An absolutely unique 20.41 acre property with a house, several outbuildings, two ponds, a creek and so much more! This property was part of an 800 acre working ranch until a few years ago. The original interior structure of the oldest part of the home may date to the late 1800’s or early 1900’s (log cabin?) and the home has been added onto over the years. The newest addition was added about 20 years ago. There are new shingles on the roof of the entire home and also on the roof of the well-house.
Because we normally only sell land, we very seldom have a property with a structure and we almost NEVER have a property with a home, a shop and other buildings. We have this particular property available only because it was part of a larger tract of land that we had purchased.
In the drone photo above we are looking down at the house and the well-house is on the left. The house and well-house had new shingles put on about a year ago. They are good quality architectural shingles. The home has two covered porches (with an entry door at each porch) and one covered entryway.
Because this homestead was the headquarters for a large ranch, you will also find several other buildings on the property. Some are newer and are very usable, some are older and are not currently usable.
The aerial photo above shows the house and the outbuildings on the property. The house is on the left (well-house is not visible because the tree is hiding it) and the two “usable” metal buildings are on the right. The first building on the right is an enclosed shop which has an entry door and two sliding doors. It has power running to it and has working lights, a breaker box and plug-ins for standard power and also for a welder. The next building (two joined buildings on the far right) is a large machine shed/hay shed. Although it looks like two separate structures from the air, they are actually open to one another. It is enclosed along two sides and is basically open along the other two sides. The small building at the bottom of the screen may be an old granary or some type of old stable. It would need quite a bit of work to be usable. Hidden in the trees toward the top of the photo (way behind the red truck) is another small building which just appears to be what is left of an old wooden structure (not usable).
The property has two ponds, a small creek, and quite a bit of mature timber (including numerous black walnut trees).
The aerial photo above shows the approximate dimensions of the property. It has been surveyed with the corners marked. The creek on the map above had been flowing each time we visited the property, except for when we went out there to take the drone video (go figure…). So, it must be a seasonal creek or may simply stop running in very dry weather (it had not rained for quite some time when we took the drone video).

The land is gorgeous and that is likely one of the reasons this particular property was chosen for the homesite of the original ranch (many years ago). It is very private but still has some great views. It is also fairly level all through the north side of the property, making it easy to access the home, buildings and yard.
In the aerial photo above we are looking southwest over the property. The gravel easement road is at the bottom of the screen and the buildings are hidden within the mature timber. On the left you can see the larger pond and on the right you can see the smaller pond. The cleared line is a power line easement which could be useful for hunting or for animals. The little creek that crosses over the property runs through the valley which you see, well behind the large pond.
Please Note: Because this property is sold/financed through “Outcast Land Inc.” (like all of the other tracts at “The Panther Hollow Project”) it can certainly be used for hunting, camping and recreation, but please keep in mind that this property can NOT be used as a full-time residence until after the loan to Outcast Land Inc. (the “owner financed” loan) has been paid in full. If you are able to make a down payment in the range of 10-20% on this property then it is likely that we could remove the “no full-time residence until paid in full” restriction.
The home appears fairly solid to us (you be the judge) and may be usable as a “hunting cabin” right away. But even if someone invested the time and money that it would take to really spruce up the home, it could still not be used as a residence until the loan to “Outcast Land Inc.” has been paid in full. This could potentially be done by “refinancing” the property through your bank or lending institution (but it could not be a residence until after your bank loan had been completed).
Currently, this property is best suited as a private spot to hunt, camp or enjoy an extended vacation. Then, after the loan to Outcast Land Inc. has been paid in full you would have the option of using the home for a permanent residence.
Outcast Land is known for focusing on the highest quality hunting and recreation land in the United States. Every tract sold by Outcast Land is hand-picked for its hunting, recreation and investment appeal. Also, all Outcast Land tracts are buildable but they can not be used as a residence until after the loan has been paid in full (although you can build a hunting cabin or vacation home at any time). This area has a PROVEN track record for huge white-tail deer and enormous wild turkeys. There has been very little hunting pressure at Panther Hollow for many decades which has led to the growth of a large and healthy population of white-tailed deer and wild turkey.

The property is in an excellent location. It as a little over an hour east of Springfield, Missouri and is about 5 miles south of Highway 60 which is the main east/west road in southern Missouri.

The property borders a gravel easement road along its entire northeast side for about 675 feet. In the aerial photo above we are looking easterly and the property is on the right side of the gravel road. The home and buildings are tucked within the mature timber which makes for a very private setting.
On this property you will find many species of trees including black walnut, red oak, white oak, sycamore, cedar, hickory and more. We saw no signs of any recent logging on this property (other than for improving the gravel easement road).
The topographic map above shows the “lay of the land”. The property is the highest at its northeast side which is where you will find the home and buildings. The northeast side of the property is basically level and then the property begins to slope down as you move toward the ponds. The property continues sloping down until you get to the little creek bed which would be the lowest area of the property. As you cross over the creek bed the property begins to gradually rise up and the topo map indicates that there is a large level area at the west side of the property. The “grey line” on the topo map (above) indicates that an old road/trail may have once existed in that location (but it is now gone). The actual easement road borders the entire northeast side of the property and is shown as the yellow line on the map above.

As you may already know, the deer hunting in this area is some of best in the nation. Turkey hunting is excellent as well. On this tract you can hunt, camp, ride your four wheeler, shoot your gun(s) and generally just relax and enjoy life. This tract is definitely buildable, subject to the basic property covenants which are the same for all Outcast Land tracts. If you wish to use this property as a full-time residence, your home/cabin must be at least 600 square feet on a concrete foundation and the owner financed loan must be paid off. The land does not have to be “free and clear” in order to live on the property but the owner financed loan to Outcast Land Inc. must be paid off (so if you “refinance” through your bank or another lending institution then the “owner financed” loan would be paid off).
You can build a hunting/vacation cabin right away, if you choose to do so. A hunting/vacation cabin would not have to be on a concrete foundation or be 600 square feet in size (those are requirements for a residence, not a hunting/vacation cabin).
You have a full 90 days for camping in a 12 month period, which is twice as long as the standard 45 days a year. Also, your camping is never limited during deer season (rifle season) or spring and fall turkey season. Outcast Land never wants to limit your hunting opportunities!

You can definitely have a portable building or a camper/RV on this property for camping and hunting (just not as a residence). In fact, we know many people who have built a small hunting cabin in a weekend, with materials that fit in the back of a suburban or a pickup truck. Remember, you can definitely build a home/cabin on this tract at any time, it just can not be used as a residence until after the Owner Financed loan has been paid in full. That includes the existing house and structures.

DIRECTIONS: To get to The Panther Hollow Project from Springfield, Missouri just go east on Highway 60 past the little town of Seymour. Then, you can go south on Highway “O” or go to the Mansfield exit and go south on Highway “B”. Here’s a video that explains the two routes that we take to get to Panther Hollow:
Either way that you get to Panther Hollow, you will want to drive a four wheel drive truck or suv. There will be quite a bit of gravel road and the four wheel drive will be helpful if conditions are poor on the roads.
The map above shows the “North Route” and the “South Route” to get to Panther Hollow. We now generally take the “North Route” but either way seems to take roughly the same amount of time.
