This area has a PROVEN track record for huge white-tail deer and enormous wild turkeys. There has been very little hunting pressure at The White Ranch Project for many decades which has led to the growth a a large and healthy population of white-tailed deer and wild turkey.

The aerial photo above gives you a “bird’s eye view” of part of this heavily wooded acreage. We are looking northerly from near the south end of the property. On the left side you can see the power line which comes in to the cabin. Behind the cabin you can see the open meadows which were likely part of the original homestead.
As you enter the front of the cabin you are in a large room with a kitchen area to the left and a living room area to the right. Toward the back of the cabin you will find the bathroom (plumbing is not hooked up) and the bedroom. The back door leads to a wooded deck which needs some repair.
There is a little stream which crosses over the property, near the middle. Although it may be a seasonal stream/creek, it was flowing when we were out there taking videos.

This 50 acre tract is surveyed with the corners marked. There is a small stream (seasonal stream) that crosses over about the middle of the property and is shown on the map below as the blue line.

The topographic map above shows the “lay of the land”. As you enter the property on the private driveway, the property appears to be quite level. The large area around the cabin (including the meadows) seem to also be quite level. As you go northerly from the yard area the property slopes gradually down, until you get to the little stream. Once you cross over the stream, the property gradually begins to slope back up and then down again. There may be an other small creek bed (not shown on the topo map) on the north side of the property.
In the photo above, we are standing in the yard and looking toward the cabin. On the right, you can see two ENORMOUS oak trees that appear to be well over 200 years old. These large trees were probably planted back when this site was an original “Ozark Homestead”.

As you may already know, the deer hunting in this area is some of best in the nation. Turkey hunting is excellent as well. On this tract you can hunt, camp, ride your four wheeler, shoot your gun(s) and generally just relax and enjoy life. This tract is definitely buildable, subject to the basic property covenants which are the same for all Outcast Land tracts. If you wish to use this property as a full-time residence, your home/cabin must be at least 600 square feet on a concrete foundation and the loan must be paid off. The land does not have to be “free and clear” in order to live on the property but the Owner Financed loan to Outcast Land Inc. must be paid off (so if you “refinance” through your bank or another lending institution then the “owner financed” loan would be paid off).
You can build a hunting cabin right away, if you choose to do so. A hunting cabin would not have to be on a concrete foundation or be 600 square feet in size (those are requirements for a residence, not a hunting/vacation cabin).
The rest of the Property Covenants are very similar to the standard covenants that you may be familiar with on many of the InstantAcres.com tracts EXCEPT that on the Outcast Land tracts (including this tract) you have a full 90 days for camping in a 12 month period, which is twice as long as the standard 45 days a year. DIRECTIONS: To get to The White Ranch Project from West Plains, Missouri just go south on Highway 17 (which comes off of Highway 63, about a mile east of Wal-Mart) and then stay on Highway 17 for about 18 miles. As SOON as you cross the state line into Arkansas you will go left (east) onto a gravel road which is labeled as “Republican Road”. Go east on Republican Road for about two miles and you will come to a “T” in the road. On the other side of the “T” you will see the start of the easement road which takes you to all of the tracts. There may be a gate a the start of the easement road so please contact us before visiting the tracts so that we can get you the combination for the gate.
