There is a small stream (seasonal stream) that crosses over about the middle of the property and is shown on the map below as the blue dashed line. The topographic map above shows the “lay of the land”. From the easement road, the property is fairly level as you drive onto the cleared site. There is a large “knoll” on the south side of the property that might make an AMAZING large site for building and/or camping. As you go northerly from the cleared site the property slopes up and then down until you get to the little stream. Once you cross over the stream, the property gradually begins to slope back up.
The aerial photo below was taken about 300 feet to the east of this property. When we were out there taking videos, the little stream was running but you could not see it from the air because of all of the mature timber – so we flew the drone a few hundred feet to the east, where the little stream crossed over the clearing at the power line. That way, we were able to get a photo showing the little stream (this particular photo was taken on Tract 5 because that it where the stream crossed the power line but this is the same stream that crosses over Tract 4). We are fairly sure it is a “seasonal stream” that runs at certain times of the year or after it rains.

As you may already know, the deer hunting in this area is some of best in the nation. Turkey hunting is excellent as well. On this tract you can hunt, camp, ride your four wheeler, shoot your gun(s) and generally just relax and enjoy life. This tract is definitely buildable, subject to the basic property covenants which are the same for all Outcast Land tracts. If you wish to use this property as a full-time residence, your home/cabin must be at least 600 square feet on a concrete foundation and the loan must be paid off. The land does not have to be “free and clear” in order to live on the property but the Owner Financed loan to Outcast Land Inc. must be paid off (so if you “refinance” through your bank or another lending institution then the “owner financed” loan would be paid off).
You can build a hunting cabin right away, if you choose to do so. A hunting cabin would not have to be on a concrete foundation or be 600 square feet in size (those are requirements for a residence, not a hunting/vacation cabin).
The rest of the Property Covenants are very similar to the standard covenants that you may be familiar with on many of the InstantAcres.com tracts EXCEPT that on the Outcast Land tracts (including this tract) you have a full 90 days for camping in a 12 month period, which is twice as long as the standard 45 days a year. Before this photo was taken the clearing was recently cleared with a “mulcher”, so that is actually mulch that you see on the ground. Please use caution when driving down the private driveway and into the clearing as there will sometimes be little “stubs” left by the mulcher which could potentially put a hole in the sidewall of your tire (especially if you have normal “street tires” on your truck).

DIRECTIONS: To get to The White Ranch Project from West Plains, Missouri just go south on Highway 17 (which comes off of Highway 63, about a mile east of Wal-Mart) and then stay on Highway 17 for about 18 miles. As SOON as you cross the state line into Arkansas you will go left (east) onto a gravel road which is labeled as “Republican Road”. Go east on Republican Road for about two miles and you will come to a “T” in the road. On the other side of the “T” you will see the start of the easement road which takes you to all of the tracts. There may be a gate a the start of the easement road so please contact us before visiting the tracts so that we can get you the combination for the gate.
