In the aerial photo above we are taking a look at “The Tracts At Cave Hollow”. We are looking over Highway 5 at the start of the easement road.
“Cave Hollow” is one of our “Homesteader Friendly Rural Developments”. This simply means that the standard Property Covenant requiring a minimum 600 square foot concrete foundation for a residence does NOT apply to the tracts at “Cave Hollow”. If you have been waiting for a property for your “tiny home” or for your “shipping container home” then you may have finally found what you are looking for! You can even use an RV or a camper as a residence (as long as it is no more than 15 years old when moved onto the property).
Cave Hollow is very private, yet is still close to some great towns (for shopping and employment) as well as major lakes (for fishing, swimming and boating)!

Private acreage loaded with views and wildlife! These tracts are located about 20 miles north of Mountain Home, Arkansas but are on the Missouri side with great access to stunning lakes within 10 miles to each direction. They are located in southern Ozark County, Missouri. The County Seat is Gainesville, Missouri and is about 7 miles north of the property. Mountain Home, Arkansas is an excellent city with numerous options for shopping and dining as well as ample employment opportunities.
Less than 10 miles to the west you will find the VERY popular Bull Shoals Lake and less than 10 miles to the east you will find the incredible Norfork Lake.
PLEASE NOTE: “Cave Hollow” is designed as an off-grid type of development. The easement road is a “minimum maintenance road” and you will want a four wheel drive truck or suv in order to access the tracts within Cave Hollow. The tracts on the south side of Cave Hollow will have easier access than the tracts on the north side but you will want a four wheel drive to properly access any of the tracts at Cave Hollow.

The Tracts at Cave Hollow represent an excellent opportunity for building a home or cabin as there are no building permits required in this area. You and your friends/family can build your own cabin without permits or inspections.
Many of the tracts at Cave Hollow do have mature timber. As with any other tract, no timber may not be cut or sold until the property has been paid for in full. We are often able to give written permission to cut timber if you are clearing/expanding a building site or a trail (contact us for details on this).
These private tracts could be great for camping, hunting, building, recreation, or all of the above!

The aerial photo above gives you a closer look at the Tracts at Cave Hollow. All of the tracts have timber and several of them have natural clearings, as well.
As this area is well-known for wildlife, you can expect to find both deer and turkey on or around your property. The fishing and boating in the area is great, as well. Within just a few miles to the west and the east you will find huge lakes and also rivers.
The photo above shows a white-tailed deer at Cave Hollow. This area is WELL KNOWN for deer and turkey hunting!
The topo map above shows how these private tracts are situated. The easement roads which border the tracts (purple lines on map above) run along two long ridges, which is what gives many of the tracts their excellent views. The tracts are generally the highest by the easement road and they slope down as you move away from the road.
There is a small creek called “Little Creek” which crosses over man of the tracts at Cave Hollow. This creek flows at different times throughout the year and is always a good source of cool rocks and fossils!
Although these tracts could be excellent for hunting, camping and recreation, they can also be used for building a home or a cabin. Power/phone are less than a mile away and are not currently run throughout the development. We had good cell service from several locations on the property (better cell service on the south end) and the internet in our truck was working fine (it is cellular based wifi).

Cave Hollow is in an excellent location, about 20 minutes from Mountain Home, 10 minutes from Gainesville and very close to the lakes. Springfield, Missouri is about 1.5 hours to the northwest and Branson, Missouri is about an hour to the west.

Directions to Cave Hollow:
From Mountain Home, Arkansas just go north on Highway 5 for about 15 miles and you will cross the state line into Missouri. After crossing the state line, continue heading north for another 3 miles and you will see the main entrance to Cave Hollow on the east side of Highway 5. Go east off of the Highway onto the private easement road which leads through Cave Hollow. You will want a truck or an suv to use the private easement road at Cave Hollow. Or, bring your four wheeler or your side-by-side and do some true exploring!
The BEST way to explore the tracts would be to download the free “MapRight” app to your phone or tablet. Then, click on the upper left corner of the interactive map (within this page) that says “View Full Screen”. The map will then open up within the MapRight App and not only will you have the full map but there will ALSO be a colored dot to indicate exactly where you are. It is VERY helpful when driving to Cave Hollow for the first time and it is VERY VERY helpful when looking at a specific property. The hunting and wildlife watching opportunities in this area are EXCELLENT with a large population of white-tailed deer as well as wild turkey. These properties could also be suitable for hunting, building, homesteading, camping and recreation.
The Tracts at Cave Hollow are sold through our partner company which is Regions Land Company. The sales process is the same as you see on the InstantAcres website, but the paperwork will shows Regions Land Company as the “seller”.
With about 20 minutes of these tracts you will find HUGE lakes, a large city (Mountain Home) as well as additional public land which can also be used for hunting and recreation.
Cave Hollow is a private, rural development comprised of fewer than about 75 tracts. This particular section of Cave Hollow is known as “Cave Hollow West”. The tracts within Cave Hollow West are excellent for hunting and recreation and they are all buildable.

What can you do on your new property at Cave Hollow?
Although this tract is close to a major city (Mountain Home), it is NOT subject to the zoning regulations that you will find in the immediate Mountain Home area! This property is within a Rural Development and does have basic property covenants BUT almost all of our buyers find that these covenants simply do NOT limit what they plan to do with their property!
On your property at Cave Hollow you can:
- Hunt
- Camp
- Build a cabin or a home
- Homestead
- Live “off-grid”
- Have a large garden
- Have animals (no kennels greater than 5 dogs)
- Although you are welcome to build a “traditional” home or cabin you may also live in a portable building, a tiny home, a shipping container home or even an RV or camper (as long as it is no more than 15 years old when moved onto the property).
- There is no time limit to build.
- You can also camp for up to 90 days in a 12 month period if you choose to do so.
On your property at Cave Hollow you can not:
- No commercial businesses (other than a home business)
- No cutting of the timber until the property has been paid for in full (we can often make written exceptions for clearing a building site or driveway)
- No junkyards of any kind

Cave Hollow Property Covenants
All of the tracts at Cave Hollow have setback distances from the easement road(s). These setback areas are also designated utility easements so that owners may have the option of electric service in the future. All buildings, homesites, parking areas, storage areas, etc. must be at least 100 feet from the centerline of the easement road (this area acts as a privacy setback as well as a utility easement). Power is NOT currently within the development.
So, when you choose your tract at Cave Hollow it is important that you keep in mind that your building/camping site MUST be at least 100 feet from the center of the easement road. In some cases this would mean having to hire someone with machinery in order to create a driveway/site for you – this would be at your expense (unless you purchase a tract with an existing driveway/site). In the city of Mountain Home you will find equipment rental if you decide to create your own driveway/site.
Fences/gates may not be placed within 50 feet of the centerline of the easement road(s) as this area is a designated road easement area. Although there is a 30 foot setback for building/storage from the sides and rear of each tract you CAN fence directly up to the sides and rear of each tract.
