exceptions for creating a building site or a driveway/trail).
These tracts represent an excellent opportunity for building your own home or hunting cabin as there are no building permits required in this area! You and your friends/family can build your own cabin without permits or inspections.
